GoogleMy experience with this company was excellent, I am really happy with the service I received. I wanted to give an especial acknowledgement to Haffeeza Rasheed who always gave me an excellent support and kept me informed from the start to finish about all the important matters. She is quite professional, diligent and responsive person, and went above and beyond of what was required. Once again Haffeeza, many thanks for your extraordinary service.

TrustpilotA Shambolic estate agent
Ever since being interested in a particular property two representatives in Uxbridge branch from this estate agents countlessly harassed the family. Constant calls, emails. Even though the estate agent knows that as a formality with legal paperwork takes time ie bank paperwork. But the estate agents representatives were just pushy and had no acknowledgement of how the pandemic has had a huge impact on paperwork or any form of legal matters. Not just that when a property has huge defects and not acknowledging that a buyer will not risk their own health, wealth in a hazardous property but instead the estate agent just threatens the buyer oh we will put it back on the market.I understand the seller's their circumstances but no this estate agent is utterly a shambles and please DOOO NOT EVER GO THROUGH THIS ONE AGAIN

TrustpilotDo not trust their words, get everything in writing so you can throw it back at them when the time comes.
Encouraged us to put an offer for a property which already had an offer without informing us about the contract race. The day other buyer signed the exchange of contracts, they call us and inform that the property is no longer available and we are sorry you missed out on it. Absolutely horrible ethics from their Uxbridge branch team especially by Tommy and Dareen. Will never use them again. Thanks for the great experience guys! 2 months of wasted time and money.Edit - Since they have replied, here is the fact. "They were made aware of the existing offer by us within a week of us putting the offer on the property." They said the existing offer did not exist and hence we went through with the process. The contract race was mentioned to us in writing by the seller's solicitor which we had informed your company about. Sorry to say but failure to do your research and being incompetent does not help working tirelessly. Good luck

We are sorry to read your comments and we appreciate your frustration. However, we are obliged to follow the instructions of our client, and our client, unbeknown to us, decided to accept an offer made by a previous buyer on the proviso that contracts were exchanged directly via the solicitors. Tommy Higgins updated you and explained what had happened as soon as we had been made aware of the situation and he gave you his assurance that he will help you to recover any legal costs you have incurred via Lifetime Legal due to your purchase falling through. At no point was there ever a contract race and you have our assurance that Dareen had been working tirelessly to progress your sale, but we were not made aware that this buyer had continued to pursue our client until contracts had exchanged. Therefore, our hands were tied.We hope this clarifies the matter and if there is anything else we can do to assist you with your home search, please don't hesitate to get in touch.Kind regards,The Gibbs Gillespie Team

GoogleI was very happy to hear that our property manager, Abbie Lomo-Dash, had returned from her maternity leave. She has been our favorite manager because she is easy to contact, pro-active and always comes up with sensible solutions. I have enjoyed working with her because I felt I could trust her to advise us honestly and professionally.

TrustpilotSlimy, not trustworthy agents
Slimy, not trustworthy agents. Do not use. Or if this is the only choice, have everything in writing and complain to TPO straight away. They advertised to me and my daughter, "A stylish property in a waterside development with a balcony overlooking the river’ for quite a decent amount of money. After I signed the contract for 12 months and moved in, the property was surrounded by scaffolding. The agency pretended they had no clue about it even though they were physically located in the same building, as if they just came to work one day and "Oops, there is scaffolding!" Imagine the stress for me and my daughter of constructors looking into our bedroom! Luckily, a property ombudsman, who considered my complaint, awarded me a compensation for: The Agent did not provide us with the relevant information about the property, failed to request material information etc. The ombudsman concluded that "it is evident that this matter has caused significant aggravation and distress" to me and my daughter which "could have been avoided if the proper process had been followed". Overall, never trust this agency. If you do not have other choices, have everything in writing: your offer, your requirements for the property, etc. If they violate your rights, file a complaint with the property ombudsman (TPO) straight away.

TrustpilotThey are the worst estate agents
They are the worst estate agents. I had experience with letting a house through them. after leaving the property they put unnecessary charges on me. I was asked to pay another £120 if I want to contest the charges. I paid them the full amount in their account through their portal but they kept sensing me email reminder of payment three times a day. Final they referred me to debt collecting agency but did not bother to check with their accounts team. Please avoid them as they are very proud, unprofessional and liars. They will speak nicely to you and promise to call you back but never call back.

Haffezza from Thorgills Chiswick went above and beyond to ensure the documentation and paperwork were processed and I was able to move in by the evening of first talking with her. I really appreciated her help and support.

TrustpilotWorse experience ever.
Worse experience ever. This about a particular agent of the Stanmore branch, let's call him Mr X since he never even introduced himself. Let me clarify, this was during the pandemic and he didn't wore a mask, gloves nor had any kind of hand sanitizer with him.The agent was super unknowledgeable. He wasn't able to answer a single question for the property. He didn't even have all the keys with him, had no idea about the condition of the property, status of active charges,... He literally threw us out of the property after 18min (random) since another couple had a viewing booked. Please do us all a favor and find a different job. Preferably something not involving human interaction.Extra NoteThank you Adam for quick replyThis was a 2bed house at Douglas Cl, Stanmore HA7 3SP, UKViewing was at 14:30, Saturday 12 September 2020

TrustpilotMisguided expensive mistake
Due to covid and falling on very difficult times monetarily, I turned to "the experts" for advice on the possibility of getting out of my tenancy early. I was told several times that my landlord had not signed the new tenancy and was happy to proceed on a month by month basis, on that basis I have put down a holding deposit on a new flat only to be told by Gibbs Gillespie Ruislip that I am still under contract and that they "made a mistake" because there are 2 similar properties on the same road and the agent got them mixed up. Totally unethical and unfair, not even an apology or full acceptance of their mess up
Matthew · 19 September 2020
Agent replied · 13 June 2024
Dear Matthew, We are disappointed to read your feedback, particularly after our conversation on Wednesday' 16 September whereby we discussed how the confusion arose and I apologised for the error on our part. In summary, upon you calling to enquire about the notice requirements for your Tenancy, my colleague, Danielle, selected the wrong Tenancy on our system, we have both your Flat 5 on Kingsend, in addition to another Flat number 5 in a different block on Kingsend. We accept and acknowledge this error from our side which is simply a case of human error of clicking on the Tenancy above. Whilst this does not detract for the oversight on our part, please be aware that the requirements for notice are clearly outlined in your Tenancy Agreement and that issuing notice in accordance with the lease, signed by both parties (a copy of which you received on 13 December 2019), is a Tenant obligation. In addition to the signed Lease, the notice requirements were reiterated on a number of occasions at the point of renewal via email by my colleague Amy Bignell on the 4 and 5 December. As mentioned within my email on Thursday, 17 September, I can confirm that we are actively marketing the property with a view to finding replacement Tenants as soon possible, to allow for an earlier end date. Your Landlord is also happy to allow for an earlier expiry, upon a new Tenant being found, despite her facing additional costs. We remain dedicated to finding a replacement Tenant as soon as possible to facilitate your earlier desired end date and we will keep you updated with our progress. I also note your email with regards to access for viewings so we will try to get as many viewings booked in with as little inconvenience to you as possible. I have tried to address your concerns and hope that I have provided reassurances. Kind regards.Sarah CleverleyLettings Manager

GoogleA great experience. I didn't end up renting from them this time which is a real shame as they are the most professional estate agency I've ever dealt with. Edward in particular was straightforward, honest and I felt like nothing was too much trouble for him. The property I rented was just outside his area but I wish I could have rented from him. Thoroughly recommend Eduard and Thorgills.

Would rate 0 only if it was allowed, check out exp and getting the deposit back with Gibbs has been nothing short of a nightmare. After several follow ups, landlord confirming that he has provided all the information requested by them, I'm still waiting to get my deposit back even after 4 weeks of vacating the house. I will strongly suggest to avoid this company at all cost.

TrustpilotA great agency to repels tenants
I wish there was a way to warn landlords how many prospect tenants they are losing just because of the agents' attitudes. They have rules that I have never experiences before, like you must earn 30-35 times the rent? Fetch me guarantor just in case. Am I buying a property? I hope this reaches to landlords to open their eyes.Btw just don't take my word, try calling Ruislip branch, try to learn more about the property and first you have to answer all your financial life before you can actually get a positive answer. If you do call, please do not blame me after how you fell.Edit: Thanks for your reply, however even if I can pay in cash two years rent and run companies with huge turnover?? In the end I may not want to pay myself a huge wage after all? :) Just don't see your point, I believe you are losing really decent tenants with your rules. what can I say, that's your strategy.

Dear Steve,Tenants applying to rent need to provide details of their income before we can arrange any viewings. This is to save you wasting your time in viewing properties where you do not meet our referencing income criteria. This is standard practice for all prospective tenants. We would be happy to assist you in finding a suitable property where affordability wouldn't be a problem.Kind regards,Jo Ryan

I have called the Uxbridge branch almost every single day in the last 2 weeks and they would always assure me someone will call back and they never have.i am utterly disgusted by the level of professionalism of this company.i have managed to reach other companies who have literally completed all of my enquiries in a matter of 10 mins. probably the worst customer service ive ever received from any company ever.
