We spent a few weeks house hunting in Suffolk and the Norfolk borders . As an estate agent of nearly 40 years experience I was surprised by some of the agents I met at properties and how little they knew about the home and their clients . It was a breath of fresh air meeting the team at Molyneux , met us at the home and gave us plenty of time to view , answered all the questions and gave us plenty of information about the area . Negotiations were carried out with care and the whole transaction went through to exchange really quickly ! Some emails were answered by Sam well out of hours ! A great family business that cares about their community. I am sure that both their client and us as buyers are all smiling after a satisfactory no drama transaction . Great work guys ! The whole team at Molyneux are friendly, professional and approachable. This was our first house sale and Sam made us feel extremely comfortable and gave us all the information we needed. Molyneux sold our house for us within six days of it going to market. We also purchased our house through Molyneux and was provided updates often. Wouldn’t hesitate to use Molyneux again should we need to, but I think they house we’ve just purchased will see us through a number of years. If you’re looking to buy or sell your home then the Molyneux’s are the best around. I cannot recommend them highly enough, extremely friendly with a wealth of experience. This was the first house I’ve sold after being a first time buyer so wasn’t completely sure on the whole process but Sam, Steve and Tom were excellent at guiding me through the whole process and always there to support with any help or queries along the way. Where do I begin on how amazing these guys are. I am/was a first time buyer and I had lost all hope of getting a house because of the estate agents (big chains) and how they badgered me to use their services and didn't take me seriously, I was deflated and had just had to pull out of sale, then I met the Molyneux team! These guys are a breath of fresh air in a complicated process, in all honesty its these guys that set the bar for everyone else because if the others followed the level of care and dedication this team provides buying would be a much nicer process. Their customer care is exceptional, no question is a silly question with them, the phone always gets answered, emails are timely and correspondence is always thorough and easy to understand. They do not try to use words that don't make sense and I was a panicker, the three of them took that in the stride and made me feel at ease! I know for a fact that I will now always use them for anything I need and I urge anyone looking to buy or sell a property to make these guys your only choice for an estate agent. I could not speak more highly of Molyneuxs Estate Agents if I tried! On initial contact they were so professional, they attended to carry out a valuation and then again returned to take photos etc! I signed all the paperwork at home at 10:30am and my house was on the market by 1:30pm! The picture quality and incredible write up had the viewings flooding in and our house was sold within the week after a number of offers! Everyone at Molyneuxs was so helpful and I felt like each agent I spoke to knew the complete ins and outs of our sale and any of them could inform me of what I needed to know without them even needing to check with each other! We were kept constantly up to date with progress and they even went over and above in providing extra information I needed from my mortgage provider which they didn’t need to get involved with! I can even recall having conversations with them over the phone well outside of their opening hours which was needed however when selling a house you want to be kept up to date! An email was responded to within minutes and if they couldn’t provide you with instant answers they would pick up the phone to explain! I can safely say I am in my forever home and won’t be moving again in a hurry but what I can confirm that if any of my friends and family are looking to sell I know exactly where I am sending them! Tom from Molyneux Estate Agents has been the most helpful estate agent I’ve come across. I looked at a few other properties and none of the others were as friendly, professional and so willing to accommodate my wants and needs as a buyer. I completed on a new build flat and since I’m a first-time buyer, the entire process seemed very convoluted and I felt very much out of my depth. Tom was however very patient and kind in explaining every step of the way and what exactly is required of me. My buy was also complicated by the fact that I’d been told I would be able to move in earlier than was actually possible. I had to move to a new city for a new job, so having to move out of my old place into temporary accommodation was quite stressful and unnecessarily complicated. However, I am certain that without Tom’s help, it would’ve taken a few extra months before moving in. Thanks to him speaking on behalf of me to the housing association, I moved into my new place 2-3 weeks after moving to the temporary accommodation. On top of all this, Tom recommended an excellent mortgage advisor (Jon Barton at Yellow Brick Mortgages) and an amazing team of lawyers (Atkins Dellow), who were all also so helpful and professional. Purchased through Molyneux and we were very pleased with how they handled everything. We had what can only be described as a saga of a house move, losing buyers twice, and the top of the chain collapsing multiple times, in total the whole process ended up taking 10 months from offer acceptance to moving date! Molyneux were very hands on the whole time, keeping us informed at every step and chasing everyone above their own clients interests to keep things moving. Unfortunately we didn't sell though them too, but with the effort Sam put in to chase solicitors up and down the chain, especially towards exchange, it felt like they were our agents too. In the end they probably derseved a split of the commission from our sale too because it could have easily collapsed without the effort put in by Sam and the team there. Above and beyond is a good way to describe the service from Molyneux, Sam used to contact us out of hours to update us when he knew we were waiting, and even sent messages to see how we were setting in post move, you don't get that from most places now. Put simply, I think we would still be waiting or not have moved at all if we had brought through other agents. We will happily recommend them to anyone in the local area who is looking to sell or move. We are finally in the house we have wanted for so long and Molyneux had a big part in helping to make that happen

The whole team worked so hard to find us the right buyers and we achieved our asking price within 2 weeks. They then recommended the most wonderful solicitors, Atkins Dellow. This is a family run estate agency and you can tell that with every action they take, because they care. Their reputation in Lakenheath is so high because they go the extra mile to keep you informed and ease your concerns. The whole process was painless and their fees very competitive. Friendly, professional, caring what else can we say. They do what it says on the tin, they get your house sold and they do it with style. Nothing like the competition who suggested we market our house at 25k less to start a bidding war...... This company really care and their reputation will only grow because of that. We made an offer on a house in April 2021 and completed in September 2021. The purchase was complex in places because of some land registry issues but Sam kept us informed throughout the process, even chasing my own solicitor when I didn't want to incur their wrath. We can’t praise Tom Molyneux and the rest of the team enough. We purchased and sold through them in the same chain and it took nearly 8 months but Tom was there every step of the way answering all our questions and chasing other people and solicitors to ensure we got to completion as quickly as possible.
