From the start of our house buying journey, hat and home have been nothing but brilliant - from viewing the house with Anisa who was on time, polite, knew a lot about the property and area and helped me with all my initial questions, to completion with Lisa and the girls (Annabelle, Alice and Maddie) who kept us constantly updated and answered all of the questions we had. Honestly, if you are selling your home, using hat and homes is probably your best bet at ensuring you and your buyers have the smoothest possible experience.

Hat and Home were the best Estate Agents we have dealt with in our quest to find a house. We dealt with Libby on both our viewings and email correspondence as well as Jack. Both of them are extremely communicative and clear with information and acted prudently when called upon. Libby was extremely helpful when it came to getting a 1st viewing on the property we purchased and gave us all the info we needed to make a decision. I would strongly recommend them to anyone who is looking to sell as well as buy as they really to everything they can to provide top quality service. Post purchase they are keeping us up to date on latest progress. They also recommend good brokers and surveyors to use as well.

The ad was for a Freehold property with garage. Did not mention the other freehold for the house above the garage. They issued a memo of sale, no mention of a lease or that the freehold above is not held by the garage freeholder. Legal liabilities are not clear, we may back out of sale.

I tried several times to arrange a viewing for a property with this agency, but it took four or five attempts before an appointment was finally agreed. Just a day before the viewing I was told there were no offers yet, but only two hours before my scheduled appointment I was informed the property had already been taken with a holding deposit. I understand that properties move quickly, but clearer and more transparent communication would have saved me a lot of time and frustration.

Annabelle and her team pulled out all the stops when my buyer pulled out the day I left for my holiday. While I was away I was kept informed of any viewings and by the time I returned I had had an offer for the full asking price. The service from Hat and Home was excellent from start to finish, from taking over from another agent to completion. Fantastic Estate Agent - Dan is a star We sold our property through Hat & Home completing in October 2023. From start to finish the service provided by Dan was excellent. They always stayed in touch and followed up on any viewing which were made now property and also on viewings which we made on other properties. I would highly recommend Hat and Home. I was really shocked to have had such a poor experience with Hat&Home Bracknell team, as when I researched them, I saw raving reviews. We probably just didn't click in our style of communication and I don't usually post negative reviews, but I still feel it's important to share my point of view on this. I would not go back or recommend this agent based on my experience purchasing as a first time buyer. I thought it was just my experience based on the other reviews here, but both the solicitors involved in my purchase also expressed that they did not have a positive experience working with Lisa from the Bracknell office. In fact, my solicitor raised this with her manager as "bullying behaviour". To be honest, her behaviour throughout the purchase was appalling at best. She constantly argued with me, gaslighted me, and provided incorrect information on the sale progression. If I didn't have the knowledge of previous property purchases in my family, I wouldn't have even realised that their practices were unprofessional. For example, I only viewed the property once before making an offer, and twice after, because it was such a challenge to get viewing dates/times with the sellers who had kids (understandable!). However, every single time, the sellers would be "upselling the property" so I didn't have an objective view of it. The second time, I was actually left alone to view the property with the seller with no estate agent present - and this led to a huge misunderstanding on the fittings/fixtures to remain in the kitchen/bedrooms. When I requested a final pre-exchange viewing with no sellers present, I was accused of "forcing them out of their own house" - which was really absurd to me, as I was even flexible on the date/time, and just wanted to see it objectively for 15 mins. The sellers of this property felt very entitled to their demands and where these couldn't be met, I had to face a backlash. Lisa also misinformed about the progress of the sale, in attempts to put pressure on me to rush through critical legally binding processes which if I did not review properly could cause me long term harm, such as a mortgage. It was clear this was to try to achieve some internal metrics because after this date everything went quiet. For example, she misinformed me on multiple occasions that the "rest of the chain was waiting on me", yet when I finished my side, the others in the chain were still waiting on their mortgage offers. Ultimately delaying the exchange date because of this. As a first time buyer, they completely ruined the experience of the process for me. They did do the basics of providing updates on the chain (which was wrong at times), and communication with the sellers (although 100% failing to resolve any issues that arose), however the stress I have endured and almost seeing the sale fall through, I cannot recommend them. They know that they have done a terrible job because they didn't even ask for feedback, or review, or even meet/contact me to congratulate me on my completion day.

As I am sure a lot of other individuals are currently experiencing, trying to find a new home is very difficult due to the speed of the market. After months of looking, we came across a property that Hat and Home were advertising on Rightmove. From this moment, we have been very lucky with how smooth the process has been and fast forward a couple weeks, we have moved into a new house which meets all our requirements and more. A special shout out and thank you to Freya, Sam and Liz who have made our experience a dream!! Stay away from these agents if…

Stay away from these agents if possible, if not, buyers beware! Especially if it is your first time buying a property - it is up to you to do your due diligence on every single aspect. The estate agents are working for 1) the sellers and 2) their profits/metrics. These two aspects drove a horrific experience for me. I was initially looking forward to working with Lisa at the Hat & Home branch in Bracknell because I read such great reviews. This was not the case - her behaviour throughout the purchase was appalling at best. She constantly argued with me, gaslighted me, and provided incorrect information on the sale progression.

Me and my husband feel so lucky to have been assigned Bobby as our estate agent after only viewing four houses over the course of two days we put an offer on a property that felt like home and it was accepted. The property wasn't one of the ones we had made an appointment to see it was recommended by Bobby, we feel as though she knew what we wanted after only a short conversation!
