I shall be forever thankful that I found Vicky and the team at Oulsnam Redditch. Today, we complete on our house sale in Rubery after 9 painful months on the market with another agent, Oulsnam were a breath of fresh air. The service offered was impeccable, honest and they delivered. Within 5 days of being on the market with Oulsnam, I had 4 booked viewings, all conducted over a weekend with Jeff. Jeff was fantastic with the viewings and taking people around with knowledge, friendliness and consideration. He kept me informed about how they each went, something that I completely lacked from my other agent. By the end of the weekend, after 4 viewings, I had 3 offers on the table! Absolutely amazing!! Vicky and the team achieved exactly what they set out to.

I was a little apprehensive in the beginning about the whole process but Michelle gave me reassurance that they would manage everything on my behalf from the start. The photos Georgie took were great quality and really showcased the house at it’s best, and both she and Alison were fabulous with viewings and keeping me informed every step of the way. Regular updates were provided giving details of the current property market which were useful too.
Overall I am very pleased with the service provided, the team are professional with a friendly approach, and I would certainly use them again.

Our sale and purchase has been one of the most stressful experiences we’ve ever been through, lasting several months and involving delays that were largely outside Oulsnam’s control.
Throughout it all, Emma Sutton has been exceptional. She kept us updated, chased matters relentlessly, and was always honest about where things stood. Even when there was very little progress to report, she never left us wondering what was happening and always responded promptly to our emails and calls.
What really stood out was that Emma genuinely cared. She understood how stressful the situation had become for us and worked tirelessly to keep the transaction moving. We always felt that she was on our side and doing everything within her power to achieve a successful outcome.

I contacted Oulsnam as many properties around mine had sold quickly for a good price.
The valuation was surprising, and much more than I had expected, I had fast viewings and an initial over priced offer, which was withdrawn a couple of weeks later.
Undaunted the agent pressed on keeping me in the loop at all times, finances generally were not good, the oil price’s rose, and dreadfully wet weather all conspired against us, but Oulsnam kept me going, luckily I had the time to allow for these set backs, dozens of viewings later, and a reduction in price, saw a cash buyer, essential as part of an extension was only of single brick thickness, unknown to me, but difficult as far as a mortgage was concerned.
Much negotiation later led to a firm offer and a sale.
Oulsnam supported me and kept me buoyant throughout the process, all the Agents were very friendly and positive, which led to an eventual sale I’m sure.
A wonderful team, with an excellent leader.

Not even worth one star! I’m writing this on behalf of my sister who I have had to physically hold to stop her having a nervous breakdown after the completion of the sale of her house by Oulsnam failed to go through. Removal van had taken the furniture, solicitors informed us the money was being transferred, so we went to the new property and awaited confirmation that the money was in my sister’s account. And waited; and waited. Solicitors finally told us that the Contract Completion had not gone through! Removal van took the furniture away; the seller of her new property was furious and Oulsnams response -“why hadn’t she dropped the keys off”. WHY would anyone relinquish the keys to their property when the sale had not gone through. Completion did go through the following day - the reason for the delay was the bank undertaking a spot check - the only reason we can think of for this was because the buyer had informed Oulsnam that he was making a significant cash deposit towards the purchase. So knowing that; and knowing that the banks scrutinise cash transactions closely, why was there no contingency in place to accommodate a potential hold up and subsequent failure to complete on the due date. No apology has been given. But they were very quick to tell her she had to release the keys as she was breaking the law by not doing so!

We are sorry to hear that the circumstances surrounding the completion of the sale caused distress. However, we do feel it is important to clarify the role of the estate agent in the completion process, as several points raised in this review are outside the control of Oulsnam.
The transfer of purchase funds is entirely a matter between the purchaser’s bank and the solicitors acting on the transaction. Estate agents have no control over when funds are released, how long a bank takes to process a payment, or whether a bank carries out additional security checks. We are therefore unable to put contingency arrangements in place for potential banking delays, as these are matters outside our control.
Our role on the day of completion is to facilitate the handover of the keys once we have been advised that legal completion has taken place. We are not involved in transferring the funds or confirming that money has reached the seller’s personal bank account.
It is also important to clarify the position regarding the keys. Once legal completion has taken place, ownership of the property passes to the purchaser. At that point, the estate agent is legally obliged to release the keys to the new owner. We cannot retain keys because a seller has not yet completed on their onward purchase, nor can we make the handover conditional upon funds subsequently reaching the seller’s personal bank account.
We appreciate that moving home can be extremely stressful, particularly when an onward purchase is involved. However, the delay described in this review was caused by the banking process and was outside the control of Oulsnam. We are disappointed that the review suggests otherwise, as our team acted in accordance with the legal completion process and the instructions received from the solicitors.
