I brought my property through Robert’s. I dealt mostly with Paul and Peter and I have to say they are great! I had constant communication, they supported the whole sales transition/completion, I was able to view the property on multiple occasions at various times. When I look to sell my property I will be using Roberts.

Roberts provided an excellent service for my wife and I as we bought our first home, right from first viewing to getting the keys. Peter, who dealt with us throughout, was courteous, professional, communicative and always ready to help with any queries. He accommodated several requests for extra viewings before completion and continually went out of his way to keep us informed of any developments and helped communicate with the seller when we had any questions. We'd highly recommend Roberts!

We owned a leasehold property since 2007 that had been managed successfully by Roberts. Due to personal circumstances we decided to sell the property. Paul dealt with the sale professionally. He kept us updated on the progress, keeping the buyer and their conveyancer focused on the purchase and advising when we had to focus our conveyancer. This has resulted in a completion in 3 months, although a lengthy process, but well within the current norm of 4 months. We could not fault Paul’s professionalism and would certainly recommend him and Roberts.

I was without electricity and gas for 2 days of moving into the flat. This was because Roberts gave me a wrong information I was told the electricity and gas provider was SSE when infact it was OVO energy. Hours later I found out it was actually OVO and not SSE. The boiler was unreliable and took a long time to fix it by Roberts maintenance team. There was a pipe sticking out dangerously in the bedroom floor area which was a health and safety concern. The window handle in the bedroom was loose which I noticed straight away upon moving in. Roberts came days later to repair the window handle but it fell apart the following day. The toilet was leaking from the tank into the bowl. A plumber eventually came after several weeks to fix it. The toilet leak which I inherited contributed to the stain in the toilet due to hard water mineral deposits accumulation over time. The tap was stiff. Which I noticed immediately upon moving into the flat. The window blinds were dusty and mouldy and carpets were dusty. The flat was dusty from day 1. In addition, some dust were created by peeling paint etc. The flat had mould issues everywhere. There were the rotten wood on the floor areas which resembled rat holes. The bathroom drainage hole was clogged with some items like caps, shaver sticks which had dropped into the gaping shower drainage hole and these items were all left there causing flooding in the shower. It was tricky to get these items out of the shower drainage hole because they were very slippery and were of odd shapes and sizes but I eventually succeeded. I also inherited this. I should have made comments on the issues I inherited in the inventory. I have learned my lesson on that one for sure. I was charged £165 because they said the flat wasn't cleaned. This was false. The flat was cleaned. The cleaning evidence they found after I moved out was petty/insignificant things like: Dust on small area of the skirting. One tiny particle that was found on the floor. But I also inherited dust/dirt and inventory images on moving into property proved this. So, the flat was not spotless upon moving in. Cooker hood greasy. Grease was noticed on a very tiny insignificant surface area of the cooker according to them. But the main areas of the cooker were clean, for example, the oven and hub areas, etc. The shower head had calcium deposit spots because I didn't wipe it with cloth after cleaning it. Again this was very petty. Toilet stain caused by limescale but this was already there when I moved in. The inventory pictures that were taken by the landlord/agency before I moved into the property only showed the toiled seat covered. The checkout pictures that were taken upon me moving out showed the toilet seat opened and not covered compared to the inventory pictures that were taken before I moved in. If the inventory pictures that were taken before I moved in included pictures of inside of the toilet, it would have shown that there were already limescale in the toilet before I moved in. It would have shown that I inherited this toilet stain. Charging me £165 for something as petty can't be justified. DPS warned me that if I disagreed with the charge of £165 that the DPS deposit repayment process may be delayed even further for up to 28 days or more. This was to allow for any dispute raised to be resolved I couldn't wait any longer as I needed my deposit urgently, I paid the £165 unwillingly. I was partly refunded £75 after making a reasonable case against the charge. But, I still felt ripped off £90. My advise to potential tenants is before you sign the inventory upon moving in, make sure you leave comments before sending it if the inventory was dodgy. My second advise is don't pay the last month rent but instead tell Roberts to take the last month's rent from your deposit. From my experience, it seems they would always find unconvincing excuses to claim money and deduct it from your deposit or hold on your entire deposit. I do not recommend Roberts lettings due to my overall poor and unsatisfactory tenant experience.

Worst agency to be as a tenant especially when you are a foreign,no support for fixing your issues(taking advantage that you don't know the laws), doesn't protect your rights as a tenant, urgent issues left unsolved, until you fix a pluming problem it take 2-3 people revision(unskilled contractors), unprofessional member of staff that don't pay attention of the payments that are made and threat you with the court even if you paid.Shame for the marginalisation that this agency put as through.

Hi Nicoleta, I’m sorry to hear you feel that way. We feel we have done all we can to assist you throughout your tenancy. Your issue with the plumbing was not something any plumber could resolve as your high water charges are coming from a leak on your water main that only the water supply company can fix and you as the tenant needed to contact the them. We have advised you of this on numerous occasions. Also, in connection with the plumbers we use, of course they all need to be qualified, which they are for compliance reasons. With regards to court proceedings, as you are well aware this is for ongoing rent arrears that you were not paying and that were mounting. We have also previously communicated with you to try to arrange a payment plan to bring your rent arrears in order to try to help you but you have not adhered to this.

In May I decided to sell my property, a semi detached house, so I got opinions from three estate agents. All three were professional in the way they tried to get my business but I felt Roberts showed great awareness of the particular features of my property so I chose Roberts. One famous agent suggested a very high selling price presumably to get my business or perhaps through lack of real knowledge. In the past I have found agents do this and then you feel bad when they turn round and say, oh, the market has blipped you will have to lower the price a bit, Roberts were able to provide evidence of an achievable price range. I was always kept updated and informed about all viewings and given help on every aspect of the sale. For example, they even used to pick up rubbish in my drive if the wind blew it in while I was away. Their attention to detail was the best I have ever encountered over 45 years. Local residents who have known Roberts Estate Agents for a long time had recommended them for renting out my property but I decided to sell and found Paul Penny was especially helpful. He really appears to enjoy the job of looking after his customers' interests.

Update for other potential victims: Make sure you take pictures of every room when moving into your property. All damage, faulty appliances, mould/mildew, furniture. Then send the list of these damages room by room in a dated email/letter to Roberts on arrival. Do NOT tell them these damages via the phone as you’ll have no evidence of this and they will be sure to have no recollection! If there is mould/pests/large amounts of rubbish left in or around your property, call Environmental Health. They do take this very seriously and will take action and contact Roberts directly themselves. Your deposit is held by TDS (the tenancy deposit scheme) Tenancy Deposit Scheme is a government approved, not-for-profit company that provides Insured and Custodial tenancy deposit protection. If your deposit is falsely withheld you can contest this with TDS, providing your evidence and will most likely receive your “stolen” deposit back. There are clear fake reviews on here, most probably from staff. These are hands down the most disgusting estate agents in existence. They'll happily hang up on you in order to avoid repairs. However, they'll happily contact you at the end of your tenancy to charge you for the same repairs they avoided completing. I was also informed from a member of staff that the furniture they use is second hand (if that) from an out-door storage garage. They simply brush off the mud and debris, dry the urination stains ready for your arrival! Please do not use these estate agents, for your own sake. They don't deserve the money and should be disgusted with themselves.

I was very pleased. Throughout the previous 20 years the letting, maintenance and accounts teams were helpful, communicative, and always positive and friendly. I shall miss them. An end of an era.
