LANDLORDS BEWARE: the new letting management team at M&C will not call you back, answer your emails or action your requests. Don’t waste your money on them. Find a better agent to that will do the job you are paying them to do. I would have rated them 0 stars if I could. IGNORE THE VITRIOLIC RESPONSE ABOUT ME NOT BEING A LANDLORD - IT IS SIMPLY THEIR REFUSAL TO ACCEPT ANY CRITICISM OF BAD SERVICE. WHAT A POOR ATTUTUDE. NOT A LACK OF APOLOGY OR ANY SENCE OF RESPONSIBILITY.

We needed a quick sale and we got one. Thanks

We needed a quick sale and we got one.Jamie Hales did an excellent job finding us a buyers in a proceedable position in just a few days. The photos were also excellent and really showed off our property brilliantly. We went from speaking to Jamie to accepting an offer in less than two weeks. Once we had a buyer everything was smooth and straightforward. We’re now in our dream house which wouldn’t have been possible without such a quick sale. Thanks

Cooker Replacement Fiasco

Our cooker broke and our landlord authorised a replacement. Martin and Co have been hopeless! We've had 3 different contractors around, one of them was rude and upset my wife. When AO tried to deliver and fit the cooker, they couldn't because there was an electrical plug in the hot area above the burners. Cooker had to be returned and we tried to start again. I could go on about the endless calls and time wasted but I don't wish to bore you to death dear reader. Only to say we still don't have a cooker and due to the endless failures of Martin and Co it looks like this may continue for some time!! Beer and brewery spring to mind.

Mr · 9 November 2018

Agent replied

Dear Mr Saunders, We apologise for your cooker replacement experience. As you are aware we did a lot of work to try to resolve this for you, the landlord was more than happy for yourselves to choose your desired cooker, which you have. You've chosen the cooker from gas to electric. The electrical supply point was originally located incorrectly to the property and we could not install a further 45amp circuit on the fuse box as it was full. We capped and uncapped the cooker gas supply to assist you to have a facility while we ordered a replacement new cooker. You've completed the required paperwork for AO to deliver and install and regrettably gave incorrect information. There was only two contractors who attended one who was a gas specialist the other a white goods installer as each is skilled in their own tasks and both endeavoured to resolve the problem of installation of the cooker. We've endeavoured throughout to sort the problem and satisfy your requirements. Kind regards, Martin & Co Bournemouth Team.

I hate having to be negative but I am…

I hate having to be negative but I am going to be honest as I am being repeatedly asked for this review. My partner and I are tenants and have been renting our flat via Martin & Co. Bournemouth for around three months. Communications do very much need to improve. We have had some issues with our flat. One issue is a damp problem which we were told needs to be resolved through insurance but have heard nothing since September, despite asking for an update. The biggest issue we have at the moment is a lack of heating and we keep being told it is down to the building management company to resolve. The BM Co. are avoidant and awkward and we have no legal contract with them; our contract is with Martin & Co but they appear reluctant to help us sort this out and we do feel on our own with this. It is incredibly frustrating, especially as working full time there are limited opportunities to deal with this and the weather is getting colder, consequently we are having to spend a lot heating the place with electric heating and our contract states that heating is included in the rent. It feels like Martin & Co doesn't have the time or staff to deal properly with this and we keep getting fobbed off, at cost to us. We would not have chosen a place with electric heating so it feels we are being forced to accept these costs on top of our rent - like it or lump it. At the moment we feel we will not be renting this property long term due to the lack of support from the agency and higher than expected costs. Quite a stressful experience so far. Wish I could give a better review but it is down to Martin & Co. at this point to change our minds.

Bad experience with Martin & Co

Martin & Co are struggling to provide an acceptable professional service to us as landlords who are paying them to manage our flat in Bournemouth. They are not rude but have had problems with core estate agent duties such as managing keys. They copied defunct out of date keys without our permission when we had provided them with new keys. They then deducted the cost of this action from rent they have collected on our behalf against our expressed wishes. They have refused to refund this money. There have been other problems such as different staff telling us conflicting things. We nearly lost a potential tenant because of this.

Mr · 8 November 2018

Agent replied

Dear Mr and Mrs Hirsch, We would like to extend our sincere apologies regarding the key situation in your properties. One month ago our director general has fully investigated the situation in respect of the keys and your complaint and sent you his full report, as requested by yourselves. He asked you to refer to the Terms of Business signed by yourself on 15/1/2015. The relevant clause is “Keys, providing us with 3 sets of door keys together with any door entry, car parking fobs, communal codes and or keys, and any alarm code and instructions”. Our Terms of Business have subsequently been updated but the contents of the latest edition are identical in this respect.During the summer of 2018, you took the property back from our managed services for your own personal use. We were instructed to return to you all keys, which we did.On the morning of 16th August 2018, you had a meeting with one of our property managers and with the director general, to discuss some issues which we believed we had resolved. We agreed to make a claim on your behalf, for the existing tenant, against the deposit held at the DPS. This involved a huge amount of work for both yourself and us, a service for which we normally charge. It was agreed that we would re-rent the property for you after you ceased occupation of the property during the summer months. On the 8th September you contacted our lettings consultant, to collect the keys from a competitor agency as they were jointly marketing the property for letting with ourselves. This key set was neither marked or labelled and the collection keys, in these circumstances should have been chargeable. On the 10th September, our letting consultant confirmed by email the collection of the keys. You organised that the inventories clerk, an independent body, who was compiling an inventory of the property for the new tenants, would collect a further set of keys which you left at the property. This took place on the 14th September and the inventories clerk brought us a single key at around 4.30 in the afternoon. The moment this single key was received our property manager was very concerned that we did not have a full set (or 3 sets of keys) and contacted you immediately by phone and by email as she was aware of the pending move in the next morning. She also sent you over a scanned copy of the keys we held to allow you to inform us which key was for which purpose. On Saturday 15th September you had failed to respond to her email and the new tenant came to our offices to sign the tenancy agreement and collect a full set of keys. Fortunately, it was a single tenant but we had only one complete set from the competitor agency and one single key which the Inventories clerk had collected from your property. The Fob was also partly damaged but useable and our director made the decision, as per his email to you, to cut a further set replicating the set we collected from the competitor agency. As your managing agent, it is essential that we hold a management set of all keys. This was confirmed with you in the email dated the 17th September by our lettings administrator, who fully explained why this had been done and this was re-confirmed in the subsequent emails from the director general. We received, by post, a third single key, later that week. At no time, were we instructed by you what keys were required or for what each keys purpose was for. The keys were not labelled in any way.The director general and yourselves agreed, after a number of emails, to discuss this on the phone, later during the month of September however, you failed to call until at the beginning of October, with a follow up email in which you have implied that you will “take this matter to the Property Ombudsman”. We object most strongly that you are trying to blame us for your failures when you are contractually obliged to supply us with 3 full sets of keys (including fobs) you cannot expect us to finance the provision of such keys as well as utilising the time of our staff and other contractors to fulfil your obligations. We acted in your best interests and avoided a void period because technically we should have stopped the tenancy commencing on the 15th of September until such time as you had complied with our Terms of Business. Of course, this would have been an overreaction to the situation and certainly not favourable to you as our clients. We have acted in a professional capacity and fulfilled our obligations as per the Terms of Business. Kind regards, Martin&Co Bournemouth Team.

Slick Operation

I had no idea that this process could be so easy. I was given clear and transparent instructions every step of the way, and felt in safe hands. This agent was prompt and effective in its communications and ensured that I found a place that suited my criteria and was able to move in within a couple of weeks. Great staff who go the extra mile to make you feel that you are being treated with a personal touch. Very impressed. No headaches and extremely grateful to have found a wonderful new home through them. Highly recommended.

Horrible Experience!

Horrible Experience!we had a leak from our bathroom to our bedroom and made our bedroom unusable. took over two months for them to sort it out. communication was very poor, we had no updates. we had to constantly phone them in order to get any information on what was happening. half of those times the relevant person dealing with us was "in a meeting" and "would call back later" but this never happened and it was left to use to continue to contact them again and again. we had to stay in 1 room with a baby for 2 months and we were still paying full rent and also had the added cost of a dehumidifier. totally unacceptable from martin & co, no apology was issued for the inconvenience or anything. we will never be choosing a property they are managing again. Worst experience we have ever had with an estate agent. Also we were told we were going to have visits and to wait in only for no one to turn up!

Dear Mr Shirley, We would like to extend our sincere apologies regarding the recent issues with the property you are currently renting. We at Martin & Co Bournemouth are under new management and since the take over we have gone through an incredible transformation. We are working really hard to improve our services. Our new property management team is a smart and dedicated team who have been in contact with you and resolved the problem. We installed a shower curtain and pole because the shower screen was causing the leak which after exhaustive testing was not evident as being the problem hence why the delays. We pride ourselves on responding rapidly to all calls and upon checking our computerised fault logging system we reacted to the issues well within out time limits. The humidity problem was created by the lack of ventilation in airing the rooms correctly and was unrelated to the leak. We would appreciate the opportunity to discuss this further with you should you wish, we invite you to come to our offices to meet our general manager Mr Philip. Kind regards, Martin&Co Bournemouth Team.

In nearly 9 years of privately renting in Bournemouth I’ve never felt so safe in trusting Martin & Co Bournemouth team. I had my first experience with the office briefly in 2012 and again in 2016. Each member of the team will always help with anything, regardless of the individuals role - I’ve always been treated with such respect, all very helpful, personable and with a touch of humour. When needing to report any issues with my property, always been such a rapid response and excellent communication to keep me informed every step of the way. I’ve not had all of the qualities you require from a letting agent in any others except these guys - and I’ve moved around a lot. To feel safe in how your property is being managed and safeguarded that you’re not being exploited through an agent or private lettings is rare but you can feel totally at ease with these. At the beginning careful explanation given to go through the important documents to ensure fully informed and understanding the fees etc (which are so reasonable compared to most other agents in the area..) and I wouldn’t recommend any others than this agent and team. You all do an amazing job and thank you for making it so easy to be a relaxed tenant.
