Avoid....

Really good initial customer service but terrible at snagging.We moved into our property just before Christmas 2019, we had lots of snagging items. Most were resolved very quickly by on site team. Once we moved over to customer care team for any issues we really hit big problems. After living in our property almost exactly 1 year we had a major leak from our bathroom into the hallway and garage. Due to Covid we were unable to use our bathroom for 3 months. No reason was found for the leak and the shower was re grouted. The leak returned and again, no bathroom for a month. Then a repair. Then the leak again, this time we had no bathroom for 3 months. The bathroom shower was removed & raised, which looked TERRIBLE. The water was so extensive the bathroom floor was replaced and re- tiled also the door frame replaced. I was also told it my our fault, as I have a teenage who must have splashed water that ran over. Guess what 4 months later the leak returned and this time into my newly decorated hallway. This time we had numerous service people visit to locate the leak, holes in the hallway & garage. We also could not use the bathroom for 3 months.The bathroom shower was completely removed and they found that the back of the shower wasn't sealed properly, they also lowered the shower again. I am not confident that this will not come back as it has gone on for on 2 years. Customer care are not pleasant, we were made to feel this issue was our fault as nobody could find the leak. We still have holes in our garage ceiling, I keep putting repair off as I keep expecting the leak to return. I would not recommend Strata due to stress this has caused and the major inconvenience of managing with our bathroom for the best part of a year.We did complain & received a letter with completely inaccurate information and dates relating to the ongoing issue. I tried speaking to complaints and was fobbed off. Honestly a terrible experience I would not recommend Strata to anyone.Re your reply below- yes, your customer care have contacted to ask for images of the damage your maintenance have done, after I contacted them to ask for this to be put right. This does not rectify the months without a main bathroom or the numerous days taken off work.

False promises and severely dishonest

As our rental contract was coming to an end at the end of June, we decided to take the plunge and purchase a property, we began the process in march ready for our son to start school in September. We went to the site office and explained the situation to the sales lady, Laura. Laura told us that the property we were looking at would be ready the 1st July at the latest, we explained that it's not a problem if there are slight delays as we can stay with family over the summer holidays on the isle of wight, however we need to be in a property by the time our son starts school on the 12th September. Laura's exact words were 'oh you will definitely be in by then, the only reason there would be a delay is if there were severe weather conditions, which isn't exactly going to happen over the summer' with this information we reserved the property, in addition to borrowing money in order to pay for our choices. As we approached the move out date from our rental property we were informed there was a slight delay, which we again said is fine, however we NEED to get in by the time our son starts school on the 12th September, which they said they understood the severity of the situation and would do everything they could to ensure that we were in by then. There was then a further delay. We then called Laura to explain the fact that we had reserved the property as she had told us that the property would be ready no later than the 1st July and that we would be absolutely fine for when our son started school on the 12th September to which she then denied ever saying that, said she 'would not have said that as she is trained not to'. Despite the fact that if she hadn't said that, we could have extended our rental, organised a short term lease rental and definitely would not have put ourselves in a situation where us and 2 children are homeless. However when I asked why she told us we would be absolutely fine she said 'everything was running on time at that point'Eventually after continually stressing our situation to Laura and wondering how anyone is going to help our homeless family, Laura did eventually said 'sorry if I did say that' however there was still no offer of resolution, compensation or compromise in regards to the situation. we tried to escalate the situation with customer care, who failed to respond, which when flagged responded saying 'they did not realise we wanted a direct response' The only contact we had from Laura's manager was not to try and help us or resolve the situation, but was due to her concern in regards to a staff member being reduced to tears (was not our intention, we were not aggressive, upset yes and passionate yes, as our family have been put in an awful situation for the sake of a what I assume is a strata colleague needing to hit sales targets, so I imagine this kind of guilt would bring a good person to tears.)We then had to borrow even more money to rent out an air BnB (at over £2000 a month) which we initially rented for a month. When asking Laura for a bit of guidance as to when we should be Booking this air BnB until to which she said 'just book it until the end of November just in case' as if we have £6000 to spend on accomodation that we may or may not need, especially after purchasing a house. Since then Laura has offered call backs and updates and failed to deliver, promised to get back to us by the end of the day and hasn't, said she would call at certain times and hasn't.We eventually received our notice of the 31st October after having to spend thousands of pounds on holiday let's, our family being put through an insane amount of stress, having to drive 2 hours a day to and from said holiday let's (limited availablity) to get our son to and from school etc. We have argued that as this has been caused by stratas employees false promises (which by the look of other reviews seems a fairly common tactic) we should not have to pay the other half of our choices prior to moving in, as a compromise, as this would go part of the way of reimbursing the huge costs we've occured and debt we have got into due to this situation. Strata responded with a flat no. To conclude, strata (or maybe just Laura) uses false promises as a sales tactic, then denies it, which as sales is done in person strata will back them as lack of evidence. They show no remorse, no sympathy, take no responsibility, customer care is none existent, their customer service is horrendous and they value profit over people. We have 9 days until we move into what was meant to be our dream home with two young children, this should be an exciting countdown and experience. Instead it has been an absolute nightmare that has caused two children a mass amount of stress, a family in a huge amount of debt and a extremely drained and unhappy couple. I'm hoping the actual building has more security and helpful community than strata itself.

RED FLAG ALERT!!! You will have to buy new windows and doors to go with your brand new house 3 years in! Your doors and windows will explode due to negligent works!!!!!

I wrote a review around a month ago to warn people about not buying a Strata property unless they want to replace brand new windows and doors only 3 years into the property being built. I think most people reading these reviews will note that the people writing 5 star reviews have either only just gone through the sales process or only just moved into their property and the people that write the bad reviews are the ones that have owned their property for a short time. It’s clear to see that once they have taken your money and contracts are signed they want nothing more to do with you, as you’re only going to cost them money and not generate any income for them. Quick to take your money, want nothing to do with any issues that arise after they have your money!!!!! Smooth talking point of sales to make you feel at ease to spend your hard earned cash!Their marketing team ask you to contact them or follow through with a complaints procedure, but honestly it’s a waste of time and effort! Their complaints procedure requires them to carry out an investigation, seek advice and discuss the matter with their board of directors but they don’t provide any evidence of this actually being done. Seeing as they’re the ones that wrote the complaints procedure they’re the ones to benefit from it and there is no fair or impartial investigation into the issues or causes.They apparently carried out an investigation into the exploding glazing in our patio door, without ever actually visiting site to inspect the issue. It must be some kind of miracle! They just have all seeing, all knowing specialists! We were sent a letter which stated they had carried out the investigation and the result of which that it wasn’t anything to do with them and they were closing the complaint. They stated that the result of the investigation was that it was due to the wind or it being too hot this summer… are they actually joking?! What’s the point in having a door that can’t withstand the elements?! If that’s their response, we may as well just use a bit of cardboard in its place as it’s completely pointless in having the door! Not to mention the fact that it’s clear they haven’t actually investigated anything as it’s not the exterior pane of glass that shattered but the internal one instead! The actual cause is due to too much packing putting too much pressure on the glazing panel and allowing no room for movement, undertaken as part of negligent remedial works on behalf of Strata by their subcontractors because the door would not open and close as it should. They would know this if they actually inspected the works but that would cost them time and money and instead because you’re out of their warranty period, they just fob you off as it’s not their issue! However it is their issue in this case, as the glazing would never have shattered if their subcontractors hadn’t used too much packing as part of the remedial works when trying to remedy the door not being able to be used. So yes, it may be out of their warranty period but this has happened only due to negligent works undertaken on their behalf as part of the snagging. They instructed the contractors and have a responsibility in the works undertaken.The doors haven’t been used as doors since the works were undertaken last July as their remedial works failed within a few weeks of being done. The doors dropped again as they are not fit for purpose and far too heavy for the width that they span. They’re a completely useless feature and it may as well just be a brick wall. There is a distinct lack of care when specifying products and selecting contractors and again it’s something else that comes down to cost.How on earth an impartial investigation can take place without actually inspecting anything is honestly beyond me. I responded to their initial letter closing the complaint, to request further evidence and address some of the statements made, only to be completely shut down and be told we’ve done the investigation, complaint is closed that’s it, end of…. None of the points raised in my response were addressed whatsoever. This has happened to several people on our estate, so it’s not just a one off, down to the weather issue. One couple had an independent glazing specialist round that confirmed that they had never seen a window with so much packing in the frame and that was the cause of their glazing shattering. They had to pay out of pocket only 18months into owning the property as Strata didn’t want to know. So to all potential buyers out there, just beware. If you want to pay £300-500k for a new house and 18 months to 3 years later pay for new windows and doors then definitely choose Strata. However if like many you expect brand new windows and doors to last the expected lifespan, AVOID at all costs and save yourself the headache and hard earned cash!

10 out of 10! We have moved from York to Dream…

We have moved from York to Dream development in Hull and we are very happy with the house and Strata, from the sale (Lucy Painter) to end of snagging which was minimal. We have dealt with Beth Fenwick which was our Assistant Site Manager and she went above and beyond our expectations. She made sure we settled in well and ensured everything was dealt with in a timely manner and efficient. We would like to thank all the staff especially Craig Smith and Steve which are both labourers who were very friendly and helpful when we moved in. Also a thank you to Dave and Josh for looking after us still and are communicating with us often while finalising our snag list. The site is very tidy and clean and it doesn’t feel living on a building site. We would recommend Strata to our friends and family. 10 out of 10! Ashley and Cristina

Great first time buying experience from Strata

As a first time buyer my overall experience buying a house on Verve has been excellent. Sheereen has been great throughout the whole process from start to finish and even several months after moving in to the property still checks in on me and makes sure everything is ok!Even with my mortgage offer running out close to the completion date, the Site Manager Ian and the Strata team still pulled it out of the bag allowing me to get the keys before my offer expired which was much appreciated.

Delay after delay and no communication.

We reserved a plot at Leeds Kudos in Jan 21. Was originally planned to be completed in Apr 22. Towards the end of 21 they started applying pressure to get the conveyancing done and exchange contracts. We used their mortgage advisor and a mortgage offer. After rushing to exchange, we got delayed until May/Jun 22. This then turned into Sept/Oct 22. In September our original mortgage offer expired. There was no reason we should have applied for this so early as now we've had to apply for a new mortgage on a higher rate. With all these delays we've had little to no communication, simply being informed it's now expected to be completed on a specific date. We've had no updates directly from Strata with actual information for some time now, doubting we ever will. Happy to communicate and talk until you exchange contracts after that expect delays and radio silence.

Had some small repairs which needed doing. Had a fantastic experience with Barry who came on time, identified the issue immediately, and worked quickly and effectively to resolve this. Barry was very friendly, let me know exactly what was happening and what his next steps were including a time frame and what I should expect after he left (paint drying etc).

Homeless and bankrupt due to Strata delays!

We chose a Strata house for our relocation from London to Leeds after viewing the beautiful show home.Due to the notice period on our rented flat we had to make a call on when to end our contract as we couldn’t afford to be paying rent and a mortgage alongside each other. We were cautious and opted to end our tenancy for the month after we were expected to move into our Strata home. Deadlines when we were told the house would be ready have been and gone numerous times. We’ve now been homeless for 2 months with our 8 week old baby and 2 year old son. The latest build update and extention of the delays means that our mortgage offer is going to run out and due to my wife’s maternity status I’m not sure we will get another one, not without putting ourselves in major debt and ruining our financial stability we’ve worked hard for as a family. Safe to say it feels like Strata have ruined our life! What’s worse is that the physical build is not that far away from being finished and I can’t understand why it couldn’t be pushed on to ensure we can complete asap. Our questions are just responded to with vague answers and more delays.The show houses are lovely and Strata had been recommended as one of the better builders out there. Don’t be fooled! The same as the rest. Delays, excuses and not single bit of empathy for our situation.In response to Strata’s reply:Thanks Fearn,Yes we did get a call from the site production manager who was able to explain the hold ups. However there was no mention of supply issues? Only issues with not enough labour! Something within the control of Strata. So I’m sorry, but your innocent ‘industry wide issue’ excuse for your trust pilot reply does not sit well with me.

Generally happy with our purchase in…

Generally happy with our purchase in 2016, although not without issues - the grass was laid on a bed of clay and has cost £10k+ to make the garden usable, rubbish left under the bath & showers, plumbing work awful with three examples of leaking pipes in 7 years, the main road onto strata Ackworth is like riding a rollercoaster and no sign of Strata correcting the issues.

Painting Repairs by Jeff

Jeff carried out various paintings repairs throughout my home. Jeff was polite, friendly completed the work to an excellent standard has an eye for detail moved and replaced furniture cleaned up each area after the work was completed. Jeff respected my home removed his shoes before entering l felt safe and comfortable in his presence. Jeff is professional in his work. I cannot speak highly enough of Jeff and his workmanship. Jeff is truly an asset to Strata.

Honest 2 year post move in review

We have been in our home 2 years this month, on the Temptation site. My original 5 star review has not changed, we had an amazing buying experience through Zoe, the moving in process was excellently provided by both Zoe and Greg, with all snags being dealt with in a timely manner especially when you consider we moved in following the first lock down. I can honestly say that Selina has been outstanding at sorting out any on issues we may have had. We recently had a flood, nobody's fault just a issue with a part. Selina had a member of their team to us in less than an hour (bear in mind all the sites are completed round here), they had all trades in to us to make sure everything was safe, and the faulty part sorted. We are now in the process of having all works done following the flood, and I hand on heart can not fault Strata. Everything has been scheduled in to be fixed, replacements all ordered and Selina has been on hand all the way through. We was never blind to the fact that we may have snags, after all nobody has lived in the home before you, and that's the reason we brought new! Strata have been responsive and reactive whenever we have needed to contact them. I would have no issue at all going back to Strata to purchase another home.

Strata - Anthem Beverley - Great team!

Reassuring sales office during the buying process from Rachel at Anthem Strata, Beverley. Always on hand to offer advice and guide through the process. Really seems to care about everyone and very kind. Beth was ver helpful with the turf we received and was very friendly in the build up to moving in. Despite moving sites the week we moved in, organised a lovely bit of grass for the back garden. Josh the assistant site manager has been great. Helpful, courteous and a genuinely nice bloke. Organised a lot of contractors, responded to messages quickly and has gone above and beyond! Even the contractors are friendly people and it’s our second new build and so much more happier than our previous persimmon new build. We have quite a few snags but that’s normal with a new build and hopefully the customer care team continue the same level of service we have received from the team at Beverley. Would recommend to anyone, friends and family have been impressed with the house and just a lot more pleased with everything overall! Really good vibes from literally everyone on the site. They just get it!

Great team, quality house

I can not give the Strata Identity team enough praise. From Lorna, Laura, Olivia and Marilyn who have all helped us every step of the sales way, and even afterwards, to the onsite team. They have all gone over and above to help us settle in, answer any questions and help with anything at all! The site manager Craig is a delight and so helpful. He has been amazing and we are lucky he was on our site. Sean, who is a trainee site manager, has certainly picked up the way Craig builds relationships with those buying the houses as he is also an absolute pleasure to deal with and extremely help. All those who have worked on the house have also be so friendly. We are living on a working site now too and everyone of the site team we have dealt with have been amazing. I would definitely recommend a house from Strata. The quality has been fantastic, we love our Rosas. Yes there are some snags, nothing major, but at least we have a fantastic team to get them all in order. We wouldn't have had anyone sorting these things had we bought a second hand house. We are delighted with our new house and the process from start to finish!

We are overwhelmed with how amazing our new home is and we are very impressed with the standard of the build.The team at Strata really do put their customers first. We part exchanged our old home and Melanie and Chelsea dealt with this. They were brilliant and really went above and beyond to help us and made the process very easy and stress free. We will be forever grateful to Beth for all her hard work, reassurance and kind words throughout the home buying process. Beth really does do everything in her power to help her customers and it made the home buying process much easier and enjoyable for us. We would also like to thank Craig and the builders on site for their amazing attention to detail and customer care. Craig was very attentive during our handover and home demonstration, taking the time to show us everything in our new home and making sure we were completely happy with everything. Our street is currently still a building site and the builders have been nothing but respectful and helpful, helping us carry items in on moving day and removing lots of our rubbish! At Strata customers really do come first and we are over the moon with our new home and the customer care we have received. We would 100% recommend Strata if you are going to buy a new build property, they really are the best!

Leeds Kudos. Avoid.

I bought my home on the Leeds Kudos site late 2020 and moved in straight away. The home itself is lovely and while there were snags to get through, they have been carried out. However, getting those snags sorted was a ball ache. Constant changes in customer care teams, site managers etc meant nobody ever knew of your existing problems, cases weren't passed to the incoming care agent, you were lucky if you ever met a site manager etc etc. A complete nightmare in trying to get anything sorted. It was only because of a chap called Barry that I managed to get anything done. He was excellent in getting all the bits and bobs finished, an absolute pleasure to deal with. If strata staff had the gumption, the drive for customer care that Barry displayed then this review would be better. My 2 stars go solely to the home itself (which I admit I'm happy with) and also Barry who is an example of great customer service.The reason the stars stop there is because of the general approach strata take to, well, everything. Attentive when they want to sell you a home, dropped like a hot turrd the minute your money hits their bank account.We were promised that it wouldn't be long until landscaping the surrounding roads would take place. Almost 2 years on the main road is uneven, car damaging lumps everywhere, raised iron works in the road and on pavements, pot holes, trenches, exposed electrical works (I kid you not, there is a trench on my road with exposed electric cabling that has been there since before I moved in and is still there as I type), promises of bollards that have never been fulfilled, email fights to try and get a communal fence completed, metal sheeting used as ramps, promises of turf verges but the cheaper route was taken so they threw a load of wood chip down which now we hit spring is bringing some lovely weeds all over the gaff, speeding construction lorries flying through the estate, holes being dug in roads and being abandoned for weeks on end with no work leaving only a car width but not enough room for bin lorries to come collect refuse, substandard general maintenance of the local roads, naff all street lighting and the ones they have installed are either very low lit or still haven't had lamps installed/connected to the mains, neighbours complaining about cowboy plumbing, neighbours complaining about poor garden drainage, basically more neighbourly complaints than should be acceptable.Quite a list there and I'm sure I've forgotten a fair bit.Here's the thing, you'll get a nice home. But you'll get a nice home in a sea of brown trouts, empty promises and lies.Oh, one thing strata. When a potential customer asks if the home is freehold, don't just train your sales people to sit with a big smile like a nodding dog and say yes. Because it isn't. You lucky customers potentially buying on kudos, you'll be entering a maintenance contract that you will eventually end up paying into for the upkeep of your estate. That on top of your council tax. Sounds reasonable on paper, but when the estate is to the tune as I've set out above, and that's before the maintenance company get involved (strata currently maintain it, look at it! And they're thinking this is appealing to new customers!) your heart will only sink when you realise what you're letting yourself in for.Strata talk a good game, they show a good one through their socials too but until they can adequately staff attentive teams to their sites and treat their customers with the respect they deserve then they'll only ever be the housing equivalent of del boy. Big fur coat, cigars, tries to look the part. But inside nowt but an empty husk of meat more concerned about coin and how they look.Update---Thanks Fearn for the updated response. But you understand wrong, I don't know who Selena is and nobody from strata has contacted me. I appreciate you following up your response to me, but it seems whatever you've been informed is typical of my customer experience so far - lack of communication chain.

After 4 years of excuses and no…

After 4 years of excuses and no apologies, it’s hard to have many good words about strata.We were delayed moving in, and ever since it’s been a constant battle to get the snagging completed.Having dealt with Hannah since moving in, it’s always someone else’s fault. You only get a reply if you chase 3/4 times, and again no apology for not replying, just excuses.Having had a snagging report done recently, Hannah thought it had all been completed, when not a single bit of work had been done (There were still 25 items after 4 years). If you ask awkward questions they get ignored and it’s always a cheap fix or bodge job that gets suggested.For 4 years we have had to have a camping radiator in my daughters nursery because of issues with the heating, but no apology or empathy, just a constant battle to prove there was a issue.The kitchen worktops didn’t match, but we were basically accused of lying and given every excuse under the sun. It was the way the light hit them, we’d used the wrong cleaning product and so on. When they finally removed the breakfast bar, they realised it wasn’t a size they made and must have come from a different supplier. To stay with the common theme, no apology from strata.The majority of the tradesmen, and rectification workers have been excellent and are the reason I have given 2 stars instead of zero. It’s safe to say they there has not been a single room or element of the house that has not needed (or still needing) rectification, and the aftersales customer care has been terrible.We have even been lied to and told that we are the only house that suffers some of the issues we have raised, but have seen photographic evidence of other houses on the development that have similar issues.4 years of constant battling takes it out of you, and leads to many arguments and dark days. If you are not prepared for this then do not buy a strata house.Edit……Having received the reply from strata, still no apology. I’d stated the breakfast bar had been replaced but they seem to have taken pleasure in confirming that was addressed.Some work is booked in, which I’d already confirmed, but the roof (which has been constantly ignored) has not been addressed. The issues with the dorma windows has still not been resolved either. (Apparently waiting for the plasters).I’d hoped that the marketing department might expedite issues but it feels like another generic reply with no customer care. And still no acknowledgement that it’s been nearly 4 years of hell and no apology.As a result I’ve reduced my rating from 2 stars to 1. (And the single star is for Geoff, and the other poor guys who have to do all the rectification, who eventually get sent to do some work often unaware what they are arriving to).After sales care and customer service seems to be an afterthought and of no priority compared to taking your money and making a profit.I’d advise you to enquire who the building site manager is and who the aftercare agent is, before you buy. If the answers are Jim and Hannah, then seriously think twice!
