Awful company, trying to retain as much deposit money as they can for cleaning and damage that was already on the property. When we moved in the cleanliness of the house was in a horrendous state, when leaving the house it was in the best condition since we have been there. Then they have the cheek to try and charge you an extortionate amount for false charges. Expected me to sign a sheet on damages and inventory charges even though the two inspectors didn’t have the inventory sheet with them. Avoid at all cost, evil company! Update Moved out of the house on the 30th of June and still have not got our deposit back. The deductions are a joke but neither of my housemates can be bothered to dispute as we just want to be done with this horrid company. Lack of proof on deposit startment says it all. Any student looking to rent don’t be conned by purple frog, avoid at all costs. 1 star review is so much more then deserved. Reading other reviews clearly not alone. Instead of trying to blame everyone take some responsibility. They reply quicker to reviews than they do email! Joke!!

Hi Harvey Sorry to hear that you're not happy with our deposit return process. Having looked at your tenancy details, I can see that you haven't received your deposit statement yet. The inspection document lists possible charges, but isn't the final document - that's the statement. Once you have your statement, you will be able to dispute any charges that you think are unfounded. One of the deposits team will look at all of the evidence and any deductions that should not have been added will be removed. We want any deductions to be fair. If you don't think that our dispute resolution is correct, you are able to raise the dispute with the deposit protection scheme that holds your deposit for you. Sorry that the inspection clerks forgot to bring the inventory with them. It is normal practice to bring it along. Unfortunately, with lots of inspections to do, sometimes people accidentally forget things. We ask you to sign the inspection report to say that you were present during the inspection. I understand that you declined to sign the document, which is of course your right. I do feel it's worth mentioning again that the check out inspection isn't the final charges. The charges that we add are to cover the cost of hiring cleaners and maintenance people to attend a property. I am sorry to hear that you think the way Purple Frog organises its moving out process makes us 'evil'. We try to make the process as transparent as possible. This includes sending emails before your tenancy ends to make sure you report any maintenance, as well as an explanation of possible charges and a list of what cleaning will need to be done. We also give out free cleaning materials. Your statement should be with you within 28 days of the end of your tenancy, provided we receive your bills and council tax proofs. This will detail the actual charges that have been made. If you are still unhappy after receiving this document, there is also a clear explanation of the dispute process included with your statement. In the meantime, we publish lots of information about deposit returns on our website. There's some information here: https://www.purplefrogproperty.com/blog/make-deposits-fair/ I sincerely hope that, once you receive your deposit statement, we can sort out any incorrect charges that might have been added, as described above. Kind regards James Mason James.Mason@purplefrogproperty.com

I had a great experience viewing properties with Purple Frog. The viewing was organised quickly, easily and at a time convenient to me. A special mention to Fran who was extremely knowledgeable on the property and gave a relaxed and friendly, but informative and respectful tour of the property.

Purple frog was the worst letting agency I have ever come across. We had pre-agreed terms prior to moving into our property. Upon moving in, none of the agreements were met. After constant contacting purple frog to deal with this they either “forgot” or they didn’t bother taking it further. The situation got so bad that I went to the local council to speak to someone who deals with property and landlord issues. I was then advise that myself and my two housemates were able to walk from the contract. To which I then told purple frog and the staff member I dealt with that day tried Feeding me loads of excuses. After all that easy sorted... months later. We then moved out of the property and changed letting agencies. We then struggled to get back out DEPOSIT at the the nd of the term, taking 4 months, which left myself and myhosue mates barely making rent for the new house. After them trying to charge us for issues that the house had prior to moving in, telling us the landlord agreed to that. We then contacted the landlord ourselves and he denied this and gave us a verbal confirmation which we then recorded. Once we threatened legal action and gave them the recording we finally got the money back. DONT EVER USE PURPLE FROG. The local policeman walked into our house alongside his colleague and left feeling bad as they said themselves it was “the worst house we have ever seen”

I am in my second year of renting a property with Purple Frog. Although they are sometimes slow to respond to emails for maintenance issues, they eventually *do* get round to them, and we have always had emails notifying us of maintenance reports and when contractors will arrive to tackle the issue. Several times contractors haven't actually turned up (the emails indicate the day provided is an 'estimate') but I find that this is a better situation than the reverse (in which contractors turn up out of the blue). Any urgent maintenance has also been tackled very quickly (such as when we had a pipe leaking), as they have a dedicated emergency number for when the office is closed. When they arrange viewings for the property (as they have been doing for the last couple of weeks as the property market heats up), they send a text and email around 24 hours in advance. Most of our viewings haven't actually showed up (a minor inconvenience) but this is likely beyond Purple Frog's control if nobody shows up. If you have to go to their office there is often more than one person there so you don't have to wait too long, and there are drinks and sweets on offer too!

Hi George Thanks for your review. It's great to hear that you've chosen to live with us for two years. Sorry that we're sometimes slow to get back to you about maintenance, but thank you for being so understanding. With regards to contractors not turning up, please can you let us know when that happens? With viewings and maintenance, we will always give you good notice that someone will be showing up (even if they don't always!). Glad you like the sweets! Thanks Patrick

Its taken a long time to get to this point. As a parent and Guarantor of a Student in property in Edgebaston managed by Purple Frog Selly Oak. I am utterly disgusted in several aspects of this branch. They seemed very aggressive at the start in getting the forms completed and returned. It seemed very rushed. I put this down to the disorganisation of my daughter and her flat mates. Now I see the rush to get 4 inexperienced students into a home that is not fit to live in. From the start the property was infested with mice, which actaully run under the beds and get in laundry with you in the room. There are leaks in the roof that have damaged property. My daughter has complained constantly and had little or no joy from Purple Frog in response. £400+ a month for one room in an all inclusive rent in a property so is a slumlord levels of return. Today I received a `FINAL WARNING` email saying my daughter is in arrears - which is interesting as the last contact was January. The warning states PAY TODAY or its passed to a debt collector. Shockingly aggressive and upsetting tactics, I am so angry right now, of their absolute lack process. I have also received a call from a member of staff, who is rude, obnoxious and deaf to your needs. They are only interest in money BE WARNED PARENTS AND STUDENTS ALIKE RENT PROPERTIES THAT YOUR STUDENT UNION RECOMMEND. THESE ARE SHOCKINGLY POOR IN CUSTOMER SERVICE AND ACCEPTANCE OF THEIR RESPONSIBILITIES. I will lodge an ombudsman complaint.

Mitchell · 31 July 2018

Agent replied

Dear Mitchell Fenton Sorry to hear that you are unhappy with our system for chasing rent arrears. We sent the email to your daughter because, despite our best efforts, she has left her tenancy still owing rent. Your review says that we have not contacted you or your daughter since January. Our records show that our last correspondence was actually on 18th June. In fact, on 1st June one of the members of the team spoke to you. We realise that sometimes people can struggle to pay rent and we are very happy to agree a payment plan. In this instance, despite repeated promises from the tenant, this has not happened. I think it is disingenuous to be angry at us for trying to retrieve money for the landlord, which your daughter owes. You mention a rent of £400 a week for one room. This is grossly inflated. The actual rent is £67.83 per person per week. You are right, the tenants did report lots of maintenance issues. However, we dealt with each report in good time. Yes, there was on ongoing problem with mice. However, each time the issue was reported we sent exterminators to the property and did things such as block holes to prevent mice returning. Had the property not been in a habitable state, we would have moved the tenants until the issue was sorted. None of the maintenance reports made by the tenants would be classed as the house being uninhabitable. You also say that the tenants were rushed into signing their contracts. New tenants are given five working days to read and agree their contracts. Yes, we do send reminders. however, we do not believe in the hard sell. That means we are happy to answer questions, and with the agreement of the landlord, to make reasonable changes to contracts. Our contracts state that tenants should not withhold rent because of maintenance issues. We have a compensation procedure for tenants who require money back. However, as many of the issues you mention in your review date to the beginning of the tenancy, it doesn't appear that your daughter was withholding rent because of these issues. I understand it is upsetting to receive a notice that a debt will be passed to a debt collector if it is not paid. However, we only ever do this as a last resort. By trying to paint us as a 'slumlord' you are trying to disguise that fact that we have made every effort to work wit you and your daughter to ensure the arrears is cleared. You mention that you will be reporting us to the Property Ombudsman. They normally ask that you make a formal complaint to the company first. I can see that you have not yet done this. You can find more information about our complaints procedure on our website: https://www.purplefrogproperty.com/not-happy/. Alternatively, you can email me at james.mason@purplefrogproperty.com with the details of your complaint. However, your daughter will still need to pay her rent arrears. I look forward to hearing from you. Best regards James Mason

We are posting this only because Purple Frog have stopped responding to communication. This should be a warning to protect yourselves against the appalling treatment of young and inexperienced students . As long as there are no issues with the property during your tenancy, using Purple Frog may be an option as a letting agency. However, having had maintenance problems and a poorly-handled leaving of the property it is clear that the company is solely on the side of the landlord and, despite being ex-students, fail to uphold the interests of the students in any dispute. The boiler in the property did not work and it took until March to replace because , as the staff themselves admitted, the landlord did not want the expense of a new boiler. The cold forced the girls to work dressed in extra clothes and dressing gowns, their belongings smelt of damp and it was only when we said we would withhold rent that the boiler was finally replaced. We strongly recommend that you carry out a a detailed inspection when you move in and put all defects in writing and ask Purple Frog to acknowledge - their assurances, photos taken by Purple Frog and the verbal agreement they gave us have proved worthless. (This is particularly crucial if you are a single tenant joining an existing tenancy). The final inspection, conducted with the lead tenant, detailed £130 in charges to be deducted from their deposit - signed as agreed by both Purple Frog and the residents. After discussing the final charges with the landlord, Purple Frog increased this by a further £461 in fines! The house was damp on occupancy with visible mould and without an operational boiler it was inevitable that it would worsen. Yet the unreasonable charges levied after the inspection included £130 for mould removal! (We could go on - £60 for the removal of rubbish bags). The contract states that other charges relating to "inventory" can be levied after the visit; so they stretch the definition of inventory to condition, not the items provided in the property. Despite an offer to pay reasonable costs this is still not resolved. We have been awaiting a response to our latest communication for nearly 4 weeks now. Hence, the deposit return has been in dispute since June. The deposit resolution service is appropriate when all parties are in contact; only the lead tenant can lead a dispute, which in itself is lengthy. This is money that is desperately needed by the students: the landlord and Purple Frog hold the power to resolve. Sadly, therefore we would advise not to trust their inexperienced staff in move-in/move-out process and protect yourselves based on our sad experience.

Jayne · 31 July 2018

Agent replied

Dear Jayne Despite the other tenants in the property already agreeing to the deposit charges, we continued to discuss your dispute and have come to a compromise which all have now agreed to. We dropped heaters to the tenants soon after the issue the boiler was reported and the tenants reported to us how pleased they were with the speed of which we had it replaced. I do not feel your review is an accurate reflection of the service provided to the tenants. Best regards Patrick Garratt

Based on our experience, If you want to find an honest and trustworthy agency, Purple Frog should not be on the list. Especially when you are the tenant. They used fake pics and lied to us when we were asking our deposit back. They insisted that we broke the freezer drawers and emailed us the following first two photos(shown as the attached photos). They claimed them as the proof that we damaged the drawers and they said the photos were taken on our check out date. But luckily, one of my roommates took a photo of the drawers when the inspector were inspecting the property with us(shown as the third attached photo, the date has been circled). After we emailed this photo to them, they finally agreed to waive this hilarious extra charge. But they never said sorry and neither any reasonable explanation about those fake photos that they had been using to charge us extra money. It took nearly 3 months for them to pay back the deposit, which was promised 28 days by them. We tried to contact them by emails and calls many times after the first 28 days. But what we heard back from them was that the people in charge of this were on vacation. After their staff finally finished the vacation, I called them at least three times to ask for the statement. Every time they promised it would be given by that day, but we never received it until another month later. It took them 3 months to write the statement, but there were still many mistakes, including the extra charge for the "broken drawers", mistaking occupiers of different rooms, and many other extra charges which were not on the check-out inspection form that we had signed with the inspector. Once again, if you are looking for an honest and trustworthy agency, which helps you find a place to settle down and avoid unreasonable charges when checking out, you have come to the wrong place. Just skip this one and get to somewhere else better.

If I was a comedian this company would be one of my jokes Please tell me where you train your staff, I want to shut it down immediately. 0/5 should be an option for this business. In fact, Purple Frog is not a business, it is an absolute farce. Having found a house we like we were told time and again that the 'letting agent' (if they can be called that...) would phone us back. Nothing. On Monday we tried one final time and YES! We were confirmed the house! Having received an email of confirmation and paid the necessary fees, we were ready for our new house! But wait... Purple Frog had other ideas. Wednesday morning comes and suddenly we no longer have the house!! We had paid and been given confirmation, yet were suddenly denied, leaving us up the proverbial creek, with no paddle... If the house had not been available, totally understandable. But the fact that the staff at Purple Frog guaranteed us this house with clearly no backing makes me wonder if this was a staff member at all! My only explanation is that it was 'bring your child to work day', and his kid picked up the phone. Surely no professional could make such a stupid mistake? So, if you want a house, I recommend doing what I did: go somewhere else.

Charlie · 16 September 2017

Agent replied

Dear Charlie Thompson I'm sorry to hear about your experience. I understand your frustration with the situation. One of the other tenants in your group also brought this to our attention. Unfortunately, the error was caused by human error. We would certainly never deliberately tell you something that was untrue, or intentionally prevent anyone from moving into their choice of property. The member of staff that you spoke to when you were told that you had secured the tenancy made a mistake and we are very sorry that it caused you such aggravation. I am delighted to hear that you found another house. The manager of the team member has spoken to your lead tenant to apologise and has made sure that the admin fee was refunded in full, as soon as the error was brought to our attention. I repeat that the apology here and on the other review site where you have posted this message. I'm sorry that you were given incorrect information, and I totally understand the disappointment that must cause - especially as you did not get the house you had your heart set on. The welfare of students is our primary concern, which is why we only deal with student lettings. On this occasion we let you down. Your frustration is understandable, but sadly sometimes professionals do make mistakes. We have spoken to the member of staff that made the error and have made provisions to ensure that they don't make the same mistake again. They were mortified when they discovered that they had caused the issue. I hope you can accept our apologies. We find thousands of students accommodation, every year and the whole team is disappointed that on this occasion we did not meet our own high standards and caused you such distress. If you would like to discuss your experience with me further, I would be glad to hear from you. We use all feedback as part of our staff training, so your feedback will be gratefully received. You can contact me on 0121 796 0041 or my email at james.mason@purplefrogproperty.com. Kind regards James Mason

I'm very disappointed with PurpleFrog's service. They are very disorganized; a lot of "chasing-up" is required for them to follow through with what they said they would do. Our experiences include: 1) Taking multiple e-mails and two months for them to organize maintenance workers to sort out issues we have been repeatedly addressing to them. 2) One month delay to the instructions on how deposits are refunded. Communication with them on this regard has been slow and painful. 3) Sending many, unspecific and therefore pointless e-mails, which will spam your inbox. None of them, however, deal with your real issues. If it weren't for the fact that most of the properties nearby the university are let by PurpleFrog, I would avoid them every time!

Barragehat · 16 September 2017

Agent replied

Dear barragehat *Please note, I have also posted this reply on the other review site you posted it on* Sorry to hear that you are disappointed by the service you have received from us. I've checked the maintenance logs for the property and can't see any reports that were open for two months. Please could you send me some more details, so I can investigate further? Please could you forward me some of the emails you've sent to the deposits team about the issues you've been experiencing? Looking at your deposit return, it looks like we are waiting for information from you so we can process this. We do make it clear that tenants need to provide several pieces of information, including bills and council tax information before we can return your deposit. Are you referring to the automatic emails that we send to tenants before the end of their tenancies that explain the moving out and deposit returns process? I can see from the database that we sent you three in total, on 23/06/2017, 26/06/2017 and 06/07/2017. These emails are sent out via the database and are sent to all tenants. The emails contain information that you need to know about moving out day and what information you need to supply, so we can return your deposit. If you feel that the emails miss some important information, please could you let me know. They are meant to help you understand the end of tenancy process. If they aren't doing this, then your feedback is greatly appreciated. In terms of the reviews, we do actively ask students and landlords to send us feedback. The reviews cover all sorts of experiences that our tenants have with us - good and bad, and for all different parts of our service. One of the reasons that we use TrustPilot is that we want to be upfront with people. we're one of the only student letting agents in Selly Oak to use this service. Certainly, sometime we get things wrong, but the reviews should hopefully also show that we take all feedback very seriously and if we've made a mistake, we do try and make it right Please could you drop me an email with the details of the maintenance issue, as well as the deposit queries you have? Also, any feedback on the automated emails that we send at the end of the tenancy, is gratefully received. My email address is james.mason@purplefrogproperty.com. I look forward to hearing from you. Best regards James Mason

It is really disappointing for the staff who are working for selly oak office. It is been five mouths that we finished the contract abd I paid very bills, I still cannot get my deposit. They are really irresponsible and unreasonable. As a student who do not have a job, that mount of money is really important for me. but it seams they do not care about that. (A bloody lesson, Chinese people must not be deceived, let alone trust the Chinese second landlord who randomly asks you to share a room with you. The so-called Xi Yingzi, who is studying PHD materials at Bertrand University, is a scoundrel. He rents out public rooms privately and deceives us as an intermediary. Damn it, and refused to refund the deposit. It seems that there is no direct connection between quality and academic qualifications. I hope you will make a fortune with this money. Hi Mingru Update 17 November 2016: We have established that you cannot access your deposit because the lead tenant has not released the money from the deposit protection service. This is not something we are able to control, as the money is held by the deposit protection service - a separate agency to Purple Frog. However, we have contacted the tenant on your behalf. Following the deadline for the other tenant to respond, we will now contact the deposit protection service again. We will organize for your individual contribution to the deposit to be paid directly to you. Please bear with us while we sort this out. Do not use, they are a bunch of amateurs. We have had a list of maintenance issues since we moved in that are still not fixed. Even the landlord has said they are useless. When we moved in the boiler was broken even though they knew about this even two months before. When we first booked viewings we were forced to wait half an hour because they were late and disorganized. I would not recommend using them under any circumstances. When we moved in we made a list of thing that were broken 2 pages long despite them claiming they had checked the property over and that it was in a good condition.

As a landlord working with Purple Frog for many years, I am happy with the service provided. Even though they do not manage my properties I truly believe they have tried their best to market and let my properties. I can confidently say, I know all the well known agents in selly oak and surrounding areas and have experienced the unprofessional and underhanding tactics that some of them adapt. There have been times in the past when I would have liked them to have let more of my properties but as I know they have honestly tried, then I can't complain. Worst estate agents. I've noticed most of the positive reviews are from people starting tenancys or viewing properties. Not people who have stayed with them. Trust me. They're terrible. You won't get your full deposit back. They will ignore issues with property. If you get a guy called Akash as maintenance. You will not get anything fixed. Truly terrible service.

Hi there, sorry you've not had a great experience. We work really hard with our tenants to help them keep their deposits. We don't want to make deposit deductions at the end of a tenancy as it means have to complete works before the new tenants move in. If you disagree with any of the charges made, you can challenge any of them with us directly, and if we can't agree you have access to the indipendent arbitration service of the deposit protection companies, so none of the charges should be unfair. Please drop me an email and I'll see what I can do to help. Thanks, Patrick (patrick@purplefrogproperty.com)
