GoogleProperty Solutions have time and time again let us down. During the tenancy simple maintenance tasks took over 6 months to complete, including having a working flushing toilet. Upon moving into the property the garden was overgrown - contrary to how it was seen when the contract was signed. Again, it took 6 months to resolve this, with workers leaving cuttings all over the front garden, leading to issues with bin storage which prompted action from Birmingham City Council. Upon leaving we have been given radio silence on deposit return. The agency has missed the statutory period to return deposit and seem to have no remorse over this. I highly recommend you do not let with Property solutions unless you want a house that is broken and to lose your deposit.

GoogleREAD THE REVIEWS - how many of them are happy with their service after the tenancy?
The staff make you write a good review as soon as you sign up. Their service is appalling. Few key highlights:
-Took months and months of chasing to get deposit returned
-Huge sums charged to the house for minor damage/cleaning fees.
-We were robbed but took them a week to send someone out to secure the house
Once you sign, you might as well not exist - this is how they make you feel. If you want anything done after signing - best of luck getting any service whatsoever.

GoogleDO NOT GO WITH THIS LETTING AGENCY!!!
If I could give zero I would! Honestly awful when it comes to deposits and quality. I’ve been calling, emailing and even going down there in person to find out our itinerary and when our deposits are being returned. 3 month after moving out and still now deposits. Best bit? They won’t talk to me about my money, only the head tenant can converse. So choose that person wisely. Say goodbye to £400+ because you’ll struggle getting that back!

GoogleAbsolute joke of an estate agents.
Tell constant lies, take weeks to respond to e-mails and the quality of their properties are disgusting. If you are a student, maybe you would deem this acceptable but as two young professionals, renting through PS is the biggest mistake we made.
The only thing I have been able to find which is a positive and allowed me to give 1 star is that their deposits are relatively cheap for the market so if they find reasons to deduct things from the deposit it's not really a great loss.

Google0 STARS- DO NOT GO WITH PROPERTY SOLUTIONS !! They illegally made me pay for cleaning (which I had done- most would have been dust from not living their for a month) and would not give mine and my housemates deposits back until I agreed to the cleaning charges. They will add charges to your deposit that you didn't do- we got charged for a missing bin lid that never existed. They act like they know the tenants when you are viewing properties, but in reality they don't know any of their tenants. Their properties are made to look like they are high quality but they really are not. We had to go in to see them if we had issues at times because they never respond to emails- I have no idea what they do all day but it's definitely not helping their tenants. Good luck to anyone who signed a contract with them.

GoogleTerrible rental agency, i will advice any international student who wishes to rent a room with this agent to please don’t do it, this folks are hella annoying, rude, greedy and find every good reason to rip you off. If you try to object they threaten you and say “you don’t know how’s been done here, you are an international student bla bla” i had a very bad experience dealing with this people. Avoid for your own good
