Riz was helpful when viewing the property but afterwards when doing our documents to secure the house was verbally aggressive and continued to threaten us tenants saying they will put the property back on the market and keep our deposits(which they cannot legally do). He stated he had sent multiple emails to every tenant, one a month before had been sent. Whilst the property is nice our experience of service has been hostile leaving us (the future tenants) anxious about our tenancy despite doing all they have asked for

8 months into the contract I was informed my contract had been changed due to me asking a simple question. The agency advised me they cannot help and to only deal with the agent for our house. Who was extremely unprofessional and rude to most of the housemates at one point or another. It was lucky one of us spoke English well in the house because we were poorly advised to do something that could have been illegal. The house in question was between two half way houses. I asked a simple question about bin bags and was met with a rude reply of "how have you lived there and not known about this". I have given them one star as I needed to press the agent multiple times to get my deposit back. An extremely poor letting agents that are looking to take your money and offer very little in response. Stay clear of these. Go with university recommended agencies or student rooms on campus. It is 100% worth paying extra to have good sleep and not be worried. If you need work the university -worklink

Hello everyone, I wanted to share my experience with this agency as feedback. Unfortunately, it was a terrible one, and I strongly advise against dealing with them. My friend and I went there looking for accommodation, and they told us that they would negotiate if we could bring more people. So, we brought three more people the same day and went for a viewing the next day. After 2-3 days, we paid a holding deposit of £100, and they gave us a week to pay the remaining £250 deposit and provide our guarantor details along with other documents. We submitted everything on time, and on the last morning of the deadline, we paid our £250 deposit. Right after, we received a call from a friend saying that three of our group members backed out and advised us not to pay. However, it was already too late as we had already made the payment. We then went back to the agency, who told us they couldn't make a contract because only three of us were still interested, and the other three had backed out. This left my friend and me in a difficult situation as we had already provided all our details, deposits, and guarantor information. The next day, me and my friend went to the agency, we say that the friend which told us that other 3 members back out was there with other 2 more now members and they were now ready to take the property along . We asked the agency to hold the property for us since we had provided everything and promised to find the additional tenants within a day. They agreed. However, later that day, I received a call saying the property had been taken by the that group , and the deposit was made. Despite our efforts to arrange everything and pay all required amounts, we were left without accommodation. The agency refunded our £250 deposit but refused to return the £100 holding deposit. They then offered us another property in the B30 area, but it was too congested, and we felt uncomfortable living there, so we declined. Now, they still refuse to return our £100, and the property we initially viewed has been rented out to that group. This whole process has been extremely distressing, affecting both our mental health and academic work. We are students who work part-time to support ourselves, and losing this money and time has been a serious setback. My advice is to avoid this agency at all costs; they are untrustworthy, and dealing with them has caused us unnecessary hardship.

This is a terrible company. My son rented a student house through them and has only just had (most of) his deposit returned more than 4 months after leaving the property. He had to email and call them a number of times. Property Solutions tried to deduct £50 for removing a non-existent chair from the shared garden (could not produce receipts when challenged). Avoid using this company.
