I bought a house from MECS in November 2020. I called them on the Thursday and viewed the house the next day. Sami Mubarak showed us around and answered our questions (which were many). He provided the information for which we asked courteously, concisely and fully. It was clear that he had a deep and thorough knowledge of this house and also the broader property market in Harborne and Edgbaston. Our offer was accepted without any drama, solicitors were instructed forthwith and the sale happened seamlessly without me being stressed. Even after Sami had passed the matter to solicitors, he still called regularly to update us. I have bought a number of houses over the last 10 years and this has been the most straightforward purchase. MECS put a lot of effort into making sure that we knew what was happening every step of the way and if I called or emailed Sami or one of his team would call back within a few hours at most. I would not hesitate to recommend MECS to any potential purchaser. MECS is most efficient, helpful and very clear about anything a purchaser needs to know. What was really noticeable was that Sami and his team regularly stayed in touch until the sale was concluded. Thank you Sami Mubarak and your team

I have 5 properties in Harborne and over the years I have been using MECS as my letting agency and have been very pleased with the service. The team are fantastic and on numerours occasions Sami the proprietor has taken his time out personally over the phone with some honest, helpful, accurate, aiding, professional advice for me. Though my thanks, praise, gratification and recognition is to their Senior Sales & Lettings Negotiator Ryan Beaumont. Credit is due to here as his sourcing abilities with finding quality tenants are fast, professional, reliable & efficient. I believe he is a perfect representation for the business working with trusting prospective tenants & buyers of which are looking for properties. I couldn’t be happier and fortunately I have never had any problems as he keeps me updated throughout the whole lettings process. Their is office is warming & approachable, I would confidently say administratively they are just as reliable. Documents wise they send me everything I require without prompting them which is rare amongst the majority of agents on the High Street. I have dealt with MECS for almost 2 years now and dealt with Ryan from day one. I have never had anything but good polite service and most of all reliability from him and MECS in general, whenever needed. They have a no nonsense attitude and ability to back up what they offer which is a relief and something many other agents in the past have failed to do. Horrendous experience and never again! Our house was rented out as a managed let more than two years ago. To start with you will be told that '' we have great links with doctors and MoD'', so getting great Tenants will not be an issue at all! Well the doctors who were sent to stay at our home were later discovered to be medical students (yes nearly doctors) who managed to wreck the place. Tenants were calling us through the duration of the tenancy, because MECS would not do a thing if something had broken down, what's the point in paying for a managed let if the tenants keep contacting the landlords. On one occasion Samy was on holiday and a lady was in charge who was least helpful (arrogant) and hard for the tenants and the landlords to deal with. On an odd occasion if we had entrusted MECS to resolve any issue, wallet was also getting significantly lighter. Towards the end of the tenancy we could not wait to snap our ties with MECS and the tenants he brought. For the wreckage the tenants caused at the house he would not even let us charge the tanants from the deposit. We had to invest significantly to fix the bathroom, kitchen ( a new oven and grill) and the other damages caused in the house. Still MECS or Samy would not allow us to charge the tenants for this ( yeah! good news for tenants). All in all, we would not bother to even consider MECS again. If you still want to fall for sweet talk at the first meet, which sounds as if 'wow, he knows what he is talking about and looks like he has contacts', at least make sure that the deposit is in your DPS account in case the tenants wreck your place.

I have only given 1 star as that is the minimum option. I write as a tenant. MECS have consistently proven themselves to be unhelpful, unprofessional and unreliable. In particular a Mr Mubarak has been evasive, rude and at times lied to us. IF you have to/choose to deal with MECS, I strongly recommend insisting that everything be put in writing. Anything claimed in person that can’t be proven at a later date will be disputed. I have rented for many years but have never dealt with an agency like this. Avoid if possible.

Sami and his team are brilliant. Not only do they know the Harborne , Barewood, Edgbaston markets intricately but they also can answer all of those questions about best primary schools, secondary schools, local religious services and communities even where the best parent & toodler groups are . Sami works in Harborne but more importantly he lives there also so he can answer all these questions 1st hand. Not so much an estate agent more of a community hub. Great guy who takes lots of the stress out of either moving house, finding a tenant or somewhere to rent. And once you've done business with Sami you can pop next door for a chilled coffee or drink at Boo Boo or if feeling more energetic Harborne pool for a swim.

After having a disastrous experience and having no sale still after a year with another estate agents (shipways). I decided to change to MECS. It was the best decision. After just one week up for sale I had two decent offers on my property and excepted the highest. I have no hesitation in recommending MECS Sales and Lettings, the service I received was fantastic. I had 18 months of having no interest from buyers wishing to view my house with Taylors Estate Agency prior to speaking to Sami at MECS. Sami took professional looking photographs and gave our house the attention it deserved. We had three viewings arranged in the first week and the house was sold subject to contract within 8 days. Great service and communication throughout and Sami made sure everything ran smoothly right up to completion.
