WORST DECISION - STUDENTS BEWARE I rented from MasonKnight with three of my friends during the 2019/2020 academic year. Off to a bad start, we were informed that MasonKnight wanted to refurbish the house we were in (74 Raddlebarn Road) during our tenancy, starting with our spare room, then moving us individually out of our rooms to work on the others. The construction work started around 7-8am, even on weekends which was very disruptive for everyone. At the start of April 2020 - just two weeks after the country had gone into its first lockdown - we were moved to another property on Katie Road. At the end of June, we were informed that the Katie Road house had been let to another group of students and that we would have to move yet again. This time, our group was moved into albeit a lovely house on Haborne Lane. Little did we know, the owners of the property had not been alerted, and we were moved into their house without their knowledge. To make matters more uncomfortable, this new property had no WiFi installed, the utilities were on a top-up card which hadn't been loaded so the electricity and hot water didn't work! We took cold showers, borrowed the neighbour's internet and called Adrian Mason. When he arrived, he informed us about the top-up cards, which we promptly asked him to sort out as we felt this was up to MasonKnight to arrange. It took 7 days to get WiFi to this third and final property, and two of us were masters students at the time. Finally, any time we felt we did not receive a response in an appropriate timescale, one of us would visit their offices on Tiverton (before the pandemic), only to find the staff were hostile and uninviting. They told us that we were not meant to come in person but rather wait for a reply via email or through their app (which was functional at best). When a family member of mine left a review on their Facebook page detailing the stress we had been through just at the start of the tenancy, I was sent an email by a representative of MasonKnight asking me to remove this review within 24 hours. Appalling behaviour, especially during a pandemic.

When selling an old property in MasonKnight Properties, Adrian’s reputation and local knowledge means they have a list of clients waiting that is more than just what comes from rightmove etc. They are very friendly and charge a fair price for their service

What can I say about MasonKnight Properties. I've been renting a family home from them for the last 6 years and have only ever received a top quality service. If I've had an issue with the property the team have always sorted them out quickly and professionally (normally within a couple of days, even on bank holidays). I would recommend MasonKnight Properties to anyone looking at renting a property.

This Agent is not professional at all. Had painful experience when renting from them! The staff is very rude. . called them many times for massive issues, they never responded . Nobody care. Definitely never rent from them !

Awful company who rip you off and lie on their website. We were promised "new bathroom" "new sofas" in fact, they were anything but. Sofas tacky, ageing and disgusting. Bathroom full of mould and dirt. The people who work their are rude and lazy. They basically are stealing from students, making us overpay considerately for what they're providing. DO NOT GO WITH THIS COMPANY. AVOID.

By far the worst letting agency in Selly Oak. Might seem friendly at first but is absolutely vile to its tenants. Unbearable living conditions in the house and Adrian is very very difficult to deal with. All these positive reviews are made from dummy accounts. Stay away if you can!

My student daughter rented a house with…

My d daughter rented a house with masonknights along with 2 other students last year. The process was OK but the customer service needs improvement. My main disappointment came when the direct debit of 1 month rent payment came out of my account on August 1, 2022 in error. The contract was until July 30th. I have been chasing them through email to James and Admin since August 1, 2022.. I Sent all the proof of information they needed and was told refund takes up to 7 days. Still waiting and efforts to ask when exactly I can get my money back have not been responded to. This is not the way to treat your customers.

I would have put 0 stars if i could have. The service Mason Knight has provided has been disgraceful. We have been ignored and spoken to awfully when regarding maintenance issues with out household. The women we spoke to over the phone refused to let us speak with the manager and regarded our issues as small when they affect our day to day lives. I am completely disappointed in this service.

***STAY AWAY FROM MASON KNIGHT*** Horrible letting agency for students. They prey of vulnerable students who are not yet fully financially stable and take advantage. The property was a good standard when we moved in, and when we moved out we spent around 24 hrs collectively doing our best to clean and leave the property the way it was found so it was equally left very clean. According to mason knight, a small cobweb in the downstairs bathroom that was used *once* requires a cleaning fee of £40. This is absolutely ridiculous and extortionate for anybody, let alone a student. In addition to this, the garden was extremely overgrown upon arrival, and was very unwelcoming and unhygienic as there were occasions where rats would be seen in the shrubs - they decided this was *our* fault and they charged us £180 for this, bearing in mind we never ever sat outside due to the unpleasantness of it. We tried to contact mason knight about this but they completely ignored our requests. We were great tenants in my opinion -- we always paid rent on time and respected the staff (despite one agent entering my flatmates' room whilst she was showering with his key, as her door was locked - this is a breach of privacy). We were compliant to everything from them, but they disrespect us by doing this... Absolutely vile and inhumane. I wouldn't recommend this company to anybody. ***STAY AWAY FROM MASON KNIGHT *** They also have nobody to speak with on the phone, it is all redirected to email where we waited almost a month for a response, and in that time they charged us £600 for solicitors fees!! We always responded immediately to their emails, whilst they took their time and avoided and disregarded all photographic evidence we sent. It's vile how agencies can get away with this behaviour, it should be illegal. 0/5 stars.NegativeResponsiveness, Professionalism

Faceless unscrupulous charlatans - AVOID THEM

This company is what makes Estate Agents the object of such disgust - they work on a basis of ignoring, creating confusion, bullying and intimidation - specifically with students in and around Selly Oak. Had to deal with aftermath of students having rented a (poor quality) house from them. On checking out, the faceless agents create items of damage that don't exist and then slap extortionate charges on for the fictious damage. For example - charging £35 to change a lightbulb, or detailing that there are cobwebs in a room when they rented the house out with smashed kitchen cupboard doors. Of course, getting to actually TALK to anyone is imposiible. They refuse to answer the phone and require everything to be dealt with via email. What's the problem there? They use pseudonyms, so there is a faceless "Peter@" or "Steve@" which basically gives them a cover to have fictious employees, who should anything goes wrong, can be easy deleted from the system. Going back to this specific case - said students detailed a comprehensive disagreement with their "agent" over the closing report, What do Mason Knight do? They go silent, don't respond to emails then send out the odd email of "Thanks for your email. We have replied to your representative on..." without any content, detail or context. When this is challenged, they simply resort to sending solicitor letters to the students guarantors. Now that isn't necessarily an issue, except that they decide to create hugely inflated charges with no substantiation, no reference and then decide to send the total charge for ALL students to EACH guarantor - so immediately inflating their charges by 500-600%. When details are requested, they direct people to their solicitor, who has no context, said solicitor sends them back to Mason Knight who again refuse to answer the phone or respond to emails. This company will try and make money off creating damage, creating fear and bullying people. Interestingly, if you look on Companies House, you will find that there is NO Mason Knight Properties, so even the trading name is a front and they are hiding behind smoke screens. What does that say about Mason Knight? Not a registered name with Companies House, emails contain only one name, they won't answer the phone or talk to anyone? Does that sound like a fully open, upfront estate agent? Use them if you want to learn more about The Property Ombudsman, Trading Standards and how to take someone to the small claims court. If you'd rather have a quiet life - use a reputable estate agent!

Students/potential students in brum: Don't rent with MasonKnight! I rented with them from Feb 2020 - June 2020 Its another story of them charging students for damage that was in the house before I moved in. We challenged them on this and they decided to ignore our challenges to the charges (even though we had photos and evidence) and they've now sent out solicitors letters to our guarantors a whole 7 months later, they made us think they'd given up just to threaten us with a CCJ for a measly £55 each for damage we didn't do. They didn't give us the right to challenge and they didn't give us the right to pay either, and disregarded the evidence we gave them. They have a history of doing this to students so please please do not rent with MasonKnight!NegativeResponsiveness, Quality, Professionalism, Value

Poor service

I have been waiting for months for my deposit back. I've emailed 'James' repeatedly and have still not received any reply other than please don't call in the office. When calling into the office they just direct me to email James. This is ridiculous. Would not recommend this company to any other students or anyone looking to rent. Treatment from this company is horrendous. Would give 0 stars if I could.

In the past 10 years I've been renting properties from six agencies in Bham. MKP stands out from all of them by a mile or two. Why? I think it is because they are nice, intelligent and hard working people who have built a great business model based on integrity, efficiency, and quality in customer service. 100% recommend.

Mason knight properties, in my experience are very good sellers, but I feel that the follow up support could be better. We moved into the property which felt like it wasn't ready although we had our move in date confirmed. Mason knight are pretty good at getting some jobs done but there are others still pending and I don't feel there is much urgency as it takes them quite a long time to reply. I feel they can come across sounding rude whether this is intended I don't know but sometimes it feel like they are the customers.

Moving into and staying at a propery of Masonknight's for a whole year was not a good experience mostly. They were very slow to carry out maintenance requests, leaving us with problems like no working shower for a couple of days and a faulty desk which made it hard to study and take notes on, to name a few. Their cleaning service was also bad upon moving in, the house was very dusty and had cobwebs everywhere, and we had to clean it thoroughly ourselves. When responding through emails, they came across as rude and condescending at times, telling us to google/youtube things when we had problems with the shower and heating. Lastly, on moving out, they were unreasonable when charging us for a few things we shouldn't have been held accountable for. One of them being charging us over £40 to replace a lightbulb in the living room which they requested us to leave on in case of burgulary once we left in March due to the Coronavirus. I am very relieved that I now have nothing to do with Masonknight after the end of tenancy charges were dealt with, though I do warn future tenants to be careful when dealing with them, as you may face many problems with them and be swindled of a lot of money.
