Dear Jess, it was agreed on the contract that "Firstly, we would install new carpet on the staircase" this was done within 1 month of your moving in whilst there was nothing wrong with the old carpet, we just wanted to improve the quality of the fixtures in the house for you, we do have photo evidence for this. " Secondly, we would carry out bathroom renovation work at agreed time by both parties " we then asked whether we could do this work during Easter time 2016 and then had reply from your housemate stating it was not convenient and therefore we were unable to carry out the work since you didn't not give permission for access, again, we do have email proof for this. We would also like to point out that the bathroom was in good working order throughout the tenancy, all we wanted to do is to improve the quality of the bathroom hence the contract was drawn in good faith. And on the day of your tenancy termination, the keys were handed in, by yourself, 7 hours after the deadline, at 7:45pm in the evening, you insisted to argue with one of the members with very aggressive manner, even though it was already out of office hours, again, we have CCTV footage of this. As a company, we welcome all the constructive suggestions or advices but we do not tolerate abusive behavior or comments that are not based on truth. We would be more than happy to cooperate with any investigation with regard to this as we have paper trail and supporting evidence for the case. Thank you.

Jade, Maite and K Maps were tenants in one of our property, rent was never paid on time, sometimes 4 months late, when we phoned them up, they will use excuses such as draw is not stable, but when we offer to go in and fix the problem, they refused the access for our workman. During their tenancy, Police has been called few times due to their behavior towards our member of staff. Now Maite has left the property with unpaid utility bills around 2000 pounds, and also have completely trashed the property with multiple damages such as smashed room doors, doors of fridge freezer that has been ripped off, the property was in such a state that our cleaners team of 5 had to spend 12 hours in there.The cleaning and repair bills have amounted around to £3000.00. And also we have lots bailiffs knocking on the door looking for them. County court summons has been issued against them, not because of the review, but to recover the damages and unpaid bills they have left. Quite frankly, they were the worst tenants we have had in 20 years. We want to warn any prospective landlords about these tenants and we will be contacting tenant referencing agency about them as well. And also now they are using reviews as leverage to try and get out what they want. Which we are not prepared to do, not when the tenants trashed the landlord's property and walked away with thousands of pounds of debt.

GoogleI found Mason Knight Properties to be the best of various letting agencies whilst renting for several years in Selly Oak. I rented two separate properties from them. The properties were furnished to a higher standard than any of the other letting agencies' properties. Of note is the bed mattress quality, they are actually comfortable, other letting agencies' properties seemed to all be furnished with these horrible mattresses.
I found that all of the staff to be friendly and happy to chat at MasonKnight Properties. Adrian and Louise were particularly helpful when we had any issues with the property, one of them would promptly visit and make arrangements for the problem to be rectified. Even for trivial things such as forgotten key! In one of the properties there was some work that needed to be carried out, this was handled very professionally with clear dates as to when in would take place, and how long it would take. The work people hired were friendly and efficient, every day you could see clear progress was made and they made considerable efforts to ensure they were not in our way or doing anything loud at particular times.
Also of note is that I was never charged any fees on moving out, in fact when I moved out of the first property, I was kindly reminded by Louise that the oven needs cleaning, which we had totally forgotten about, we were allowed to head back and clean it and hence avoid any fees. No other letting agency gave this opportunity, they just simply presented a bill.
I now rent in a different area in Birmingham and before renting this property I spoke with Adrian to see if he had any properties that would suit me. He was honest and good enough to say he didn't and suggested other places to look despite this obviously costing him business.
If anyone is considering renting in the Selly Oak area, the only place I would recommend is MasonKnight Properties. Particularly if you want a comfortable mattress!

After this they tried to bill me for the full amount of the house leaving me with nowhere to live 3 days before I was supposed to move in. The most disgusting letting agency I’ve ever been with, the staff are ignorant and rude and refuse to help with any simple maintenance requests or take 6 months to do so. When we moved in the house was covered in mould, there was trash everywhere and the garden was an overgrown mess and we were told it was our responsibility to sort it out. The house was freezing as every room had a draft, the bedroom walls were left in a state yet I’ve read that the charge students ridiculous fees to clean up the house after tenants have moved out.
The house it’s self was falling apart, and the worst of it was that we had caught the landlords and agents letting themselves into the property without giving us any notice as well as snooping around our rooms and looking through our belongings when we weren’t home. They would also have excessive amounts of viewings every week and after these viewings go and “inspect” the house without giving us any notice. And then failing said inspections so they have an excuse to come back to the house whenever they want.
They also threatened to take measures to remove my rescue rabbit (which is illegal) themselves without any given warning! Imagine being scummy enough to threaten to take your pet whilst you’re not at home, and when they have once again entered the property without any notice.
Absolutely dreadful people and I pity any new students that decide to rent with them. There’s a reason that they don’t ask for a deposit and that’s because they’ve been caught out so many times for withholding tenants deposits claiming there was damage to the house that was already there. Save yourself the stress.

In the last 12 months, all the neighborhood on your street has raised more than 10 complaints about your anti-social behavior, littering of the house, and also raising animals in the house without consent, and the fact they all felt very intimidated by you. And also, your rent is still not paid, you even built a rabbit hutch inside your bedroom and trying to hide it, there are rabbit droppings everywhere inside the bedroom(photo evidence), which is a health hazard for next lots of tenants, to be frank, your attitude toward the property and staff is shocking. There are multiple of breaches in your tenancy and you just don’t seem to care. We always give 24 hours notice before our visit, this can be evidenced by emails we sent out. All the maintenance reported have all been dealt with in a timely manner, this can be evidenced by both photos and workman log. I can understand why you have problem with us, because our staff is not afraid to tell you when you are out of order, they are not afraid to tell you right from wrong. To be very honest, if we don’t do anything or don’t say anything , then it would be wrong, I would consider we are doing our job properly if we don’t take any actions. Anyone reading this review, please feel free to contact us, we can get all the neighbors to testify, we can show you multiple picture evidence of how Miss Bethany treat the house, the neighbour and her responsibility as a tenant. Any landlord reading this, please be assured that we are not afraid to be standing up against people like this to protect your property. Not doing a deposit is a choice to put trust into tenant, we have lots of great tenants and we are very grateful of that, but clearly Miss Turner does not deserve any bit of it.

GoogleWent to view a property this morning at half 10 in Northfield by the job centre in Longbridge. The agent turned up late one of the builders let us in and showed us around. The gentleman was extremely friendly and helpful however the same couldn’t be said for the agent, when she came in did not say anything to me and my partner just smiled and went around taking pictures of the property. This lead for us to having no information on the apartment which is very disappointing as even though the previous tenant left it in a state it was lovely but not worth £605 pm for the size. The woman after not speaking with us and only talking with the builders then went outside and left us, we decided we had had enough and left, nothing was said to us or saying thanks for viewing or if we were interested in having the apartment. Extremely disappointed and the service is disgraceful, previous people who had gone through the agency clearly did not have the same woman we did. Won’t be going through them again as we do not want the same disappointment as today.

After our previous experience with Selly Oak letting agents (who tried to con us out of money for a variety of fictitious or exaggerated reasons) it was great to have a set of friendly people who were fair with us. They actually also helped us to get some of our money back from the original letting agents who had falsely/illegally charged us (but being in our first rented property we didn't know what we were doing!) in their own spare time, at no cost to us.

We encountered problems such as cold showers for days even weeks, a carbon monoxide monitor taking an extensive period of time to be fixed amongst many of other issues. The energy company they use, Quantum NRG is also a poor quality service whom I suspect of making up charges in regards to utilities. My total bill, which was delivered late (no surprise there) came up to nearly eight thousand pounds despite us not being in the house all year round and one of the tenants not being there much at all. They are taking advantage of our positions as students to extort us and it needs to be stopped sooner than rather.

In light of my experience, I strongly advise fellow students and prospective tenants to explore other real estate options and avoid engaging with Mansion Knight Properties. It is crucial to choose a reputable and reliable property management company that values its customers and upholds ethical business practices.
Mansion Knight Properties' unjust refusal to refund our advance payment and deposit has caused significant financial strain on myself and my friends. GoogleHad a terrible previous experience renting a student property with MasonKnight. Lots of promises that were unfulfilled when they talked about property renovation and even had the audacity to blame us for bathroom mould which was present before we moved in and were assured would be treated during our tenancy. On leaving we thoroughly cleaned the property and left it in a better state that we had found it - but were still charged from our deposit for further cleaning. We went through the deposit protection scheme and a picture of a tiny amount of fluff on the carpet was provided as evidence. We managed to keep a portion of our deposit.
What really annoys me though is that this was all 7 years ago and I still periodically receive emails from them about totally irrelevant properties. This is despite me requesting that they delete my personal data from their system.

GoogleWORST DECISION - STUDENTS BEWARE
I rented from MasonKnight with three of my friends during the 2019/2020 academic year. Off to a bad start, we were informed that MasonKnight wanted to refurbish the house we were in (74 Raddlebarn Road) during our tenancy, starting with our spare room, then moving us individually out of our rooms to work on the others. The construction work started around 7-8am, even on weekends which was very disruptive for everyone.
At the start of April 2020 - just two weeks after the country had gone into its first lockdown - we were moved to another property on Katie Road. At the end of June, we were informed that the Katie Road house had been let to another group of students and that we would have to move yet again.
This time, our group was moved into albeit a lovely house on Haborne Lane. Little did we know, the owners of the property had not been alerted, and we were moved into their house without their knowledge. To make matters more uncomfortable, this new property had no WiFi installed, the utilities were on a top-up card which hadn't been loaded so the electricity and hot water didn't work!
We took cold showers, borrowed the neighbour's internet and called Adrian Mason. When he arrived, he informed us about the top-up cards, which we promptly asked him to sort out as we felt this was up to MasonKnight to arrange. It took 7 days to get WiFi to this third and final property, and two of us were masters students at the time.
Finally, any time we felt we did not receive a response in an appropriate timescale, one of us would visit their offices on Tiverton (before the pandemic), only to find the staff were hostile and uninviting. They told us that we were not meant to come in person but rather wait for a reply via email or through their app (which was functional at best).
When a family member of mine left a review on their Facebook page detailing the stress we had been through just at the start of the tenancy, I was sent an email by a representative of MasonKnight asking me to remove this review within 24 hours.
Appalling behaviour, especially during a pandemic.
