GoogleRented from these guys a few years ago. At the beginning of our tenancy, they put us in a temporary house as the one we were supposed to move into was being "renovated". Despite the temporary house being significantly smaller than the one we were moving into and the massive pain of having to move house twice in a month, Mason Knight offered no compensation or rent reduction. In hindsight, I can't believe they tried to charge us rent on a property we weren't living in yet - but we were students and they were willing to take advantage of our naivety.
Don't believe the five star reviews, especially if you are a student.

GoogleSTAY AWAY FROM MASON KNIGHT (SHITE) AT ALL COSTS. Our experience with Mason Knight was deeply disappointing. Upon moving into our property, we were met with a house in disarray, with numerous issues requiring immediate attention. Despite our repeated requests for repairs, the agency consistently ignored our concerns, leaving us to deal with unaddressed problems throughout our tenancy.
To our dismay, Mason Knight is now attempting to charge us additional fees, alleging that we left the property in poor condition, a claim that is both unfounded and unjust. This tactic seems to align with other negative reports we've encountered about their practices. We strongly advise prospective tenants to exercise caution when considering this agency.

Terrible, dishonest and not respecting the law of UK. MasonKnight Properties is registered as MKP Management Ltd. and is run by CHINESE (verify details of owner Yuting Liu from UK Government website). The ex-BRITISH owner Mr. Adrian L Mason is no more involved and ceased to be part of it. Your deposit is not secure so be ready to lose atleast half or more of your deposit after your tenancy ends. They are neither a member of NRLA nor MLAS (Landlord association). Your deposits are not protected as they use unethical tactics to release deposits by getting acknowledgment from tenants. They make you sign one contract with all tenants and then deduct uneven charges after your tenancy ends. We kept property clean and tidy despite of that they charged us 584£. MKP plays these dishonest tactics with everyone of their tenants to cover fixed costs of properties when they are mostly empty in July/August. Worst experience. Now a research scholar and happy to answer questions.

GoogleAwful experience. I used these guys while I was in my second year of Univeristy. We all signed separate tenancy’s for each room. 3 people then decided Univeristy wasn’t for them and dropped out. They then tried to say I was liable for the full amount of the house leaving me with nowhere to live. They then continued to hound my parents and myself for weeks. We told them they could keep my deposit if they stopped contacting us. The other 3 tenants then took this further and were able to get their money back legally.

So we rented the property last year. We didn’t expect much, given some of the reviews about damp and mould... but considering how little we were paying compared to other agents, we weren’t entirely fussed. Got to the property, it was fairly tidy. We called and asked when it was to be cleaned properly and they asked that we reported it on the app.. so we did. Got a reply saying that cleaners had been scheduled for next day (was booked in advance apparently) so we were more than happy to wait. Cleaners came in and did a great job. And if I’m honest, I was planning on doing my own cleaning anyway as I don’t really like the idea of even the most professional and upper class cleaners missing some areas. Reported issues on app, one was a bedroom key that I “lost”. They replied saying that they would be more than happy to get a key cut, but as per the tenancy agreement, I would be charged. So I decided to have another look round and eventually found it. Some would say that it’s unfair or be unhappy with the charge but personally I don’t mind as all it did was make me have a second look and I ended up finding it anyway. There was no mould in the property when I got there, but about 4 months in I started to notice some patches in the bathroom. Asked the maintenance team what it was and asking them to fix it. They advised that I clean with bleach and soapy water and said it was due to condensation. Cleaned it, left windows open (especially while running and in the bath) & it was perfectly fine afterwards. I can’t comment for everyone but perhaps the mould issues that everyone’s complaining about were fixable/preventable?? Over all, I can only give mason knight 5 * as the issues I experienced were not major and weren’t worth arguing over. Granted, things weren’t PERFECT, but it was definitely value for money and perhaps if people stopped expecting so much for so little, they would not find themselves so unhappy. If you are looking for an agency who are genuine and who know their tenants personally, then this is a company I strongly recommend. Thanks to all.

Can't fault the two main people (Adrian and his wife), they were pretty good throughout. However they charge you an extortionate amount to "clean" the house after you leave, no matter what state it was in. They also charged us a for Gardening. In total well over £300 was taken from our deposit. I went back to visit the house after moving out and was shocked; it looked like all they had done was move some furniture around. They had done nothing to the garden (which we were charged about £150 for).
They also told one of us that he could pay termly rather than monthly at no extra cost, but then charged after we moved out for his "late payments." (They also double charged another of us for an actual late payment he made)
When you call them up, they cant discuss anything about the deposit and you have to email some 3rd party guy who takes ages to reply and a lot of the time doesn't even reply at all

We work shifts and they have been very considerate in fitting the meetings and work around us. They are always contactable and frequently visit out of routine hours to get things done. We have seen a selection of the student properties offered by MasonKnight and having spent many years in student accommodation I can safely say you will not find better accommodation! GoogleNO DEPOSIT RETURN - CAREFUL
My son’s tenancy itself went smoothly and the property was well appointed.
The problem arose when it came time to have the deposit released. MKP refused to engage in any meaningful communication by email or phone, and they made no claims for deductions or reasons to withhold the deposit.
I checked myself and confirmed the deposit was lodged with mydeposits.com in an insured scheme (meaning the landlord, not the scheme, physically holds the money). Despite this, the agent shows no interest in initiating the release, presumably because leaving deposits “in limbo” benefits them on paper and accrues interest on very large sums.
They repeatedly ignore my son’s calls, but when I phoned from a different number they answered, until I mentioned the word “deposit.” At that point, they launched into an extremely scripted response and offered no details, not even asking which property I was calling about, which makes me suspect this happens frequently.
Fortunately, I am a landlord myself and have a legal background, so I will pursue this formally. Students and first time renters, however, might easily give up and never see their money returned. In my view, this practice should be highlighted so others are aware.

GoogleAbsolutely appalling experience so far. My son has just moved into a Mason Knight student property and here are some of the problems that they are ignoring...
1. Rubbish all over the front lawn, left by the previous tenants and the cleaning crew that Mason Knight used. Yes there is a bin strike, but there has been no attempt to even contain the rubbish. It is blowing everywhere and there are pests nibbling on the organic items.
2. Unsafe electrical fittings, with live conductors.
3. Unsafe decking - rotting, falling apart, a real health and safety concern for the students.
4. A locked off toilet where the trap has dried out and therefore left an open path to the atmosphere in the sewers. The house stinks as a result.
5. Unsecured bedroom, leaving student vulnerable (old patio door with broken lock).

GoogleRented my first university accomodation property with Mason Knight back in 2021. Writing this review after reminiscing about how shocking the experience was!
I now work in housing standards, and let me tell you, the amount of Category 1 (most severe) hazards in our house was staggering. Water dripping into the fuse box, bathroom leaks into the kitchen, pests, left with no bathroom access, breaches of COVID 19 policy... You name it.
We lived in the property at the start of the strict COVID 19 lockdown where nobody could leave their property or have guests in. During this time, Mason Knight thought it would be perfect to renovate our bathroom without our consent! So we had a work man in our house every day from 8am drilling and hammering and sawing and sanding... Brilliant when you're trying to study for exams! Not to mention the blatant disregard for national lockdown policy. The owner did not give a damn when we raised these concerns, they were renovating it regardless! This also meant we had little to no bathroom facilities at certain part of the renovations.
When our tenancy ended on June 30th (still during lockdown), the owner wouldn't even allow us to sleep in the property until 8am the following morning. Our next tenancy didn't start until 1st July. We had nowhere to go due to lockdown policy. The next tenants weren't moving in until the afternoon. But nope, they'd rather see us hopeless with nowhere to sleep.
The owner is completely up himself and has no care for the wellbeing of tenants, he just wants to make more money! I wish I'd known then what I know now in regard to tenant rights and environmental health breaches, because if I had, we would have had one hell of a lawsuit on our hands.
Avoid at all costs.

GoogleMy and my housemates' experience renting with Mason Knight was, to say the least, atrocious. The owner gave us the hard sell on the house, sure, but followed this up with condescension, rudeness and creepiness. We discovered he and the landlord hadn't communicated about how many people there would be. There was a 'maintenance' visit with less than 24 hours notice because Mason Knight suspect the house was 'messy.' (When you're working nights on minimum wage, your house can get messy.) One time, a tap pipe burst, and water started spraying into our downstairs bathroom. After I had stopped the flow, the owner came round to berate me for not reporting the loose tap earlier - in front of the plumber who had fixed it when I reported the loose tap earlier. Nothing was ever his fault, and we were spoken to like children. There was a garden clearing fee despite the fact we maintained the garden far more than was made to be necessary. The previous tenants had put the terrible, beige microwave in the attic as, well, it was terrible and beige. We got an email angrily asking us where this microwave was that we'd never used 3 months after we moved out. Getting our deposit back would have been easier if it was locked in a safe orbiting the moon.
On top of this, I'm writing this from a google account without my real name attached, as you can see on this page the owner has a habit of responding to poor reviewers, naming and shaming their terrible tenancy. Given our experience, I'd believe the tenants...NegativeProfessionalism

GoogleMason Knight is probably the worst agency you can ever go through in regards to getting a student house in the Selly Oak area. The house was unclean when moving in and there was mould on the walls in my bedroom, which led me to buy an air defuser (£50) as it was too unhealthy to live in. We have had numerous of faults in this house which we had to report on their app in which 'maintenance' would respond - this took a week minimum. No one actually did anything about the mould, so i had to remove it myself.
The most annoying thing about Mason Knight is that it took 3 months to receive our deposit back, which is illegal as it should be 30 days max. We had to go through a solicitor and the deposit scheme to get advice on how to get our deposit back as Mason Knight where not replying to our emails about it at first which is what lead us to take legal action.
They tried to charge us for cleaning and stained mattresses when we moved out. Luckily we had evidence of when we moved in of stained mattresses, mould and uncleanliness and managed to get those costs taken off our deposit.
All in all I wouldn't recommend Mason Knight to any student wanting to live in Selly Oak. When we went to look at houses there back in early 2017 to live in from September 2017 we were taken around to look at some and then we were abandoned by the tenant showing us around in his car and where left there for approx 60 minutes because he was 'dealing with another sale' , this is probably the most unprofessional way to deal with potential clients.
The only good thing about the whole experience was getting help from a guy named James who works there. Just wanted to say thank you to James for helping us with the process of getting our deposit back.
