Martin & Co - Guarantor issue

My partner and I were through the whole process of renting a flat. Papers were signed at beginning, all information was given when asked. We were told that we'd got the place, and just needed a guarantor - moved back from Australia so they needed extra reassurance, which was fine. The guarantor gave all information needed. Even employer contact information so they could validate. We were set to move in on the 18th May, the day before we had been told we lost the flat as they didn't get a copy of the guarantor's contract of employment. It is no business of theirs to need that, everything else had been shown and was evident that he could pay if needed. We lost the holding fee of 300 pounds, and were given no other option. After trying for hours to get hold of them, none of the calls were getting through, we had to leave it and try to find somewhere to stay.We had to move out our current rental, and had nowhere to go.DO NOT USE THIS AGENT

Unreliable agent

Unreliable & Unprofessional agent everSince before our booking appointment to view this house, we clearly mentioned that we, 4 people, will share the house. We did a tenancy application form, mentioning 4 people will share and then wired holding fees. The Agent was doing reference & bank checking for all of us and got a reply that they have all passed. So, we already confirmed with our current landlord for moving date and also arranged to remove the household, book for moving agencies & deep cleaning service to this current house.1 week before our moving date, Martin & Co sent us a mail that '' I am ever so sorry but we cannot continue with the application because landlord wasn’t aware a license was required for sharers which he doesn’t hold”. I am really surprised that they did all reference check, bank check to all of us without realising the landlord has that license. Can you all imagine how much difficult for us to find a new house within a week? I just want to share my experience to everyone how unreliable this agent is.

Had a really good experience viewing a property with Sher. She was on time, professional, friendly, and made the whole process feel easy and stress free. She was happy to answer all my questions and it felt like she actually cared about helping me find the right place, which isn’t always the case with other agents. Would happily recommend Martin & Co

The dedication and patience exhibited by Dan were remarkable. During our search, he scheduled numerous viewings and was always punctual. One evening, after a long day of showings, he stayed late to help us understand the complexities of a particular property’s history, ensuring we felt comfortable with our choice.

Utterly Baffled

I have never had such an awful experience with not only a letting agent, but a professional company overall. The viewing I had with Banbury Martin and Co was a absolute shambles. When I wrote to complain about how rude and unprofessional the letting agent was, I was met with a rude and dismissive email response by the agent, whom turned out to be the owner of the branch, David Stone. David stated that he was unwell and that if I wasn’t comfortable with the viewing I should have left. David stated ‘ I am the owner of the business, and this matter is now closed’ My complaints were not addressed and they were swept under the carpet like nothing had happened. I then asked for the complaint to be handled by someone senior, only to be passed to another estate agent, whom was below David, to have the same dismissed and rude response - ‘This matter is closed, we shall not be commenting any further’ . I have repeatedly referred to their own complaints policy and asked for the complaint to be passed to senior management of Martin and Co only to be told that David is the senior management and he is not dealing with my complaint anymore. The complete lack of professionalism and customer service is just outstanding and completely baffling! I have never been treated with such disregard in my adult life. To use illness as a way to justify complete rudeness and horrendous customer service is just ridiculous! And then David tried to say that I clearly don’t understand how Covid affects peopke otherwise I would be more understanding of his lack of professionalism?!Judgemental, presumptions, rude, unprofessional, damn right pig headed! If you are looking for a new place to live, don’t even bother looking at Martin and Co in Banbury! Awful awful Awful! There are no words for my experience! And ironically STILL they refuse to acknowledge my complaints and concerns and pass it to senior management - as per their own complaint policy!!!

Liberty demonstrated professionalism and experience plus originalism at it apex. She had time for all and answered every question and accommodated everyone's differences. There was no dislike at all about her service yesterday. She nailed it to my satisfaction. Martin & Co should definitely be proud of staff of such.

SLUM LANDLORDS

SLUM LANDLORDS - My partner & I rented a property through this company. My partner lived in the property for 7 years and I lived there 2 years. In April 2021 we reported damp in the bedroom coming from the old boiler. They did nothing. In October we found mushrooms growing behind our bed along with a large patch of mould. I contacted them and threatened to take the to tribunal if they didn't fix the issue. It was fixed in 3 days at that point. Then came our six months notice to leave. We were told not to rush but the company harassed us into leaving. We eventually moved out after three months and have now been advised we have to pay for multiple services. They have claimed that the oven needs cleaning, yet in their original documentation regarding the state of the property it is noted that the oven is in a poor state. They have claimed we broke a window yet as the property has not been maintained within the seven years rental the old wooden frames have rotted away. This has been reported to them on several occasions via the telephone and via email yet now they are trying to charge us for it. There was one instance where, for whatever reason, my partner paid the rent a handful of days later than usual yet this didn't stop one of their employees sending a vile and billious email threatening eviction for being late with the money. Not one seconds thought or consideration to there being a global pandemic and the possibility my partner, as a key worker, may have been ill with the virus. When challenged it was apparently an automated message, which if true, I would suggest someone with better grammar and ability at writing puts together all automated communications. In short, if you are looking to rent, avoid this business.

I had a rental viewing with Martin and Co today. The letting agent (Tobias) was on time and ensured that: i. everybody removed their shoes before entering the property and ii. any pictures/videos taken of the property did not include existing tenant's photos. I believe this showed a high level of respect for the property.

Thanks very much for your thoughtful review Ryan! We’re so glad to hear that Tobias made such a positive impression during your viewing. His attention to detail, from ensuring shoes were removed to respecting the privacy of the existing tenants, truly reflects the high standards we uphold. We’re happy to know that you appreciated this level of care.

Fantastic!!!

This review is well overdue. I am so thankful to Cindie Shirley who dealt with my house purchase ( Rainham Kent ). She is efficient, courteous, well informed and approachable. Great customer service. There was no need for me to speak to members of her team due to her professionalism. She liaised effortlessly with solicitors, vendors etc. The entire process was flawless and stress free for me. Cindie is hardworking and I will recommend her over and over again. She is a great asset to the company. Cindie you are just fantastic!!!

I have had experience as a landlord letting with Martin and Co. Carver Street. In my experience this letting agent was happy to take my commission for a fully managed service and not actually deliver the services. In my time letting through them, I have not had any reports of inspections of my properties. At the end of tenancies, my properties were thus in the worst condition in comparison to another letting agent. I would then need to pay out of my own pocket to render the properties tenantable. I raised costs for recovery from tenant and never recovered not even the tiniest portion of costs incurred for as long as I’ve dealt with this company - a very odd occurrence as this has not happened with another letting agency. One of my properties was then marketed for sale through Martin & Co. and for the last six months of my tenancy they were happily taking my commission and had me ‘held to ransom’ by telling me I would have to pay their commission if I pulled out due to an extremely difficult buyer who had raised hundreds of queries over a period of nearly nine months and tried to get out of the sale and bargain for a lower price after a contract of sale had been signed and as we were literally on the verge of completion. In addition, during the last few months, I paid the management fee and practically got no service - I was told by the branch manager the property would be sold soon and all my attempts at getting things fixed or my property managed by them were deliberately frustrated by ignoring me. I also had issues with them finding a tenant who never paid on time (whom they knew about as they let several properties to this tenant), made changes internally and externally and Martin & Co. did not act in my interest as a landlord despite paying them for a fully managed service. I received rent late every month thus putting me in a difficult situation as I was unable to meet my own financial obligations on time. Even when the tenant did pay there would be a further delay of 48 or more hours before I received funds. Estate agents, I believe, are meant to hold the funds for 24 hours but I cannot understand any further delays. I had to constantly call to chase up payment, write to the tenant, chase up contractors; I had to send in contractors myself as Martin & Co. did not respond to requests to attend to issues where tenants raised complaints. Finally, even during the sale of my property, I found they acted in the interest of the buyer as opposed to me when I was the one paying their commission. The most unprofessional interaction of all was with the owner. The solicitor who they referred me to did not pay their commission directly to them and inadvertently sent funds to my account. There was a delay of approximately two weeks after completion till I paid over to them. Everyday, the owner would call me and be most rude and condescending. Admittedly, I delayed payment by a week and a half but I was just so frustrated with a company who happily ripped me off - took my 10% commission on a monthly basis and delivered a shoddy management service, then took my commission on sale and still acted in the interest of the buyer trying to push the sale and accusing me of trying to get out of the sale - buyer they secured lowered agreed price at time of completion so I got less but M&Co refused to lower commission. I told owner I’d leave an honest review of my experience with his company to which he very unprofessionally raised my job and tried to intimidate me telling me he knew a family I had worked with and ‘how would I like it if they left a review which would stop me from getting a job’. Most unprofessional on two counts: firstly, I work in a profession regulated very strictly by a regulatory body and there have NEVER been any complaints raised against me in any capacity and on the second count, my job or personal life have nothing to do with a contract of service between myself and Martin & Co for which I paid for services rendered but those services were not actually rendered properly. If you are a seller or landlord, BE WARNED!NegativeResponsiveness, Professionalism, Value

Received brilliant service from Martin & Co. Other estate agents in the area were slow to reply back to emails, leaving me hanging for up to a week waiting to arrange a viewing. In contrast, the staff at Martin & Co were always communicating with me and updating me with new listings. Aaron in particular was polite, professional and was able to answer all my enquiries quickly. He went out of his way to find me an apartment within my budget. He is an asset to the team and I definitely recommend Martin & Co. Thanks Aaron.PositiveResponsiveness, Professionalism

Zak at the Huddersfield branch is such an asset to the company. He spent a lot of time assisting me with properties to let on a Saturday afternoon, close to closing time (sorry, Zak!). Sadly, I decided not to move to Huddersfield, but would definitely recommend using Martin & Co based on his professional and helpful advice.

Renting and selling of my uncle's house

We had to rent out my uncle's house due to the fact he was diagnosed with dementia and required looking after in a home. 3 estate agents were invited, one didn't turn up, one had no idea and seemed not bothered !! then there was Richard. As soon as he started talking I knew he was going to get my business. He explained exactly what was required and it was very obvious he knew what he was talking about. A plan was agreed and put into action. I've been in the retail trade, and like Richard and this team, I also treated my customers/clients as if they were the only ones I had. There is quite a distance between St Albans and where myself and my two brothers live, which was a concern, Richard and this team took that concern away. Sadly my uncle past away Dec 2020 so the house was made ready to be sold. Several views and it was sold for a lot more than we expected. This is a family run business who care, and are professional with an in depth knowledge of all things related to renting and selling. They have become our friends. So if you are looking for a first rate estate agent, LOOK NO FURTHER you have just found one.

I have been assisted by multiple amazing agents from Martin & Co including Kav, Jake and Tom Maitland. I haven’t experienced service as amazing as theirs from any other estate agent. They are quick, efficient and always go the extra mile. Everything is done to a high standard and any problems will be sorted as soon as possible. 10/10 service.

Hi,After viewing a property twice with an Agent and with the owner and after putting forward an offer .The process of providing all documents and the initiation of the Mortgage were ongoing , I found out that the Agent not the Owner had made the decision without contacting us (during the 7 days that passed) to sell it to another buyer at the same price?I have never come across this kind of a sales man concept. Never again Martin&Co .
