Sher phoned me in advance to check I was still coming and also called me when the time was approaching for the viewing, to check I had managed to find the property. She was there as soon as I arrived and showed me around promptly. She allowed me to look around the flat, take pictures and answered any questions that I had. Most importantly, she was warm, friendly and very helpful.

Warning to sellers and landlords

I have had experience as a landlord letting with Martin and Co. Carver Street. In my experience this letting agent was happy to take my commission for a fully managed service and not actually deliver the services. In my time letting through them, I have not had any reports of inspections of my properties. At the end of tenancies, my properties were thus in the worst condition in comparison to another letting agent. I would then need to pay out of my own pocket to render the properties tenantable. I raised costs for recovery from tenant and never recovered not even the tiniest portion of costs incurred for as long as I’ve dealt with this company - a very odd occurrence as this has not happened with another letting agency. One of my properties was then marketed for sale through Martin & Co. and for the last six months of my tenancy they were happily taking my commission and had me ‘held to ransom’ by telling me I would have to pay their commission if I pulled out due to an extremely difficult buyer who had raised hundreds of queries over a period of nearly nine months and tried to get out of the sale and bargain for a lower price after a contract of sale had been signed and as we were literally on the verge of completion. In addition, during the last few months, I paid the management fee and practically got no service - I was told by the branch manager the property would be sold soon and all my attempts at getting things fixed or my property managed by them were deliberately frustrated by ignoring me. I also had issues with them finding a tenant who never paid on time (whom they knew about as they let several properties to this tenant), made changes internally and externally and Martin & Co. did not act in my interest as a landlord despite paying them for a fully managed service. I received rent late every month thus putting me in a difficult situation as I was unable to meet my own financial obligations on time. Even when the tenant did pay there would be a further delay of 48 or more hours before I received funds. Estate agents, I believe, are meant to hold the funds for 24 hours but I cannot understand any further delays. I had to constantly call to chase up payment, write to the tenant, chase up contractors; I had to send in contractors myself as Martin & Co. did not respond to requests to attend to issues where tenants raised complaints. Finally, even during the sale of my property, I found they acted in the interest of the buyer as opposed to me when I was the one paying their commission. The most unprofessional interaction of all was with the owner. The solicitor who they referred me to did not pay their commission directly to them and inadvertently sent funds to my account. There was a delay of approximately two weeks after completion till I paid over to them. Everyday, the owner would call me and be most rude and condescending. Admittedly, I delayed payment by a week and a half but I was just so frustrated with a company who happily ripped me off - took my 10% commission on a monthly basis and delivered a shoddy management service, then took my commission on sale and still acted in the interest of the buyer trying to push the sale and accusing me of trying to get out of the sale - buyer they secured lowered agreed price at time of completion so I got less but M&Co refused to lower commission. I told owner I’d leave an honest review of my experience with his company to which he very unprofessionally raised my job and tried to intimidate me telling me he knew a family I had worked with and ‘how would I like it if they left a review which would stop me from getting a job’. Most unprofessional on two counts: firstly, I work in a profession regulated very strictly by a regulatory body and there have NEVER been any complaints raised against me in any capacity and on the second count, my job or personal life have nothing to do with a contract of service between myself and Martin & Co for which I paid for services rendered but those services were not actually rendered properly. If you are a seller or landlord, BE WARNED!

During my year of renting through this company I have mixed feelings. Some staff were helpful and polite, however the property manager Shanti Bailey has been nothing but rude, unresponsive and unhelpful. Since I have left the property 2 months ago I have not recieved my deposit back. They have told me the amount they are taking out of my deposit but will not send me the rest of my money. On top of that, during lockdown, when they were doing viewings I would go outside while they bring people into the property (because of covid) They ensured they would have the correct PPE etc but instead would come in, touch everything without gloves or anything. only ONE of the agents actually made sure to keep us all safe and asked us to turn lights/open doors&cupboards etc for safety. Another issue I had with them is that they did not know what their staff were doing. An agent named Tom came to the property and I had been asked to wait outside while he did a "virtual tour". After he had left my hot water had stopped working. When I called to ask if he had touched anything, the first person to pick up the phone laughed at me. After 5+ days continious calling and emailing to get help with the issue (and being told they will pass the issue on to eachother) , the property manager Shanti Bailey told me that there was no virtual viewings in the property. So why are their staff coming into my home and asking me to wait outside? They are now taking £75 from my deposit for a call out fee I was not aware of? After 5 days I had been staying with a friend and obviously did not expect them to send anyone as they were not helping with the issue in the first place.

I would highly encourage anyone looking for a mortgage to go through a broker, that being said I would greatly recommend Raj from Martin & Co. He not only took out the time to find us the best rates but went above and beyond to ensure we understood all of the jargon and technicalities that come with taking out a mortgage product. Raj ensured our end to end mortgage journey was as smooth as possible, providing expert knowledge throughout, ensuring we had all of the required documents which subsequently meant our agreement in principal was materialised into a formal offer within a week. My partner being self-employed we were concerned there would be significant back and forth with the lender, however Raj’s experience and help preparing our documents beforehand meant that the process was a simple submission of these documents and a yes from the lender!!

I would like to say a big thanks to the team at Martin and Co for such a swift lettings process. From start to the finish the team were on hand to comprehensively answer any questions I had as well as providing professional advice throughout my interactions with them. The photographs that were taken were of such good quality and really did bring out the best of our apartment, so much so that the flat was let within less than a week and our tenant did not even see the apartment they went off of the pictures and video alone. A true testament to the quality of both the photos and video. Sadika and Danielle were also on hand to help after the property was let as there was remaining furniture that still needed to be delivered to the tenant, within these interactions both worked efficiently and effectively given that there were last minute changes they ensured everything smoothly,
