TrustpilotCentrick are an embarrassment
If I were to write everything that is wrong with Centrick, I could publish a book. It’s as if we are paying them money to suffer. The worst management company around. Nobody can tell us where our service charge is going and yet the lift has been out of service until further notice due to a supposed lack of funds. If it’s not the lift being broken, it’s the sewage pipe leaking. If it’s not that then it’s the front door being broken. We are consistently given the run around from Centrick and they are an absolute disgrace. The building is verging on being inhabitable and they couldn’t care less.

TrustpilotAbsolutely appalling management
Absolutely appalling management company!!Complete lack of communication no matter what the issue. Problem after problem has arisen in our building and none have been rectified. No matter where you are in the building there is an awful sewer smell from leaks that have not been fixed. All sorts of people (non tenants) using the place as a camp and a toilet, this is due to broken doors allowing anyone entry. 11 floors high and the lifts are broken and have been for weeks. 'Money issuses' 'insurance issues' very generic responses that actually don't make sense when you dig further!!!

TrustpilotIt started so well
It started so well. After a few failed and mis-managements from prior management companies, Centrick were a breath of fresh air with their promises. However, fast forward a year and we are back to square one. Leaseholders that have failed to pay service charges are not being pursued, leaving those that do, to pick up the pieces and suffer the consequences. There seems to be no accountability on the freeholders or management behalf to chase the bad debt and the never ending cycle continues. They just blow hot air and never deliver on promises. The leaseholders are those who are actually managing the property!

TrustpilotOur tenant has to walk…
Our tenant has to walk up to his unit on the 8th floor as the lifts broke down weeks ago through stairwells full of rubbish and sewerage and passed vagrants sleeping there as the building is accessible to all and sundry as there is no front security door, that broke down before the lifts. On arrival, he enters his flat to be met with foul-smelling grey water from the leaking soil pipe system. No point in complaining to the managing company, Centrick, as nothing is acknowledged let alone fixed. Disgusting service from this organisation.

TrustpilotAWFUL MANAGEMENT SERVICE
Awful service! High rise building with no working lifts, family are living in this building paying a service charge and not seeing any benefit from doing this. We haven’t been able to visit our new born nephew due to being heavily pregnant myself I can’t physically walk the flights of stairs! To be paying a service charge monthly and be told there are no funds to correct this issue is appalling let alone all the other things that need addressing also!

TrustpilotAvoid at all costs
I am a landlord to one of the properties they manage and apart from 1 guy James Capper the company as a whole has let us down. They have let the building dilapidate in such away the building is uninhabitable in places. Raw sewage pipes are left leaking, front door had been broken and left open for months, let the concierge go, inability to keep on top of cleaning, lifts out of action in a 12 storey building and the list goes on. Even maters that don’t require money such as our building manager not making himself available to us or other companies, missing important meetings with insurance loss adjusters and the department of health. The company is a shambles as is our building now.

Its disgraceful that the lifts have been broken so long in Miller heights I haven't been able to visit my daughter since the lifts have been broken as I'm not able to do the stairs. She is on the 8th floor and has a newborn baby and a toddler having to do the stairs is hard for her. The door is broken to the building and the car park gate is broken more often than not. She pays her service charge but doesn't seem to get anything for her money.

Have been trying for years to get our steel windows changed to double glazing as shown on the Miller Heights sales documents and is therefore o building defect. No luck. This defect now pales into obscurity as we have to put up with more pressing problems such as no front door security, lifts broken, soil pipes leaking everywhere, homeless people sleeping on the stairs and anti social HA tenants, We have continually implored Centrick to sort out all these problems but again no luck. Tenants are leaving and some landlords, like ourselves, have had to reduce rents in an effort to keep them as we know we will never get another tenant due to the disgusting state of the building. It is a desperate situation that can only be solved by efficient hands on management which Centrick has proved that they are incapable of. Help!

TrustpilotI’ve recently had a major operation
I’ve recently had a major operation, we’ve been on the case of ensuring the lifts get fixed well before the operation. You would think a month is plenty of time for a well established company to at least make one lift work out of three. Unfortunately, my operation has gone and none of the lifts are working.Considering a major abdominal operation it is extremely unsafe for someone to go up 7/8 flights of stairs. All my doctors recommended other options but it is impossible to make other arrangements. I have now risked my wound getting an infection or even opening due to number of floors I have had to go up. I rather live in a council state where I know management have empathy for the sick. I don’t even want to begin the process of complaining about delivery companies and how they refuse to go up the stairs causing so much problems for me to sort out all my deliveries. You know what the biggest shame is, that now your poor service is being exposed you might actually do something about it. But months of us asking you for help - absolutely no solution was offered.

This company are useless. There are so many outstanding repairs still to be done, at Miller Heights in Maidstone. They don’t seem to care about us. The place is turning into a bomb site. We are left to live in squalor, because of leaks, druggies using our flats as a toilet . The cladding is a danger zone & needs replacing ASAP. All the gym has been vandalised. The lifts aren’t working which is a massive problem living on the top floors, trying to carry shopping etc up. When will you live up to our expectations? You take our money for your poor service. You don’t care about us, yet you would soon complain if we stopped paying you. Very disappointed.

Our building is a disgrace and the management company does nothing. My tenant has left as she can no longer continue living there without any lifts. Estate agents won't advertise the building without lifts which means I no longer get an income even though I have paid all my service charges and ground rent I have no come back. This company should be ashamed but they just don't care. All they say "please contact your property manager or get in touch with customer services" who in turn say we have no funds ... TrustpilotNot happy with where I'm living
I am not one to leave reviews but have to for this situation. I am a resident currently living at Miller Heights and since I've moved here, I've experienced nothing but major stress and ongoing chaos.Initially the development of the building has been appalling, the work was never complete and now its gone from bad to worse. The lifts are not working and hasn't been for the last few weeks. I livie a few flights up and find it very stressful to carry my shopping upstairs, haven't been able to arrange deliveries because of this. I sympathise for the residents living on the top floors with newborn or suffer with disabilities that causes physical challenges.Living in this building feels unsafe with people off the street congregating in the car park and in the fire exits as the doors currently don't have a lock and the car park gates are open. I want to rent my flat and can't because of all of this unrest. I hope this gets rectified ASAP.

TrustpilotCentrick are an absolute disgrace
Centrick are an absolute disgrace. They completely turn a blind eye to any responsibility to our 11 storey building at Miller Heights. We currently have raw sewerage seeping into the reception area due to poor soil stacks which have not been repaired. All lifts not working with disabled tenants having to climb 11 flights of stairs. A broken front door which allows anyone to freely enter the building leading to anti social behaviour and endless damages to the premises. Apparently there is not any money to carry out any repairs, despite all 124 tenants paying their monthly service charge. The undue stress all the issues are causing all the hard working home owners is shameful. Centrick completely shy away from their management responsibilities. The business should be forced to close immediately.

TrustpilotFUTURE TENANTS TAKE NOTE
I do not know where to start with this company. From signing the contract to today has been a living hell. The contract process is extremely drawn out with lots of poor communication. Our move in date was delayed several times. When we finally moved in, things were broken, the inventory was filled with false information and the property was FILTHY.Centrick also do not care about other residents' drug use in this property. We have had this issue since moving in in August, and it has STILL been allowed to continue with absolutely no action taken. The flat walls and floors are extremely thin and all smells and noises come through from other flats. We sent 10+ emails to Centrick regarding the issue of drug use and the resulting smells entering every room of our flat. All emails were either straight up ignored or we were directed to another person who also ignored us.We have been into the office in person after reporting it to the police and still NO action taken. The flat concerned are aggressive and threatening and look through the letterbox to try and get contact with us. Centrick have done NOTHING about this issue despite many warnings. The security is also non-existent. The carpark is NOT secure and the gate is either open or is able to be pushed open when locked. We have frequently found non-residents in there, excessive litter and evidence of drug use in our parking space. The front door to the building is open 24/7 as the lock is faulty and is never fixed. As well as the door to the corridors which are also always unlocked. This resulted in someone trying to force entry last night at midnight. This person was in the building for 18 minutes AFTER trying to force entry into my apartment. Police were called and he was still in the building on their arrival.Have tried to sort this security issue today and have had nothing of substance communicated to me about what will happen. All staff could not care less. Mollie is sympathetic on a human level which is appreciated however across the company there is no action regarding drug use, building security or faulty apartments.Considering we are paying £895 a month, tenants should not be left to live in fear for their own safety.Absolutely abysmal company DO NOT rent with them.

TrustpilotThe worst estate management company ever
The worst managing agent, they are making a life of all tenants in an 11 floor building at least more than 100-150 people horrible. They are the worst ever, they are managing a building I live in where the lifts are out of service for more than 2 weeks with them saying that they don’t have money to fix it and no promises it will be fixed at all. This building is 11 floors with all sort of tenants including children, old, sick people after operations with different ranges of abilities and so on. The building is not secure because of the front doors broken for months and months ago and nothing done about that. People have their parcels stolen from their door steps. Stairwells are a misery with faeces, all sort of rubbish, beer cans, weed being smoked on the stairs that we are forced to travel through to get to where we live because the lifts are out of service, there is leakage from the building sewage system pouring to reception and car park with them doing nothing about it. They also as a managing agent has been sitting on the lifts out of service despite risking everybody’s life if ambulance, police and firemen not finding their way to person in need in time because they may have to climb up to 11 floors to get to somebody who needs emergency services!!For all businesses out there, be aware of what are you dealing with when hiring them to manage your estates!!Dear Centrik Customer service,After reading your reply, it doesn’t make it any easier on us by no exact date to rectify the issues, as I have mentioned above, the front door has been under this ASAP rectifying list and still broken for more than 6 month i think, also the seeege leakage and the unhealthy conditions we are faced with is not rectified yet. It seems like we are just taking and talking and nobody listens. If you guys are so much keen on helping please pay for laborers if you find any to move my flat contents to the ground floor because I am physically not able to do that from 9th floor as I am forced to move out of the building due to these ongoing issues and lifts out of service and at the same time I am not able to move out my heavy luggage up and down 9 floors. Can you do that instead of being so polite in the comments here? Also, bear in mind if a fire breaks in my flat for any reason, it will take the firemen and ambulance ages to get to any of us up there. It is an unavoidable death if it happens, you will need to be more responsible and come out with an immediate promise and solution. Thank you

TrustpilotDisappointed :(
Really disappointed with CentrickStuck in a building being up to date with our service charge but no funds to get things fixed with no chasing of arrears meaning the ones who do pay get punished!Front door and car park gate broken for a long time so anyone can get in making you feel uneasy in your own home surroundingsThen to top it all broken lifts for three weeks and counting! Due to an access hatch to the roof being broken lift engineers cant investigate as unsafe- the same hatch that has been mentioned months maybe even years ago that it was inadequate resulting in the windows not being cleaned. Due to no lifts children, babies, disabled are having to carry pushchairs, car seats, food shop- everything up and down the stairwell to high levels resulting in hurt backs and aches. It is not only physically but mentally draining and affects your day to day life!Leaks are happening across the building including one into the reception with a sewage smell. The building is the worst its ever been and so dishearting when you work hard for your home :( Again with no funds being chased from those not paying nothing being fixed for those who do pay :(Only good thing is James Capper and his knowledge and hard work for our BSF application

We don't have any working lifts and there is raw sewage in communal areas (Miller Heights, Maidstone). There seems to be an issue with unpaid service charges but Centrick hasn't covered themselves in glory as none of the outstanding sum has been chased. It seems as though they've completely given up. For those who have paid the service charge (myself and other property owners included), we are the ones to suffer. My tenant has just had a baby and is having to climb up 9 flights of stairs as they are refusing to fix the lifts. Completely unacceptable with no regards to the basic wellbeing of tenants at the property.

TrustpilotA real life nightmare.
We are currently living in a real life nightmare. Virtually no front door, no security to stop the dodgy drug deals that take place inside the the block, homeless people are able to just sleep in our corridors and stairwells. We haven’t had any lifts working for the past few weeks (this block has 11 floors!) and because Centrick haven’t done a proper job of chasing people’s service charge there is no money to fix them!! There are multiple soul stack issues leading to sewage being spilled into the communal areas, which have been left for weeks on end. Car park gate has been broken for a year meaning anyone and everyone can park in our spaces. When the parking permits needed replacing it took them weeks to pull their finger out, meaning we were lumbered with the stress of parking fines almost daily. Communication has been horrendous and I feel for every single person who has to live and deal with the stress of living in this building.

TrustpilotCentrick experience
Centrick took over my block in Maidstone a couple of years ago. We've had 3 or 4 property managers in this time. Every time Centrick change the service charge amount (every 6 months or so) you have to ask permission from the accounts department to carry on paying by DD, despite having paid by DD for over 6 years and not missing a payment, you are lucky to hear back from accounts, replies from Centrick are pretty rare on any matter. The front doors are broken as are the car park gates meaning we have homeless in the building using the place to sleep and as a toilet, residents from the local hostel drink, take drugs and use the car park as a toilet, it is now unsafe to enter the basement due to sewage, the council recently attended site over concerns of safety and hygiene, the Centrick representative did not show despite being told it was in his diary. The lifts do not work, havent done for weeks causing issues for residents with health issues, my neighbour is pregnant, they have said they will be fixed (we have 11 floors) they havent been. We are told funds are not available but they do very little to chase the leaseholders who are not paying and some have never paid, this should be a matter of urgency. The building is no better condition since Centrick took over, if anything it has gone backwards. We are charged as leaseholders by Centrick for services we just simply do not get, building manager, window cleaning etc. TBH the list of issues goes on and on.

Dear Jason, we’re sorry to hear the frustration with the current lift outage and maintenance situation at Miller Heights, we are currently working with all parties to resolve a number of historic issues. We recognise that this is impacting residents and are engaged at all levels to find the right solutions for all Miller Heights residents. Unfortunately, the solutions to some of the issues are complicated but please rest assured, we are committed to rectifying this and will schedule a residents meeting as soon as feasible so we can discuss the concerns and solution options. We appreciate your patience and if there is anything we can do to help in the meantime please contact your property manager or get in touch with customerservice@centrick.co.uk
Where the same review appears twice we show it once. We leave out reviews that name another agent or another of the brand's offices.
