I only really leave reviews for estate agents who are dreadful, and so I can say that leaving a good review for a good estate agents is a welcome change! We (3 students) rented a property with Broad Court for 1 year and 9 months. During our time they were always responsive, helpful and pleasant. When issues with the house arose (as they often do in an old house) they sent engineers, electricians or plumbers quickly. They replaced a fridge and tumble dryer that broke within 2 working days. Importantly, their handling of our deposit was fair. They did not go looking for reasons to deduct money or make up minuscule damages. They only increased our rent between our tenancies by a small (inflation sized) amount, despite probably being able to ask for more. They always gave us ample warning for anyone visiting or viewing. I would happily rent with Broad Court again if I lived in the area.PositiveResponsiveness, Value

I rented with Broad Court in my final year and they made it such an easy experience. Their maintenance team are quick and attentive - they always responded same day or next day to fix any problems with the house. The office staff were always friendly and helpful when we contacted them and they always respected the 24 hour notice period. They were a pleasure to rent from and didn’t try to scam us out of our deposits. Best letting agent in Selly Oak - truly cared about their tenants

Haven't got a property with them yet but recently went for viewings and the staff are incredibly friendly and helpful. Everyone we've interacted with has been informative and efficient. Unlike some letting agencies, it really felt like they were on our side

Wish I could give zero stars. The flat I rented through them had a mould infestation due to water leakage from the outside in the walk in wardrobe. I emailed and called them so many times to ask them to sort out the root of the problem. I was told it was probably due to me not keeping it ventilated enough. The following weeks had me cleaning off mould every week or so in the back areas of the wardrobe (I emailed them but never got a helpful response back). At this point I still haven’t heard back from them about compensation of damaged items. Today, I had a look and the mould has gotten worse and upon inspecting, the whole back way was stained from water. It’s been raining and still is currently the past few days and the rain water has obviously come through the walls into the back of the walk in wardrobe! I rang up their hotline and there wasn’t a sense in urgency at all tbh. Please do not rent a property through them as things won’t get done and you will be left living in a terrible condition!

Bad agents, and bad landlords. Moved in and the flat was utterly filthy - Broadcourt refused any kind of compensation, despite the person from Broadcourts having come over and seen the state of the property for themselves and apologising for it - they then proceeded to say there was no evidence despite seeing it themselves. Very shady and dishonest. Broken window, multiple broken lights, broken washing machine, mouldy fridge, and a leak in the top bedroom. The leak was NEVER fixed in the entire year I was at the property, and the window took 6 months. We could just feel the landlords and the estate agents just couldn’t care less. When it came to receiving our deposit back, they deducted 60 from each of us for cleaning charges (when I I bet they didn’t even spend on the house) despite the place being left spotless. We are refused the charges on account that they never provided a good standard property for the entire time we were there because there were constant leaks everywhere. We were ignored. Overall, very disappointed, and have heard similar things from friends who have also used these guys. Would strongly recommend to steer clear, these landlords do not care for their tenants, and until they step up their game, should be left alone.

Some of their staff have been courteous. However, I was given a filthy property with broken furniture, leaking tap heads when I arrived from abroad with my family. This was despite making several follow-ups before I went home to bring my family. I felt all they were interested in was getting me sign the contract and pay the rents and not the state of what they were letting out. It was so unbelievable that after a month of follow-up, most of the repairs were not done. I would suggest anyone engaging with Broad Court Property Management LTD to be cautious.

Touted as "one of the good ones" by Selly standards, Broadcourt are a predictable disappointment. We set off on the wrong foot, with us moving in on a Sunday to a house whose bedroom door locks didn't have a working catch, so one of us got locked out of their room on the first evening. We called the out of hours number and were told opening the door would cost the tenant £50 by a very annoyed man, who, despite being the out of hours on-call help, did not want to help us out of hours... I will reiterate, this was our first night. Tired, annoyed, and with a creeping sense of fear for what we signed up for, we hung up the phone and waited for him to arrive. Then there were months of emails to try and get basic maintenance and safety sorted - they never fixed the extractor fan in the kitchen and we were left with rubbish from previous tenants in the garden. The wall to the cupboard under the stairs suffered from damp so sever it looked like it had a skin disease, and the cupboard itself can only be described as wet. We did have a visit from a maintenance man as we complained about the aging carpets that were barely stuck to the floor in most places. He just sighed and said they needed replacing. Will they ever be replaced? Not by Broadcourt. The mouldy curtains we encountered were also never dealt with. Instead I resorted to buying my own as I did not want to sleep with a large patch of mould hanging over my head. Literally. Moving out was also a hassle. Look forward to several lengthy, confusing, and sometimes contradictory emails with instructions of how exactly you're supposed to move out. This covers the basics, like cleaning and returning keys, but also arranging a final house inspection. Of course, none of this actually matters as they probably won't turn up. We sat in our house for about half an hour, ringing after the inspector was fifteen minutes late and told they were driving round and we should look out for them. And then ringing when they were twenty minutes late to be told the inspectors had actually only just left and were walking and would probably be another twenty minutes. This lack of communication is typical of the Broadcourt experience. While they didn't actively break law like other letting agents operating in the Selly area, Broadcourt's "property" "management" style leaves a lot to be desired.

I decided to rent with BC for one of the studios they have this year. I was tentative as I had heard mix reviews, but honestly BC have been super! I have had a few issues with my property from dodgy wifi to leaky sink and everytime I have called them they have dealt with the problem professionally and efficiently. Would 100% recommend to people looking as my experience has been so positive !!

Really fabulous friendly team, made the whole student lettings process easy right from the beginning. Their online portal for contracts and registration makes signing for a house simple, and less faff that other agents I've gone with. The maintenance team are also fab, always going above and beyond, any issues are always resolved quickly and any queries are answered straight away. Wish I'd gone with Broad Court for all four years of uni! (no admin fees is a huge plus too!)

I would not recommend renting from this agency. When I first arrived at the flat the bed I was supposed to sleep in was completely broken, I called and then had to wait 2 weeks for this issue to be resolved all whilst I slept on the sofa. I also was told that the white carpets would be cleaned before i arrived and they never were despite multiple phone calls, only for this to be blamed on me and taken out of my deposit despite having pictures from the previous year. Furthermore, throughout the tenancy they did not respond to calls when things had gone wrong in the flat. At the end of the tenancy I did not expect £100 to be taken out of my deposit because of the carpets which were never cleaned in the first place, and a crack down my wall that was there when I first moved in (written in the itinerary and photo evidence), as well as a deep clean despite me spending a whole 2 days scrubbing the place. The agency want to take as much money as they can off students who can't afford it.

The ladies in the office are very helpful and friendly to deal with, but the maintenance and contractors are awful. If you need to repair something that is not urgent, you have to keep nagging them all the time and even then the repair work is going to be booked for "never". Shame that the outside services are sinking the good customer service of the actual company (but it's the company who is hiring them).

To summarize , their speed of fixing stuff is alright , but they charge you for unreasonable cleaning fees when you moving out . Details are given in below Me and other 2 friends rented a property from broadcourt last year. Before the move out, we hired a private cleaning service because we thought the cleaning service they using is quite expensive. In the final inspections , we were told everything is done we won't be charged any additional fees. (All tenants were there just in case there is something need to be done before we handle the keys in ) Yes we asked the inspectors ' Is there anything you need us to do , we do not want to be charged for additional fees' , they said ' NO you are OK' Last week we received the refund of our deposit. BOOM guess what? They charged us some 100 pounds for ' debris inside drawers and spiderwebs inside every room' yes, they charged us some 100 pounds for a work can be done in less than 5 minutes, if the inspector have told us in the final inspection.

I wish I could put 0 stars. We rented from 796 Pershore road. Mid way through renting they decided to re-furbish the house by splitting the front room in half and basically removing the garden. When we left the property, they tried to charge us £409.99 for "cleaning" when the state of the house was exactly the same when we arrived. After a lengthy dispute, we managed to get the full amount returned to us. DO NOT use this company. They will try to fleece you wherever they can.

Do NOT use this letting agency - they will try and swindle you out of your deposit! On the day my housemates and I were moving out of our property, the letting agent who had come to check things over told us there were "only minor issues" which we could easily rectify (and did). He said that the bedrooms were "all completely fine" and no further cleaning was needed in those rooms. A few weeks later, they stung us with a whopping dent to our deposit (almost £600) which they were adamant they were not going to return! This included a wide variety of cleaning charges, including an astronomical £80 EACH for the six bedrooms which the letting agent had told us were absolutely fine. After a several month long battle through the deposit protection scheme disputes system, we managed to get back the majority of our deposit. Honestly, do not go with Broadcourt unless you like unbelievable companies who lie and swindle to cheat you out of your deposit!

Do not use this company, they are not a legitimate company, they're crooks. Microwave doesn't work - countless emails and letters, 6 months later, still no replacement. Boiler didn't work, and wasn't repaired for months. (No hot water in the property during that time) Large window on the front of the property didn't close (huge security risk) took 4 months to be fixed, and it was that was for several months before I moved in. Wasp infestation, water damage.. the list goes on, and their response was always the same. They rip you off with fees (like all estate agents) and take your money, but do absolutely nothing in return. There are plenty of estate agents around, why risk it, go elsewhere!

Fab company to rent houses from

I rented a property with Broad Court for my second year of Uni and I could not fault them. Great service from all members off staff. Broad Court were always there to help with things that went wrong with in the house. Even when our house was not available for our second year, they were really helpful in finding my housemate and I a house for our third year. Definitely would recommend using Broad Court for renting student houses.

Having lived in 2 properties of Broad Court's over the past 2 years I'm pleased to say I'd recommend them to anyone. The maintenance team are lovely and do a good job of anything you need fixing or replacing. I've never had any issues getting in contact with them and find the people in the office to always be very pleasant and professional whilst being honest about situations and see-through with information, charges and fees.
