I’ve had the pleasure of renting two different properties from Broad Court over the last four years, and I can honestly say I’ve had a fantastic experience with them! The first property was mainly managed by the landlord, and it was simply the best. For the second property, the agency took care of everything without direct contact with the landlord, and we were pleasantly surprised by the excellent service we received. This was especially nice after some not-so-great experiences with other agencies. The team at Broad Court is really friendly and helpful. Whenever we had maintenance issues, they were addressed super quickly, and all the admin work was handled smoothly. All in all, I think Broad Court is one of the best letting agencies in Birmingham!

The staff at broad court are soooo much nicer than other places in Selly especially for students, our agent Theo was great- really helpful and honest! Definitely use if you’re looking for a uni house

Such a smooth, easy and friendly experience dealing with Theo at Broadcourt… Not only did he respond to every enquiry we had in detail and rapidly but he was so far from what we’ve come to expect from estate agents… always happy to talk through anything we don’t understand in our contract, ensure the property was genuinely ready to move in and that we were happy settling in! A genuine breath of fresh air!

I’ve been a tenant with broad court for 2 years and I can honestly say they are amazing. When I started living in selly oak I started with Oakmans which was not a fun experience but since moving to broad court my life has become a lot less stressful. Would definitely recommend for anyone needing a house or apartment.

Probably one of the better ones in Selly Oak. Been renting in Selly for past 5 years. Bar an amazing private landlord I had for a year (if you get a good one they can often be the best as they have so few houses to manage), Broad Court have been one of better estate agents used to rent from. Professional, everything seems to be done properly/by the book (eg.we'd get letters and emails about legal-type stuff from them that I can't remember getting from other estate agents), easy to understand contract from memory (some of the contracts provided by other estate agents are full of typos with parts that literally don't make sense). The ladies who you deal with were pretty good (dealt with Sam most of time who was very good) - professional, answered things well etc. Got deposit back withing good time with reasonable deduction for oven clean which we forgot to do. Cons: like every agent in Selly it seems, it often took ages for mantainence stuff to get sorted - often multiple reminders needed until someone actually came. It seems they just have too many houses to manage/too few maintenance people. The people they hire as well (not the maintenance guys who are pretty good, but outside contracters - builders, electricians etc) weren't the best - obviously the cheapest people available. The builder they sent over for example fly tipped a load of stuff next to our house, and seemed to lie to landlord about what he had done. Overall probably one of best options estate agent wise in Selly. Would recommend getting to know your landlord (actual owner of property) if possible - in our case he would get things done faster for us. Could also Cc them in emails to estate agent so they are kept in loop/know whats going on.

Haven’t yet got a property with this agency however when I went in today Kelly was incredibly helpful. The whole agency were really friendly, and I felt very welcomed, I’ll be continuing my search with this company for the rest of my student year.

Broad Court helped my son with his student let. No dodgy properties all maintenance done quickly and safely. No trying to keep the deposit at the end. Friendly helpful people and happy to give us parents peace of mind when our kiddos leave home for the first time...

Scam Company

I had nothing but bad experiences with this letting agency. As students, they do not deal with you in a professional or fair way at all. When we entered our tenancy the house was FILTHY from previous tenants, however after numerous conversations with Broad Court we were told the house was of an 'acceptable' standard of cleanliness. I can't help but feel if we weren't students we would of been treated differently. When we left the house at the end of our tenancy we left the property in a far better and cleaner condition than when we entered it - yet had £150 of our deposit deducted due to it not being clean enough. There was also mould in the property when we started the tenancy and they continued to do nothing about it and ignored numerous emails. One lady, Val I think her name was, pretended she didn't receive an email off me regarding the mould in my bedroom despite her providing me with her email address herself. The male manager there is unbelievably rude as well and uncomfortably sarcastic at times. I would not recommend this company under any circumstances, especially if you are a student. They make money out of you in an unjust way and I recieved no apology for the way I was dealt with.

I rented a property from Broad Court for my third year at university and was impressed by the method of management they offered. There was no faffing with landlords, I was able to inform them of any issues and they would sort them as soon as they could. There was always someone in the office to help us and they even sorted our Council Tax. I would definitely recommend Broad Court to anyone looking for a rented student home.

I would really recommend Broad Court for students who live in Selly. They have responded and dealt with every maintenance query we have had and are always friendly. They are very good at communicating and have given us emails throughout the year about our tenancy. Leaving the house was so easy - we had a document of things that needed to be cleaned/dealt with before leaving and an accompanied inspection to prevent any issues with deposit returns.

Broad Court are a great lettings agent and I would recommend them to all looking to rent in the area. Many letting agents in the area neglect their student houses but Broad Court have always promptly responded to any of our maintenance requests and always gave us plenty of notice when coming to view the property. Kelly especially is very friendly and always promptly responds to any emails. We have been with Broad Court for 2 years and would have remained with them if we weren’t moving out of the area.

Worst organisation I've ever had the displeasure of interacting with. Due to poor mainteince a pipe burst and flooded my room, I was never conpensated for the damage to my property. Take weeks to respond to maintenance issues , staff are very rude and very condescending. They steal from deposits by dedicating large amounts for uneccesary cleaning. I'm surprised this business isnt under investigation for its extremely shady business practises Edit: they have responded to my criticism of them being rude and condescending, Rudely and condescendingly .That should tell you enough, also the house rented to us was given in disrepair, and there had been many maintenance issues since which is why I still hold the landlord to blame. Also the fact we could take several weeks to dispute your bogus claims mean that most people won't so I was calling out your exploitative behaviour of people who may need that money urgently and will this accept the bogus charges.

Hi, I'm sorry to hear your experience with Broad Court Property Management wasn't positive. The incident that you refer to was not due to poor maintenance. There was no sign of a leak beforehand and there was no way of anticipating that the leak would occur. You reported the leak outside of office hours and somebody attended to repair it within 15 minutes which is a more than acceptable response. In terms of compensation you are responsible for insuring your own belongings. The landlord can only be held responsible for the damage if he has been remiss in attending to the fault. As the fault was attended to within 15mins of it being reported, outside of office hours no less, the landlord has taken every reasonable step to address the issue. This was explained to you when the incident originally occurred. In terms of your deposit return there has been no effort to charge you for unnecessary cleaning. Any cleaning can by verified with photgraphic evidence which is available upon request. Furthermore, should you feel that the proposed deposit deductions are unfair you are free to register a dispute with Mydeposits, where your deposit is registered, and they will assess your claim based on the evidence provided. The officers at the office are really nice and kind to customers. However, they showed us that rent all included but once we live a property, it's not. We have to pay extra money for mostly electricity. When we reach at a certain amount of electricity, we have to pay extra. What is worse, the allowance of electricity is really really low, which is impossible to under the capacity. We cannot even use heater during winter.

Appalling attitude and rip-off. They make you believe that they've got a good service through electronic documents and formal e-mails (unlike some other agents in the area). BEWARE! They really really try to take your deposit as much as they can. At the end of my tenancy, I was ready to leave the property in a reasonably clean state - which was actually way better than when I first moved in (there were nails and dust all over and I was forced to move in. After a number of fierce e-mails they eventually came to clean some of it). A guy came to do the check-out, literally spent 30 minutes in that empty studio trying to find every little dust out there, taking pictures of anything they can charge me. Ended up with like 10 lists of 'undone things' and were going to rip me off. He tried to put me off from cleaning but I managed to take off some from the list. Soon his colleague also came along to scrutinise once again. I ended up agreeing to 25 quids deposit deduction, but they later charged me with 38 quids. 20 pounds for defrosting the freezer - are you kidding me? Also, had no internet connection all year long. Eventually gave up and solely relied on the hotspot from my phone's Three unlimited 3g. They've done some 'check' and everything was OK allegedly - how about the fact that even my Macbook pro didn't get any proper internet let alone my phone? Having been a resident at Selly Oak for over 4 years at several different properties, I can assure you to avoid this agent at all cost as there are plenty of better ones! Don't even think about giving a reply - I'm done wasting my time and effort with you.

Hi, I'm sorry to hear that you didn't enjoy your experience with Broad Court Property Management. I have reviewed the documentation from the start of your tenancy and can see that the refurbishment of the apartment had not been completed by the commencement date, but you were accommodated in a different apartment situated in the same building until it was completed. The photographs of the apartment taken upon completion of the work show that the property was clean upon occupation, this was confirmed by yourself by way of a signed inventory and emails to members of staff. Regarding the deposit deductions, prior to the end of your tenancy you were provided with documentation detailing how the property was to be left upon vacating and the costs involved should a contractor be required to attend in the event that you failed to leave the property in an acceptable condition. The documentation from the final inspection shows that the property was not left in the same condition that you received it and cleaning was required, which you did not dispute. If you felt that any of the deductions were unreasonable you could have addressed your concerns with our office, which you did not do, or should you have felt the need to address the matter with an impartial body you could have lodged a dispute with Mydeposits, with whom your deposit was registered. Again, you did not do this. In terms of the issue with the internet service at the property the matter was addressed with the provider and an independent technician and no fault was found. Broadcourt have applied for a HMO license for 324 Harborne Park Rd on false grounds that it has been used as a HMO since 2012. What utter deception. The council tax records and estate agent marketing from Oakmans (on Rightmove) prove that this has been a sole occupier residence for the last decade. Steer well clear from this outfit that is involved in deception and falsification. They are only doing this because the property has been on the market for the last 4 months with no interest in it.
