These ppl are scammers stay far away! Basically it’s run like a Ponzi scheme they load you on with loads of hidden fees and purposely make you miss the cut off date! They then pocket all the fees and 10% deposit and put it back to auction to scam the next victim! You have been warned stay fat away from them - do not give them your credit card details!!!

Hi David, We are sorry for your situation however, when you purchase a property at auction you legally exchange contracts on the fall of the gavel with a fixed completion date and we cannot be held responsible if you fail to abide by the terms and did not complete in time. The completion date is set by the seller not ourselves and is clearly set out in the contract/special conditions of sale which you agreed to prior to bidding. Completion is dealt with between your solicitors and the seller’s solicitors, so any delay would not have been caused by ourselves. Also, you would have been served notice by the seller’s solicitor, giving you an additional set time period to complete (usually 7-10 days but this can vary depending on the terms of the contact) which we can only presume you missed and still did not complete. The deposit monies are transferred to the sellers solicitor straight after the auction day ready for completion, so again it is not ourselves that kept your deposit and these are paid to the seller by way of compensation. This is actually a very serious matter and the seller has every right to sue you for other costs should they wish to do so. We are a highly reputable company and dispute all of your allegations which are untrue and misleading. We suggest you seek some legal advice from your solicitor who will be able to confirm that the legal process is the same for all auctions across the country. We do not want anyone to find themselves in this position and urge everyone thinking about buying at auction to do their homework prior to bidding and ensure they will be in a position to complete on time. Auctions are for fools, particularly those who can not read. They should clearly state in their catalogue and in legal documents who is the owner of the property , besides obscuring their name auction companies also hide prices paid by the seller. Also those who dont read legal documents can land in to £12000 or more in to their bill, I didn't want to give even one star. Dont buy a car at auction and dont buy a house at auctions. Not for normal people. Those who give five stars here are their own team or their families.

There are a wide variety of people who buy from our auctions from first time buyers to regular property investors, because they like the certainty that on the fall of the gavel they have legally exchanged contracts and the property is theirs. We have lots of advice on our website about buying at auction and when conducting viewings or speaking to people on the phone, we always recommend that everyone completes their pre-auction checks to include viewing the property, getting a survey (if required) and reading the legal packs as they can include additional costs. The legal packs are available to download free of charge from our website, and if a buyer is unsure then they can ask a Solicitor or representative to read it on their behalf or even speak to the vendor’s Solicitor for any clarification. The details that have been omitted from the legal pack are removed by the seller’s Solicitors prior to the pack being provided to us, for GDPR purposes. Avoid like a plague. Always read their legal pack as this is the only auctioneer in the country who’s every legal pack has extortionate amount of additional charges. The low guide price is just to attract more problem and entrap them, most of the legal packs are not even available hence the reason why many got a surprising bill on top to pay for. Also the costs for the sellers solicitors are to be paid for which the seller has no obligation to provide you with their invoice which itself raises a suspicion. Also apparently BWA’s staff is replying to these reviews and one thing many may have just couldn’t realise that everyone who’s selling their property in the auction somehow has the same special conditions under the contract and every seller’s solicitor is pretty much having the identical special conditions which are more or less the same. This is one of the most dishonest and dodgiest auction houses in the country. Go with someone else but try to avoid them as many would think that they are getting a bargain but will be left with a hefty expense on top. Not even a single property for sale in an auction here has only BWA’s admin charges only which means they prepare the legal packs themselves and then claim it is prepared by the seller’s solicitor. AVOID LIKE A PLAGUE.

Dear Monika I can assure you that most auctioneers across the country have additional costs in their legal packs. We are offering 215 lots in our next auction and our records show that you haven’t read any of the legal packs. I can 100% guarantee you that the legal packs are prepared by the vendor’s solicitors and we upload them as soon as they arrive in our office. We request them as soon as we are instructed and ask for them to arrive at least 1 week in advance of the auction. This is way shorter than some auctioneers and, with the auction still over a week away they will continue to arrive over the next few days. If you want to contact us with a list of properties, we can provide you with the contact details for the individual solicitor who has prepared each pack. As we act for clients on multiple properties, it could be that the legal packs have been prepared by the same solicitor and therefore look identical and have similar fees. We pride ourselves on our honesty and integrity and costs levied by the client’s aren’t a reflection of our staff or our service. We continually advise all potential purchasers to read the legal packs and draw their attention to any additional costs. what an absolute shambles today was. 2 hour drive to find a queue of 300 people and the comment 1 in 1 out . absolutely no chance of gaining entry, 2 weeks of viewings and research completely wasted, many hours and hundreds of pounds wasted because you decided to press ahead rather than delay or postpone the auction . I sincerely hope you are facing many law suits as a result of this debacle , because if I was selling via your auction today and saw that bidders were unable to gain entry because the venue was too small I would be certain that the best price possible was not gained today because your auction had too many houses and not enough room for all the willing bidders to enter. AMATEURS!!

Dear Tom Aston Villa Football Ground has been the venue for Birmingham auctions for over 15 years, and whilst we were expecting a busy day, it’s impossible to predict how many people will arrive at the auction at the same time. Obviously for health and safety reasons there are number restrictions, this is controlled by the security staff at Aston Villa, and everyone was able to enter the auction once the room eased off a bit. Delaying or postponing the auction wouldn’t have helped as the capacity in the room would have remained the same and would have just prolonged the wait in the queue. This place is highly dishonest. One house was listed as guide price £24, 000 but after we did a little digging we found out that the person selling it bought it 8 weeks before the auction for £82000. At a viewing a staff member told us that some people buy many houses and sell them on immediately to make small profit. At auction the house sold for less than the 82k and has been relisted 2 or 3 times as the seller hasnt been able to make a profit. We have no problem with people wanting to make a profit but the guide price is FAKE and is set purposely low to lure people in. How can they set it at 24k when the minimum is actually needs to wxceed 82k. I feel sorry for the people who thought they bought the house only for the sale not to go through because the seller hasnt made the numbers expected due to the false guide price.

The guide price for each property is an indication of the reserve price, being the minimum price the property can sell for. The reserve price is always set within a bracket guide price or +10% of a single figure guide price. Some vendors purchase properties on the open market with the view to selling them immediately by auction (known as flipping). With competitive bidding in the auction room, the property can often sell for more than they paid for it but sometimes they can make a loss and this is the risk they are prepared to take. As it is a legal exchange of contracts on the auction day, the sale would proceed regardless if it was sold at a profit or loss. The contract would never be pulled by the vendor as you have suggested, and the only time a property is relisted is if the purchaser didn’t complete within the timescale. I’m not sure which property you are referring to, but we aim to offer an honest and transparent service to all our vendors and purchasers and would be happy to discuss our processes further to address any concerns. Beware of them, they seem within the legalities, but use quite a few dirty tricks. Read all the previous bad reviews! They seem to hope confusing people who do not read the legal stuff. The ones who read, save your time and use a normal (open) company instead. For sellers, fewer buyers mean lower price (according to economics). Stay away unless you enjoy deceiving people. You have at most 1 week to review legal documents most. The most important documents will appear the last moment, not 3 weeks in advance; expect to have 20k on top of the price. The special conditions state that the reserve price may change the last moment and the auction house may bid up to this price.

Dear Nikolay, we can assure you that we are a very honest and legitimate business and we pride ourselves on the advice we provide to both our buyers and sellers. The legal documents are prepared by the vendor's solicitor and we upload them to our website as soon as they arrive for everyone to view free of charge (they are also available to read in our office and in the auction room). Marketing starts 3 weeks in advance but the legal packs take a bit of time for the solicitors to prepare. We aim to have all documentation uploaded at least 1 week before the auction, to give everyone time to read them, raise any questions and take legal advice if required. The clause you refer to is pretty standard across every auction contract, but it is law that the reserve price can't be any higher than a bracket guide price or within 10% of a single figure guide price. If a vendor wants to set the reserve price higher than the guide, we would change the guide price to reflect this. The new price will be detailed on our website, on the property portals, on our addendum and announced by the auctioneers so everyone is aware before bidding. My first experience of an auction and it won’t be my last! I did my research and found the website and legal packs very informative. I visited 44 of the 200+ properties on offer and glad I did!! The guys doing the viewings were very informative of the whole process and gave me some useful tips. The auction day was brilliant and very professionally conducted by BWA, although I don’t think certain people understand how serious this is, and not a game!!! I didn’t get the house I wanted but purchased after the auction as it didn’t reach reserve. Again, the BWA guys were great and guided me through. Would I recommend? 100% yes, and thought BWA were extremely helpful and professional. Hopefully see you all soon.

Rip off fees, added at the last minute to the legal pack. Unethical unprofessional and will never buy from here. *Added after auctions reply to my review* Nothing malicious about this review. I spent over 3hours looking into a property and had to cancel my interest due to the rip off fees hidden in legal packs. I deal with almost every property auction team in the UK and have not seen this. If you are looking at the other reveiws, I suggest you focus on the genuine reviews with more than 1 review under their belt.

Those who wish to buy at Auction, please BEWARE!! I have noticed a patten on all the legals I am reading. The properties have recently been purchased by the vendor. I hear you say that’s ok.... well all the contracts that I have read so far have got additional fees of £8k added. The properitors names have been omitted, wouldn’t be surprised if Bond Wolfe purchased themself to sell on to build up on their first auction. Don’t be taken for a ride guys. Auctioneers are not as straight forward as they once were. I certainly am not going to waste my time attending this auction. They have given unrealistic guide prices to take advantage of innocent people who will fall for this trap.

The vendor’s details that have been omitted from the legal pack were removed by the seller’s Solicitors prior to the pack being provided to us. This is for GDPR purposes, so we aren’t disclosing personal information. The contract signed by the purchaser at the auction includes the vendor’s full details, so the purchaser is fully aware of the seller. We extensively market each property to generate maximum interest and achieve the best price possible. This can create a competitive bidding environment, with the property selling for well in excess of the guide price and the maximum price someone is prepared to pay for it on the auction day. This is a very effective way of achieving the best price and why many vendors choose this method of selling their property. We won a bid for £71000 but ended up paying £83000 which is out of budget and plan. If we don't compete the transaction we will lose about 8000 pounds which is senseless. First time buyers pls dont go there. House prices ended up to be same as market prices and even higher there is no need of going. Most property here are the one that are struggling to sell. Our bid has been on market for over 10years and nobody can pay £71000 not to talk of £83000. It is ripoff!!!

All lies, scams, extra fees, going over 200% of guide price while a rule of thumb is 10%, the auction only go up in £10,000 each time, only time they go up in £1000 is if no one is buying and they need to sell fast. I actually think they are legit and I have contacted my solicitor and he is gathering all the evidence, we will see you soon.

It doesn’t necessarily mean the property will be sold for this price as it depends on the level of interest which can increase the final selling price. I sold a property in the December auctions with graham penny 206 Birkinstyle Lane stonebroom for £76000 And completed in January why would someone buy it and put it in your auction with a guide price of £24000 to £29000 Could you please explain the reasoning for this as it seems very strange to be putting it in so low and a massive loss if it was to sell at these guide prices
