GoogleJohn Randell was really good, the property was occupied but he was patient and polite and worked with the tenants needs to get the video and picture shots done ready for marketing, good communication from all the staff at Bond Wolfe

Google"I was initially informed that the buyer’s premium would be £1,950, but I ended up being charged £5,995. That’s over £4,000 more than I anticipated. The higher fee was not made clear upfront, and this left me feeling misled about the total costs. Transparency on fees should be improved."

Google***Misleading MISLEADING Misleading**beware with guide price ****wait whole month for auction and found all properties they guide price at around 30k ,will go more than 150k*** for example if property worth 200k they advertise at 40k to attract the crowd****see the history yourself in thier auction results***so dnt be fooled yourself*** ******As per ruling, the guide price can be up to 10% lower than the reserve price. In other words, for a £100,000 property the guide price must be £90,000 or higher*****in thier case if resrved is 100k thier they guide at 10k*******please do guide me if i am wrong kind regards
We totally dispute your allegations and can assure everyone that we pride ourselves on offering an honest and reliable service to all our clients. Our guide prices are a true reflection of the reserve price, being the minimum price a property can sell for on the auction day. The reserve price is ALWAYS set within a bracket guide price or +10% of a single figure guide price. Our extensive marketing campaign can generate significant interest in a property. This can create competitive bidding, with the property selling for way in excess of the guide price and the property will be sold for the maximum price someone is prepared to pay for it on the auction day. We do not know where you have had your information from or what evidence you are basing your allegation on, but we do NOT set the reserve prices above the guide price and each purchaser is in control as to where the bidding stops and how much they are willing to pay for the property. We hope this clarifies the situation.

From the outset I found everyone highly professional as well as extremely straightforward to deal with. Particular thanks go to James Rossiter, auction valuer and Damien Triplett, auction administrator. Their considerable knowledge coupled with their innate approachability ensured that they took the time to provide a wealth of sound advice, assistance and support regarding the local property market, selling at auction and the mechanics of the auction process itself. This did much to help me navigate my way through the sale all the way from initial valuation to final completion.

GoogleHi This is honest review and this was our first buy from BWA, which went into TERRIBLE EXPERIENCE what we understand lack of misinformation was given by BWA Auction. We bought one property from last auction. We requested BWA to send us legal pack before we buy the property, we review the legal pack seem to us perfect and it was SAY ABSOLUTE TITLE CLEAR, which was commonly understand to anyone legal pack reader that the property is clean to buy. After winning the bid, we paid 10% deposit to BWA of winning bid amount which was non-refundable, later on we receive legal contract of the property and Nightmare started, we found out there is no LAND REGISTRY NUMBER and seller just applied for it, land registry number was missing from contract. We know that minimum it will take another 8 to 9 months to get land registry title to be cleared. However, in the meantime we can’t get any mortgage, bridging finance or even you can’t sell this property to anyone for next 12 months. There is way but will be extra cost and time that our solicitor apply for expedite but it will take another 10 working days time, I don’t think so any Lender or bridging finance can complete our application remaining 18 days. As per BWA strict instruction within 28 days buyer need to complete transaction, otherwise buyer will lose 10% deposit. As investor this is really harsh upon us and Nightmare from BWA. Now we have only two option either pay remaining amount all in CASH, give our all saving and stuck the money for next 12 months to get land registry title to be cleared or back off from this deal and lose our 10% deposit which we have paid to BWA. We try speak to BWA, for assistance or guidance, the person on the phone from BWA was very rude and even can’t be bother to help us or listen us. If BWA were clear in legal pack since beginning that there is no title Number, we might not get into this MESS. End of the day we will lose 10% value of the property. I wish BWA provide honest assistance in this case. as customer we feel BETRAY. We are not asking any refund but at least some honest customer service. My personal suggestion, whoever Buying property from BWA AUCTION PLEASE BECAREFUL, very bad experience never recommend to anyone.

GoogleAwful and ridiculous system, they proved that it's a full rip off buying house through their auction. A rubbish house (no gas heating, no kitchen, no bathroom, no double glazed windows plus a jungle garden) was listed for 79K as a starting price, and just before the auction day they increased that amount to 120K!!!! Scam!! Plus who's got some knowledge and do some research will know that this house after refurbishment would not worth more than 140-150k which means they should not sell it for more than 90 plus their fee. I don't trust them!

We do not charge a £5,995 buyer’s premium. The additional costs you refer to were set by the seller, not by Bond Wolfe, and are not unusual in auction transactions. Most importantly, given the multiple prompts, confirmations, and mandatory acknowledgements throughout the process, there can be no ambiguity that all relevant information was clearly presented to you in advance. This includes your explicit confirmation that you had read and understood the legal pack prior to bidding. The situation you describe does not arise from any lack of transparency, but from a failure to review the legal documentation you agreed to. All of the associated costs are clearly stated within the legal pack. For clarity, these costs were highlighted at several stages, including: • Within the legal pack, which details all additional costs • Across our website in the Buyer’s Guide and FAQs • During the registration process and confirmation emails, all of which clearly state that additional costs may apply We have also reviewed all call recordings and can confirm that, despite several conversations with our team, no queries were raised by you regarding fees or additional costs prior to bidding. As with all property auctions, buyers are required to carry out their own due diligence, including fully reviewing the legal pack before bidding. This is a mandatory requirement, and bidders must confirm they have read and understood the legal pack before they are permitted to participate. We are confident that all information was made readily available to you throughout. As mentioned previously, the situation you describe appears to stem from a failure to review the legal documentation rather than any lack of transparency. GoogleI've been privileged to work with Gurpreet and his wonderful team for many years. When I first started trading residentials i had no idea which platform to sell through, do I go down the conventional route of using a local estate agent? which I did at first... But the sale just dragged on and on only to find it's fallen through as buyer decided to opt with another house. Anyway a friend suggested contacting a local auction house, the rest is history and I've never looked back.. Honestly the team really know what they're doing, outstanding market knowledge, exceptional advice in placing guide prices, the pre auction marketing, the block viewings, feedback of the number of viewers, legal pack downloads, and then the buzz of the room is just an experience in its self.. I could go on but just see for yourself how good these guys really are, "achieve high and complete fast" That's now drilled in my head thanks to Gurpreet and every single member of his team..
