Somehow keys are getting out from bond Wolfe for properties that are entered into auctions before the auction date. The properties are then being advertised on gumtree and marketplace as to let. Someone then leaves a key under a brick at front door for people to view. If viewer says they want it they are asked to pay cash deposit and 1 months rent. They are asked to meet at somewhere like the QE Hospital to pay the funds. When the buyer at auction finaly completes there are people living in the property or in some cases growing drugs ! See West Midlands police article regarding this: “Shock for buyers of West Midlands home 'sold last month' after £90k cannabis factory found inside”

Keys to properties in our auctions do not leave our offices unless handled through secure and authorised processes. Unfortunately, we are aware of incidents where vacant properties have been illegally broken into and misused, as you’ve described. We are actively working alongside West Midlands Police to address and prevent these break-ins. Thank you for your feedback. We are sorry these preliminary discussions didn't meet your expectations, but we would like to clarify a few important points. Although you disclosed the presence of Japanese knotweed on the land, you initially advised us that (and I quote) "I am currently arranging for this condition to be dealt with.” You subsequently informed us that this would no longer be happening. A purchaser would therefore need to commission a specialist report (at their cost - post auction) detailing the type of treatment required, the length of time for the treatment, the cost, and financially absorb the cost and the delay to actually getting onsite to build the approved dwelling. This will materially affect the development site’s appeal and the price likely to be achieved. You stated this to us in an email. This is one of three pre-commencement conditions issued by the council as part of your decision notice; the other two have not been dealt with either (BNG & Drainage Plans). These conditions need to be discharged before the purchaser can start on site. Our responsibility is to provide honest, professional advice based on all available information. We would rather recommend a realistic reserve price designed to generate interest and achieve a sale than suggest an inflated reserve that could leave the site unsold. You were, of course, under no obligation to accept our recommendation. In fact, you disclosed you had/have an offer from an estate agent in the region of £50,000. We have discussed the telephone conversation with our valuer, who was driving and using his vehicle’s hands-free system at the time. He strongly disputes that he raised his voice or behaved confrontationally, although the hands-free connection may have affected how his tone or volume came across. Nevertheless, we regret that you perceived the conversation in this way. The land was never formally entered into our auction, no paid service was provided, and no fee was charged. An Associate Director promptly reviewed your complaint and responded in detail. As the land was not formally entered into our auction and no fee was charged, there is no transaction or paid service requiring a remedy. We are proud of the strong reputation we have built, as reflected in the overwhelmingly positive feedback from buyers and sellers on Trustpilot, and we remain confident that the advice provided was honest, realistic and intended to give the land the best prospect of selling.

Wasted time & money researching "Bond Wolfe" properties. Hadn't heard of them before - Companies House say they've been going for less than a year - but found them perfectly pleasant on the phone. But READ THE LEGAL PACK extremely closely! Here's what I found: I'd seen several properties sell in auctions elsewhere, appear again in BW, within weeks or months of the previous sale (clearly to avoid the change in ownership/price paid having been updated yet at the Land Registry, which can take up to 6 months). They were seemingly on at very low - some even Nil - reserves. The same photos, and most of the same legal packs, were used from the previous non-BW auction (copyright issues, a minor point compared to what's to come!). The auction fee is clearly set out - £1,140, inclusive of VAT. But the Special Conditions! These applied in all 4 properties I was investigating, and were almost identical. £600 for the seller's searches - clear enough (even tho the seller appears to have pinched the searches from the previous auction, ie spent no money) £3,000 towards the sellers legal costs, no invoice to be supplied - hardly a surprise at no invoice, who pays £3k legals on eg a £20k house, when the legal pack has been allegedly lifted from elsewhere? It's perhaps £1,000 on the conveyancing. But at least you've checked the Legal Pack, right? It's whatever you bid to, plus £1,140, plus £600, plus £3,000. BUT WAIT! Scroll further: "On or before completion the Buyer is liable to pay the Seller £9,999 by way of a buyer's Premium..." It's there, you can't say you didn't have the chance to see it, but slipped in at a point where you think you've already seen the fees. One of the properties I was looking at had previously sold for £13k, at a BW auction as it happens (most are bought from auctions elsewhere, including online auctions) but hadn't completed. Imagine being the winning bidder - £13k was a reasonable price. Now add the above, and the price is actually £27,739. Plus your own legals. I've wasted time and money viewing and researching, and all 4 properties have almost the same Special Conditions (one is £9,995 not £9,999). Unethical hardly begins to cover it, and I feel for anyone caught out by this. One star is generous. Edit - Just an observation but I note many recent 5 star reviews saying mostly the same thing, almost exclusively written by people with only one review to their name, and all reviews are either one star or five. Edit#2 - thanks Bond Wolfe for the reply below. I take issue with the reference to "costs" - these mostly aren't costs incurred by the seller and refundable by the buyer, as referenced above. I note one of the properties that "sold" at the last auction has, lo and behold, appeared again in the next auction. The sooner this practice stops, the better. Having the buyer pay your legals and searches is one thing; adding a £9,995 "fee" on top is quite another.

Unfortunately, it’s very common across the whole of the Country, for additional costs to be associated with an auction purchase. This is why we highly recommend that ALL potential purchasers read the contract prior to attending an auction in order that they are fully aware of what they are buying and any fees. These additional costs are added by the vendor, with the contract being prepared by the vendor’s Solicitor (not ourselves). We used Bond Wolfe to sell an industrial estate in October 2019 after having had little to no success in the open market. Unfortunately, it didn't sell at auction however the team at Bond Wolfe acted really quickly and within a few weeks it had been sold above the guide price to a private buyer. They were brilliant throughout the whole process and will highly recommend Ian, Sam and the wider team to anyone looking to sell a commercial property at auction.

We sold a property through Bond Wolfe in their Dec 19 auction, with James as our key point of contact. I can't fault their service. The fees were clear from the outset. James turned up to value the property when he said he would, and all of the team I had contact with replied to phone calls/emails efficiently, and James kept me in the loop with what was happening. I would whole-heartedly recommend Bond Wolfe auctions to anyone who has a property they are looking to sell. We had the responsibility of selling my nan's home to fund her ongoing care. We wanted to get the best price for her and thanks to the expertise of this team, we are confident we did her proud. Throughout the whole process we felt looked after and informed; James and Gurpreet were always on hand to give updates about the sale and, no matter our query, everyone in the auction team went above and beyond to help with the steps. As a result my nans house sold for more than we could have hoped for.
