Exactly what i got.

First time purchasing a property from Bond Wolf and i have a mixed review to how it all went. On the day of the auction i bid remotely and over all i found the system good to use. Once i won the bid the paid the 10%. The day after i got the Memo and it had no seller listed, just the solicitor....Which i found weird. I got my solicitor to chase early as i was happy to complete on it right away. Was advised by the seller solicitor that they would not deal with the case until 2 weeks before completion date. It was only at this point who we found out who the seller was and this sparked concerns as the person in question had a number of companies, had lodes of different offices registered to each company and had opened a closed a lot of companies in a very short space of time. To top it off we then found it that this was a first registration for the property, meaning that the seller did not own the property at the time they chose to sell it. And i just did not understand this or how it could happen. All these red flags and the fact that we had a limited time to deal with the issues caused great stress to me and my solicitor. The sellers solicitor did not really help that much and anything that we requested from there seemed to to be hard work. In the end i had to pay the sellers solicitor to sort out the registration with land registry so that the sellers actually owned the property. The whole experience was a nightmare and to be honest i feel i would be given this money back as it not my job to confirm the the person selling the property actually owns it. In the end i went to the Bond wolf offices on the day i was to complete and spoke the the manger Perm about what was going on. To be honest it's only thanks to Perm from the company that i decided to complete on the property as she assumed me that the seller/solicitor was know the Bond wolf and they work with them all the time. So thank you Perm and that support from you help me. So we did compete and the property is now in my control. But what i would say to Bond Wolf in general is DONT allow any properties to be sold in Auction that are still going through first registrations. Allow this to happen first before you allow the property to be sold. This will allow for unnecessary stress and expense on may behalf. I would buy at Auction again, but the stress of this would make me really think about it twice and i would also like legal kits a lot sooner. There is still improvements to be made. Im sure some people have great experiences and other not so much. maybe i was just not so lucky on this one. But i thank you again Perm. Tom

Hi there, thank you for your review. The sellers are a property investment company who buy and sell a lot of properties, and these can be listed in different company names. We have checked the paperwork and the seller’s details were confirmed on the signed contract which was forwarded to you the day after the auction. You are correct that the property had to go through first registration as it was not registered when the seller purchased it themselves. However, they did legally own the property and had every right to sell it (their solicitor would not have been able to provide the legal pack, exchange contracts and complete if that was not the case). Unfortunately, there can be delays with Land Registry but that is out of the hands of the seller, their solicitor and ourselves. We understand that this has been resolved and registration has since been sorted out. A number of Solicitors have been extremely busy following the pandemic, stamp duty holiday and dealing with the high volume of transactions during the buoyant property market and they therefore have different policies for managing their workload. We will always do everything we can to assist during this time, but if your solicitor does not feel this is acceptable then I would suggest that they raise it with the solicitors themselves. We are glad that Perm was able to assist you to help your purchase to go through and give you the reassurance you needed. Our auction team will often go above and beyond for both sellers and purchasers. Good luck with your purchase.

Caution: Beware Bond Wolfe Auction House I recently bought a property through Bond Wolfe Auction House and was charged 2 time £1950+ VAT (£2340) and £6000 + vat (£7200) totaling around £9550 in auction charges or you can give this charges whatever name and title.This was far higher than I expected and caused real financial strain for my family, who work hard in factory jobs to save for a home. On the top of that the house land registry was registered to third party (estate agency) not the owner and my solicitor couldn’t sort out this issue easily and we had to pay him extra to resolve it before deadline he somehow contact the previous owner to remove their name so we can add new owners name. The other tricky part was that sellers solicitors wouldn’t reply on time until it’s very close to the deadline date which was very stressful for all family, missing deadlines meant paying extra to all parties… Anyway, worst experience we had buying this property from BW. Never ever again. Prospective buyers should know: - Ask for a full, itemized breakdown of all charges before bidding. - Confirm exactly what VAT and all other fees cover. - Seek independent advice about whether these charges are standard in your area. I’m sharing this to help others avoid a similar situation. I’m not seeking action or compensation from Bond Wolfe; I just want to warn others so they can make informed decisions. Cheaters. All the receipts from our solicitors and the 1st day they called and taken the 10% deposit plus their fee are available and I will share with all future solicitors, organisations etc.

Be careful if you are buying a house from Bond-wolf auction because they are so dodgy they give you 28 days to complete but it’s not really 28 days , I bid on 8th of December and they give me complete day on 4th January, so it wasn’t 28 working days . They try everything to you be delay and you miss the deadline and they will take your deposit as they did to me they took my £16,000 deposit and there is no any office or anything to complain , That was a bad experience I had in my life .don’t trust them

Hi Saeed, We are sorry for your situation however, when you purchase a property at auction you legally exchange contracts on the fall of the gavel with a fixed completion date and we cannot be held responsible if you fail to abide by the terms and do not complete in time. The completion date is set by the seller not ourselves and is clearly set out in the contract/special conditions of sale which you agreed to prior to bidding. The standard auction completion is usually 28 days to include weekends and bank holidays (not 28 working days). We encouraged the sellers from our December auction to set a slightly longer completion date due to the Christmas period but it is ultimately their decision and they had every right to keep to the 28 days. Completion can actually be any time period and even shorter than the standard 28 days so we encourage all buyers to check the terms of the contract prior to bidding. Completion is dealt with between your solicitors and the seller’s solicitors, so any delay would not have been caused by ourselves. Also, you would have been served notice by the seller’s solicitor, giving you an additional set time period to complete (usually 7-10 days but again can vary depending on the terms of the contact) which we can only presume you missed and still didn’t complete. The deposit monies are transferred to the sellers solicitor after the auction day ready for completion, so again it is not ourselves that kept your deposit and these are paid to the seller by way of compensation. This is actually a very serious matter and the seller has every right to sue you for other costs should they wish to do so. We are a highly reputable company and dispute all of your allegations which are untrue and misleading. We suggest you seek some legal advice from your solicitor who will be able to confirm that the legal process is the same for all auctions across the country. We do not want anyone to find themselves in this position and urge everyone thinking about buying at auction to do their homework prior to bidding and ensure they will be in a position to complete on time.

I would personally like to thank Perm Daley for her support with my completion. Although their offices closed at 5pm, perm stayed an extra 15 minutes to wait for confirmation and subsequently released the keys. I am grateful as I had travelled 2.5 hours from London and would've wasted my journey and incurred additional fees had I not received my keys. Thank you Bond Wolfe, thank you Perm.
