Straightforward moving and great staff

I have been a guardian for nearly 3 years now, and have experience with other guardianship schemes. Adhoc have made things really easy to get settled, and it has been a very fair and professional service throughout. Definitely my best experience out of all guardian schemes so far. Hasnat has been brilliant the whole way through, and has dealt with the entire process very thoroughly. All round really happy with my decision to join Ad hoc.

Loved living as a guardian

Loved living as a guardian. Although it's not easy sometimes to share your living space with other people and conditions could be challenging at times it's still my favourite way to "rent". I lived in a school for few years and then in a church for another few years. Paying less for rent meant that I could travel more/ work less. Ad Hoc Property Management is quite good as well. They resolve issues quickly and they always had friendly and professional staff on call. I reached out to Robert on several occasions. Rob was always helpful and kept in touch to make sure any issues I had were resolved. Grateful for this experience!

Excellent service - approachable and responsive always

Hasnat is a real pleasure to deal with! I moved in to an adhoc property on 30th November - as I’ve never had a guardianship before I feel like I had so many questions, but all along Hasnat was really helpful and never made me feel like I was annoying him! He had a plumber out to me the same day I moved and got my issue resolved & has been really approachable and responsive throughout.

Value for money accommodation.

I was a Guardian for Adhoc for 3 yrs and I will say that my experience was positive, unusual accommodation in a commercial building, for the very reasonable price you pay per month the space you get is often more than you need, the service by Adhoc is excellent too and any issues raised are dealt with promptly. When the ceiling in my room had cracked and fell in which made the room uninhabitable Rob Cross from the Liverpool office found another room for me to live in while repairs were being undertaken to the ceiling in my own room, the repairs were subsequently carried out soon after. If you want low cost accommodation in an unusual setting then I’d recommend Adhoc.👍

I have twice been a guardian with Ad…

I have twice been a guardian with Ad Hoc property Ltd, and I have been very impressed with how the operate. For me personally, I have benefitted a lot in terms of paying very reasonable rent, with very comfortable accommodations. Being with Adhoc has given me the platform to save money to obtain my own property, something I could not have done with out being in an accommodation with Adhoc. The agents are also very helpful and friendly and proactive, especially Ellie Esan, I can not praise her professionalism enough. All in all, a very good company to go with if you thinking of saving money and living comfortably.

Excellent service from friendly and helpful people

I found the staff at the Bristol office friendly approachable and helpful. They've responded to any concerns I had as a property guardian promptly and well. The induction was professionally conducted and I could move in quickly which worked for my new job. The rent is low which is a plus for anybody looking for their first place to rent. Big thanks to Rory and Trina for their help moving in and Mark for fixing any and all problems in my property!

Super cheap, gorgeous living!

Me and my partner rented a 3 bed end terrace house whilst the landlord had it on the market to sell. It was a nice house and we couldn’t have afforded anything like it had it been ‘regular’ price for the area. It suited us really well as young professionals. We found it on Rightmove just as a regular rental but Ad Hoc made themselves clear about what we should expect. I booked a viewing with Ellie and as soon as I turned up I felt really comfortable with her. I went to view the house on my own which I was a little worried about because I never know what to check for but she talked me through everything and made sure I understood and I was happy. The house was fantastic, our dream house really, spacious, friendly neighbourhood, well equipped kitchen, a garden... the lot!Whilst we lived there the front door lock broke, we called Ad Hoc and they called a repair man who came out the same day and fitted a new lock and gave us the keys. The landlord changed his mind on selling and decided to move in and do it up after 4 months of us living there so we had to move out. We were gutted but not surprised as it had all been explained to us when we signed the contract.We have a family now and therefore living in a guardianship wouldn’t work for us but if you’re flexible you can really experience some great living for a price you wouldn’t find anywhere else.Overall our experience with Ad Hoc was fantastic and Ellie was so brilliant to communicate with, it was nice to deal with a female lettings agent. I felt like I was taken seriously and was comfortable chatting with her through the whole process.

Excellent Experience with Ad Hoc Property

I moved in to an Ad Hoc property in Wellington, Somerset in August 2020 which is about 6 months ago at time of writing.My experience so far has been great. I have a nice, warm spacious room with an en-suite toilet. The shared cooking and washing facilities are good and the other residents are friendly and helpful. There is also ample free car parking on the premises. I would have no hesitation in recommending Ad Hoc to a new resident.Trina and Steve from Ad Hoc look after us very well with regular communication, building checks and fire alarm tests.

Excellent service

I deal with Martin and Craig from the York office and they have been great. Very helpful, professional and friendly service in all my dealings with them. Just as an example; there was an issue with the heating recently [not an emergency] and they had the heating engineer out the next day. I called them on a few occasions, in the first few days after moving in, and they have never ignored my calls or messages. Guardianship may not be for everyone, so Martin explains everything clearly and concisely. There are no surprises. You don't actually have to DO anything tbh - the mere fact that, responsible mature, people are living in the property is all that's required to give the property owner peace of mind. Thanks Martin and Craig, keep up the good work.

Good property management company

Easy to deal with and very helpful whenever we had a problem with a Live In Guardian (LIG). Most of the LIGs were very good (we had an average of about 15-16 over a 12 month period) but the odd one did require urgent action and Ad Hoc responded very quickly. Their accounting team needed a few pushes to transfer money due to us but this was only in the first couple of months, thereafter all good. I dealt with Zack who was excellent throughout.

This is my first Adhoc experience but…

This is my first Adhoc experience but hopefully not my last. I have used the Property Guardianship with Ad Hoc for a short term 3 month period and I can highly recommend them. Daryl has been great both during the application process and during my term in the accommodation. Both Daryl and Nicky have been very professional and have sorted out any issues that have arisen in a swift manner with great ongoing communication. Highly recommended

Friendly Staff

Victoria at AdHoc has always been friendly and has done her best to help us out when we’ve had problems at the house. Guardianship has been a really cheap way to rent a super cool house, the only problem is that it came with a 1 month rolling contract, which would have been great if I’d wanted to leave voluntarily, but the house got sold so now I’m scrapping about trying to find somewhere else to live.

Spent two and a half years with Ad Hoc

Spent two and a half years with Ad Hoc and I found them helpful, friendly and very professional. I would certainly use them again if I ever need to. I made lots of new friends from all walks of life. Very happy with the accommodation, clean and comfortable, with all amenities, who could ask for more. I was an Ad Hoc guardian for 2 years. If you value your mental health, I implore you not to become one. From the outside it looks good, cheap rent, flexible, no long contracts etc, but as a guardian you have zero tenants rights, this means that they can enter your property and your room whenever they want with no warning. And they will. If you’re in the south of England your “inspector” will be someone named Pete Shawsmith, he has a nasty habit of entering rooms without knocking, or knocking once and not waiting for a response. On two occasions when my girlfriend staying over and was in my unit and I’d already gone to work, Pete had entered the room, my girlfriend had been naked in bed both times, and she had to ask him more than once to leave the room so she could get changed and then leave. His method of “inspecting” seems to be to create an atmosphere of constant tension and instil in guardians the fear that they could be kicked out at any point. I left the guardianship that I was living in a few months ago. During lockdown we in the property as a collective had decided to grow vegetables as food security is obviously a pressing issue during a pandemic. Then Pete Shawsmith came round to inspect the property and completely lost the plot at the fact that we’d be growing vegetables, he marched around the property knocking on everyone’s doors telling them they were all evicted. In the middle of a pandemic, when we were all struggling with our mental health anyway. He claimed it was all over and we were all evicted. He told us we needed to rip up all the vegetables we had grown because we were “wasting water”. Around that time I had been displaying COVID symptoms and had put a sign on my door saying very clearly “self isolating due to displaying symptoms, do not enter” He chose to completely ignore this sign and enter my room, WHILE WE WERE STILL IN NATIONAL LOCKDOWN. He saw the dog I had rescued which had nowhere else to go until we found somewhere for it. He called me at work and told me over the phone in no uncertain terms I was evicted and I had 28 days to leave the property because there was a dog in my unit. Obviously upset I left work, went to the property to get the dog and spoke to Pete Shawsmith, where he again said in no uncertain terms I was evicted, it was out of his hands and the owner of the building had said he wanted me out. I had no idea what I would do, panicked, I had to use my entire life savings and borrow money to find somewhere else to live. A few days later I spoke to one of the managers at Ad Hoc about the situation and she told me that I in fact hadn’t been evicted, Pete Shawsmith had said all of this stuff off his own back and didn’t have the authority to kick me out. It also then turned out when the owner of the building came to visit that he didn’t have a problem with us growing vegetables at all, in fact he actively encouraged it. I write this so that other people can take advantage of my experience so they themselves don’t have to suffer. Ad Hoc could be a great company if Pete Shawsmith wasn’t the inspector, he is doing Ad Hoc a massive disservice with his hideous unprofessionalism. Guardianship attract a certain sort of clientele due to the low cost of the rent, and generally they are more vulnerable to poor mental health, Pete Shawsmith is a dangerous person to have around if you already suffer from anxiety or depression by creating a hostile living environment, he treats the properties like prisons, him being a prison guard and the guardian being a prisoner. While he is still the inspector I cannot recommend that anybody moves into an ad hoc property. I told Ad Hoc all of this over a month ago, it was said they’d look into it, and to this day nothing has been done about it and no further contact made.
