Pathetic after sales service

This review is aimed solely at the customer services, I have no complaints regarding the house and its purchase. Since moving in to this new build it has been a constant struggle to get a reply or make contact with customer services…let alone getting the issue resolved. I find their approach disappointing, rude and totally unprofessional. Please bear this in mind if you ever consider buying a new build from them., , , , , , , , , , -As you can see, Robertson Homes replied within 24 hours of my review, however what they have stated is false. Nobody has been in contact with me whatsoever concerning my recent emails complaining about their service

Nonexistent aftercare and fraudulent selling practices, avoid at all costs

Moved into a new build flat from Robertson in December of last year. Prior to entry the sales agent was absolutely superb. If you read through the below reviews you’ll see all positive reviews relate to the sales agents, and all negative reviews relate to actually moving in. Once the company have had your money and the agents have pocketed their commission, you will not hear from them again. My moving in date moved by several weeks as others have reported, as they forgot to order the flooring, although they changed their story multiple times in an effort to shift blame and confuse the matter - causing untold problems with moving out of my previous flat. On entry the flooring was in an appalling state, the contractors having dragged white goods and equipment over it rather than carrying, leaving deep scratches and gouges in the vinyl. As with everything else, despite this being evident, it had not been raised prior to moving in date and had to be pushed forward by me. The flooring itself was not properly installed, and is lifting up around the edges of the rooms, pulling away from the skirting. Robertson also installed very ugly threshold strips throughout, in a soft wood, poorly stained and not fitting the gaps. These did not appear on the images sold in the catalogues, and I was not consulted on them at all. As with all issues, I was given multiple contradictory stories as to why this was done. These are not fit for purpose and look dreadful, spoiling the seamless, hardwood floor look that was sold, on the grounds of spurious claims about legislation which their own site managers have said are not true. Plans were not followed, despite email confirmation of receipt and understanding. Utter refusal to engage and fix problems despite being a clear breach of contract. The “snagging list” was well over 100 items long, ranging from dreadful finishing such as paint splatters everywhere and bleeding areas where nothing was masked or protected (a matter made worse when they changed the colour scheme from the original designs sold), quality of life issues such as leaking taps and cupboard doors not being fitted flush, through to more significant structural issues such as “fire doors” not closing properly. On the few instances they actually have sent contractors out to perform repairs, they’ve ended up doing half a job, or breaking something further in the process (for example, they installed the wrong wardrobe doors, refused to admit this, eventually conceded when we showed them the order form and demanded they look at a sample with us, then when they finally sent out the correct doors, they broke the hinges - 6 months on I am still chasing them for this simple thing). Likewise, when they came to repair the bath which had not been plumbed in, they broke the front panel, then when they returned to replace this, they scratched the top, and have never returned since. Your life will be a constant and relentless series of attempts to contact somebody to fix issues that you would be amazed they would sign off on the property. They seem to use a number of underhand tactics, from bait and switch with their “artist representations,” to frequent switching out and rotation of site managers in an attempt to shift blame and confuse/exhaust the customer, to blatant refusal to even respond, and even outright lies such as site managers fraudulently signing off reports of remedial works completed that have not in fact been completed, or even attempted in some instances. Save yourself months of mental health issues and avoid this awful company like the plague, until they grow a conscience and accept their responsibilities and obligations to existing customers.Update 12/7/22:Robertson attempted to have my review removed from the site. Fortunately, I was able to provide Trustpilot with documentary evidence showing this was a legitimate review. So disappointing that this was Robertsons first move, rather than attempting to reach out to assist a dissatisfied customer.I will update this review should Robertson resolve my complaints.Update 11/11/22Following trying to get this negative review taken down by falsely claiming that Living by Robertson is nothing to do with Robertson homes (which Trustpilot rejected on receipt of evidence of email chains from Robertson, plus information from Company’s House), their marketing department has replied again falsely claiming to have nothing to do with Robertson. Please do not be fooled by their attempts to manage their reputation - if they spent half as much energy on customer care as they do on reputation management then they might achieve this.

Mackintosh Garden Room - Newton Mearns - Southfield Grange

Excellent Services Provided by Robertson’s at Southfield Grange - Newton Mearns. Mackintosh Garden Room was the house type we opted for and was our first choice, 5 bedrooms , double electric garage, decent garden size, mono block at the front. No doubt Robertson at South Field grange Newton Mearns has been nominated for best Scottish builder awards. Well deserved. Only 42 exclusive houses built there, great community for young / growing families with kids. SIMPLY AMAZING. Thank you soooo much Robertsons.

Robertson Homes, Dargavel Village

We initially set our hopes/sights on a Robertson’s home due to the clever, efficient layout and large glazing which set them apart from other builders in the Bishopton/Dargavel area. From registering our interest and reserving our plot through to completion Linda has been an absolute pleasure to deal with. Taking the time to talk us through the basics as first time buyers and alleviate our (sometimes pedantic) concerns as we worked through the finer details.Since getting our keys both Linda, Brian and Ian (from the site team) have been attentive and responsive to any queries we have had. Doing their best to take care of snagging issues over the busy summer period despite having to juggle annual leave. The interactions we have had with subcontractors have been positive and all have spoken very highly of the Robertson’s team.

We moved into what we hoped would be our dream home in October 2024. We had previously purchased a Robertson home in Calderwood in 2021 and, although we liked the product, the overall experience was poor and made it difficult to settle. A few years later, we found a location and plot we loved. Despite our reservations about buying from Robertson again, the setting and the garden room ultimately persuaded us. Initial signs were positive, with only a few snags identified during the 7‑day inspection. However, the longer we lived in the property, the more issues emerged, culminating in a major incident in December 2025. Two days before Christmas, we experienced a leak from the water tank caused by a damaged pipe during construction. We were fortunate to be at home when the ceiling began to give way and water started running down the walls. Three months later, the damage is still being addressed, including areas of flooring that require replacement. This was the fifth leak we have experienced since taking ownership. Most of the windows have been replaced due to scratched glass, and although some remain marked, we no longer feel it is worth the ongoing battle with customer services. Senior management visited the property in January 2026 to discuss our concerns regarding the handling of snags, the lack of coordination among contractors, and the inconsistent quality of work. While the meeting initially seemed promising, further issues have since arisen. After replacing the kitchen worktops due to previous damage, another poor repair was carried out, and we now require a full replacement of the worktops and cabinetry following the fitters’ assessment. Purchasing a Robertson home appears to require constant effort simply to secure what you are legally entitled to. Information provided is often inaccurate, contradictory, or dismissive, depending on who you speak to. On several occasions, contractors have entered our home, caused damage to personal items, and shown little respect for the property while attempting to address snags. We continue to experience temperature issues in the garden room, which remain under investigation. Most recently, missing insulation was discovered behind sections of plasterboard in that part of the house. Heat Pump Fuse incorrectly installed despite raising concerns after several others on the developement had voice their issues. There are genuinely some excellent individuals working for Robertson, Jason and John in particular, but our overall experience has been extremely challenging. I am undoubtedly a disgruntled customer, but I believe my view is balanced. Some customers may have a positive experience; unfortunately, we have not been among them. If you are considering purchasing from Robertson Homes, I would strongly recommend doing thorough research and exploring alternatives. Based on our experiences at both Calderwood and St Margaret’s, the company does not demonstrate the level of care or respect that customers deserve. I have requested a call back from the Head of Customer Services several times since the damage caused on 11 March, yet no direct contact has been made. That, in itself, speaks volumes.

Our 'expertly built' Wynyard home

We purchased our 'expertly built' home in September 2021 in Wynyard, had we'd known the uphill battle that buying the property would be, we wouldn't have bought it.We've had nothing but delays, issues, a site team that blatantly ignores us and doesn't document issues, so they don't look like they're doing a bad job. When we first arrived at the property we were greeted by warped walls, a water-soaked garage side door that doesn't lock, horrific joinery work, barely painted walls and surfaces, incorrectly installed heating, scratched and damaged windows, cracked drive and patio and the list goes on. Upon further inspection, we found most of the window handles in the property don't close and don't lock, the patio doors on the property don't close without a fight or don't open at all depending on the weather. The brickwork on the property is horrific, mortar has just been thumbed in most places and is in excess in others, cracked bricks and gaps around the property, cracked mortar, upside down or fake weep vents, miscoloured bricks, cracked roof tiles and incorrectly fitted roof lining causing the wood beneath the tiles to warp. Cracked bathroom tiles and missing grout, a gouged shower tray, a flooding garden, smashed garden gates and hinges, most of the drop lights on the property are incorrectly installed, the flooring is installed poorly in places and the list keeps going. Our detached garage is a joke and I'm surprised its standing, cracked uneven flooring, missing bricks and mortar, joinery a child could do better. Aside from all the blatantly obvious issues, it’s almost impossible to get any of it rectified, it’s been almost a year and we still have the majority of the issues above still outstanding with the promise of getting them fixed. Site will not contact us anymore and doesn't listen to contractors who ask them for any sort of assistance on the property. The process we had when site would come to the property, is we'd raise an issue, the site manager would come to the property and say it was "Up to spec". Only after months of contesting these issues, an inspector came to the property to inform us the issues are very much not up to spec. The current site manager once again promised all of the issues would be rectified, even gave me his personal number, we have a list of ignored messages and missed calls, they just ignore you when you move in.Most if not all of the issues raised in our initial 7-day period where not documented at all, after months of battling with Customer Care because site wouldn't contact us, who initially tried to palm our issue off by saying if they weren't documented its wear and tear, they finally added our issues to the list, we're still waiting for the majority of the work to be complete. When we raised concerns of reviews with Sales before we moved in, we were promised "Nothing like that will happen", "That was our last site manager" and a lot of other excuses we foolishly believed, the exact same thing happened to us, they just keep getting new site managers and changing nothing. We're also not the only people dealing with these issues, most of the people we have spoken to on the Wynyard site have had the same experience, if not worse.Robertson's have continuously bent the rules on their side of the contract and expected us to remain firm with ours. It's taken far too much work to get any sort of movement after nearly a year at the property and we're still nowhere near the finish line, to be honest if the issues ever actually get fixed, I expect at least another few years considering the pace of the current process, which means we're still in a position where we can't even decorate. If it wasn't for my relentless emails, keeping my own list of issues and constantly updating people on outstanding issues and issues they've miraculously forgotten, we'd still be behind the start line. We’ve taken this long to write a review because we were trying to be patient but enough is enough, I wouldn’t wish this process on anyone. I could write about the issues we're having forever but I've kept it as brief as possible. In our experience Robertson's doesn't keep their promises and as soon as you move in, they throw the keys at you and wish you luck.

We have purchased on the Sessay Grange site and moved in on the 27th of May. From our initial approach Dawn has been extremely friendly and professional. She has guided us through the process with ease and has been very helpful in aiding our choice of extras including being very patient when we changed our minds multiple times. We are very pleased with the choices we made as the upgrades to the kitchen, tiling, flooring and carpets are exceptional. From moving in Chris, Steve and Tom have been very good; sorting out minor snagging and liaising with the subcontractors when required. Overall we are very pleased with our choice of a Robertson house.

Fantastic Builder

We have recently moved into our new Robertson home at Hamilton Heights and we have been nothing short than impressed with the whole experience. Gillian in sales was in contact throughout the whole home buying journey and made moving in easy. Russell, William and Bret have been fantastic. All three are incredibly friendly and want you to be happy in your new home. Like all new homes, there are snags, but they don’t shy away from them and want to get things right. I’ve seen William helping out with someone’s garden on the estate and they have popped round numerous times to make sure that things are okay in our new home. Russell is a fantastic site manager and truly cares about all the home owners on the site. It is our first time buying from a new build and I don’t think we would get this excellent experience elsewhere and it is all down to Gillian, Russell, William and Bret. Based on our experience, I would throughly recommend buying from Robertson Homes.

Badly ran site!

The house quality has mostly been ok, however there were serious problems created by under skilled contractors. Vents not connected in the bathrooms, pipework under the sink fitted incorrectly, pipework on the boiler too short, which eventually caused a leak through the ceiling. The issues were resolved but only after I had personally spotted the problems, NHBC had failed to pick any of them up on their inspection, nor the plumber or gas fitter who tested the boiler. However the biggest issue has been the poorly ran site, working beyond the regulated hours permitted by local council. Contractors blasting music at night club levels every other day. I had the pleasure of the drain cleaning wagon from 5.30-8pm last night after 9 hours of sirens and heavy machinery through the day. Thanks Robertson’s it’s been a joy to live on the Bowes Manor site the last 18 months with the 60 days of peace it has afforded me. Shame there was not a minus star rating!

If only we could rate 0 star! Don’t let the beautifully decorated and well finished show homes fool you. We were given a home that was built with careless disregard to quality and standards, leaving us with an unfinished home in terrible condition. Followed up by the most horrific customer service I have ever experienced. Six years on and still unfinished snagging, with catastrophic damage from latent defects from faulty installation, yet no accountability. Our whole development has been riddled with similar issues. Never again would I buy or recommend Robertson Homes. Stay well clear!!

Be very wary of Robertson homes

Be very wary of Robertson homesAfter looking at new developments in Kirklevington and Wynyard, I will definitely be staying away from Robertson homes. It’s clear that Robertson homes have got some very upset customers in Wynyard, with a number of homes displaying some very worrying signs all around the development. Big red flag for me!The landscaping also leaves a lot to be desired and shows Robertsons clearly aren’t interested in investing any money or effort in the aesthetics of the estate. In contrast, we found the Story Homes development in Kirklevington gave a lovely feel with some great communal areas for kids to play and walks to the village. It seems pretty obvious that all the reviews from the 10th August were promoted from an open day, so I would be very wary of taking these as gospel. Do what I did and take a drive around Wynyard, then make your own mind up.

We have recently moved into The Alexander in Dargavel Village. The customer service we have received from the moment we enquired to getting our keys has been fantastic. Linda made the process nice and easy and always kept us updated with calls and emails every few weeks. The welcome we got from Linda was one of the reasons we decided to go for a Robertson home as we had seen a few other development sales advisors who just didn’t care about our interest. We have had a good response to our snag list so far. Still waiting on a few things being sorted and some of the paint finishing are not as clean cut but we have been advised it will be fixed as part of the snag list. Overall the standard of the house is really good and the customer service from Linda has been excellent. I would happily recommend Robertson homes to anyone thinking of buying.Nicola

The not so Great Glen Hall

The not so Great Glen Hall. 1 year on and I still have outstanding issues. Robertson's homes have excellent customer service up until you get the keys then all communication goes quiet. Covid was never an issue during the sale of my property. As soon I moved in everything changed. Promised fixes within 10 days of reporting but 1 year on I'm still waiting. You have to battle to get anywhere as emails to them may or may not be replied to and even then you're made to feel like a pest. They are completely focused on knocking up new builds and couldn't care less about the existing customers they have. On their YouTube channel they interview a customer who has bought 6 of these properties and talk about how great the experience was, do I need to buy another 5 before I get the same level of service? Beyond a joke, you're more than welcome to visit me and I'll give you an honest review of Great Glen Hall for your YouTube channel.

Big thanks to Diane (Thorn View)

We were lucky to have made contact with Diane a few months ago when starting our search for our new Robertson home. Diane has been outstanding since our first correspondence. Nothing has ever been too much bother for her. She has sent us so much information and always kept us in the loop with the upcoming development at Thorn View. Diane arranged for us to visit Calderwood and Winchburgh to look at the showhomes. It was here that we met Sales advisors, Kim (Calderwood) and Hayley (Winchburgh), both so helpful and informative. What has attracted us to the Robertson homes is the choice of different layouts of home and of course, the fantastic garden rooms. We love an open planned kitchen/dining style which is certainly what you get in a Robertson home. All of the homes feel very spacious inside and each home type is so unique. We look forward to continuing our journey with Diane and Robertson homes. We are so hopeful that we will get our perfect home at Thorn View.

Bitterly disappointed

I cannot convey how atrocious their customer support is and how disingenuous this company is about following up on the empty promises they make during a sale. We have been chasing our snagging for over 2 years now, always myself having to follow up and check next stages, never any proactivity on their side, to constantly get the response over and over again “someone will be in touch soon”. There is no empathy or ownership and limited communication - the very basics that a professional customer service function should be based on. There are some quite serious things that need attention, and some just showing sloppy workmanship and shortcuts that have been made. They may blame covid for the delays, which I absolutely understand to some extent, but that is no excuse for bad communication and fobbing us off at every opportunity. The communication between them and their contractors is awful as well, we’ve had people turning up randomly at the house with incomplete job orders and feedback given to them by contractors which has been ignored.

Eventually living in our dream home.

I have waited 4 years to write a review, buying experience was first class, kept in loop of progression at all times. First 2 years were very difficult with snagging issues, I fortunately kept going and got almost every issue resolved, more by my kicking and screaming than by Robertson's good will, but we did get there eventually. 4 years on we love our home in the Ness castle estate, Inverness and look forward to many happy years living in our Robertson's home.
