TrustpilotVery unprofessional. Disappointed.
Attended a viewing at one of the properties in Dartford. Upon arrival to our viewing there was a mass que waiting to view the property. This is very unprofessional and very bad practise.
Halil · 4 December 2022
Agent replied · 19 September 2023
Dear Halil. I am afraid that the demand from tenants for property does not meet the current supply of property, so almost all of our viewings are conducted via and "open day". This is quite a normal way of operation and not "unprofessional" or "bad practice". All viewers have an equal opportunity to make an offer and have the application considered by the landlord. If you would like to discuss this further or make an offer to rent the property, please let me know. Thanks. Andrew Roberts - customerservices@acorngroup.co.uk

TrustpilotAvoid at all costs
Avoid at all costsUsed Acorn in order to rent my property near London Bridge for a year. The entire experience with them was a farce from start to finishAfter six months Acorn emailed me asking me for £250 to repair some of the lights in the property telling me that it was a ’legal requirement’ as the lighting was ‘unsatisfactory’. My lighting has been checked only 6 months before when the property has been prepared for rental. When I checked with an independent electrician they informed me there was nothing wrong with the property’s lighting and there was no legal requirement to fix the lighting- an additional income stream for Acorn?-£600 was mysteriously deducted from one of my monthly invoices. I repeatedly queried where this amount went. I was told it had bounced back due because I had altered my account details. I was repeatedly assured that this money would be paid to me at the new account details. I sent repeated chaser emails as to its whereabouts and told that it had been put towards a new washing machine. This was never evidenced in the invoicing. This amount has still not been paid to me despite repeated emailsAcorn lost the property's window and post box keys, blaming the loss on the tenants. I contacted the tenants directly and they said they had returned them to Acorn. Neither set of keys have never been returned to me and I have had to pay for new sets to be cut. Acorn are unconcerned and have not refunded me for losing the keys. Back office blames front office and vice versa.Acorn told me that I needed to purchase a new mattress for an incoming tenant. When I pushed back on this they told me I would lose the tenant. I reluctantly agreed and purchased a mattress- the tenant moved out after 5 months and Acorn told me to remove a brand new mattress [at a hefty removal cost] for the next set of tenants. Such a waste.Acorn failed to forward me information about a council tax payment until it was seriously overdue and the council threatened to close my account. The first time Acorn made me aware that there was an outstanding Council Tax payment was when I was emailed a final notice- which means they had received several statements prior to this date and had not contacted me. Acorn then had the audacity to email me telling me to deal with the situation [i.e. make the payment] immediately because they were repeatedly receiving correspondence from the council because the bill was so seriously in arrears. Up to this point I had idea that a bill was even due to be paid as I had never been informed! This company is a HORROR SHOW.Save yourself the hassle and unpleasantness and use any other lettings agency but them.

TrustpilotTerrible
Terrible! Avoid at all costs. I paid my rent late three times in the course of two years. Twice due to change in jobs and there was nothing I could it about it. They failed my reference for a new flat and was unapologetic. Extremely dismissive and rude staff. Took a year of being here to get a toilet seat fixed let alone other repairs. I’m a journalist so I’m planning to expose them soon if they carry on this way. Complete and utter disgrace of a company.

I can't understand why I had so few viewings with Acorn in Grove Park over the course of two months. I can only say that a new agent sold my house in just over a week and in that time I had three offers.

TrustpilotAcorn Estate Agents Camberwell
If you're selling your house I'd avoid Acorn Estate Agents in Camberwell at all costs, if however you want to start a circus ... then they're are the people to go to as it appears they're all vying to be clowns. The house is in an affluent part of south London and prepped to a high standard. Guess what? They couldn't get me an offer in over six months. It was often comical at one point some clueless punter was taken to see the house 5 times ... with all his family. I mean the house is nice but it isn't Windsor castle, 5 viewings? Who has ever heard of that?!Their excuse was that the house was "full of old fings". By that they meant Georgian antiques and paintings. What does my furniture have to do with selling the house? They then suggested to reduce the house price by 30k as the market had "changed in the past two weeks". And all this for 2% commission! More fool me ... or you if you decide to hitch your wagon to these donkeys.Describe Acorn Estate Agents in Camberwell in three words?Clueless, asinine, unprofessional.

Incredibly poor experience as a tenant. Consistently not answering to emails, many broken promises and frustration. After a month in the flat, some things promised to be fixed when we moved in are still broken. Takes a lot of time and effort to deal with, avoid if possible.

26/03/19 Dear Renato. I have spoken to the Property Management team and I believe that you have now spoken to one of our Team Leaders. The items that were conditional on the let being agreed were dealt with promptly, but I do understand that you raised a number of issues after you moved on. Obviously agreement on these items is required by the landlord and our PM team had attempted to achieve without delay but appreciate that our communication could have been better. I can only apologise for this and am sure all items will be resolved very soon. If I can help further please let me know. Thanks. Andrew26/03/19 Dear Renato. I am sorry to hear about your experience. This was by far the worst tenancy and property management experience I have ever endured in my 10 years of living in London and now Sutton at Northumberland House. I have recruited roles in PM and can assure you that the standard of property management is exceptionally low, it was rarely visited, and security was frequently used to fill in the gaps. It takes months for anything to get fixed and communication is at a minimum. Tenants should be at the heart of the business, not a number and forgotten about. My advice would be to go to a more reputable property agent. Avoid, you will regret dealing with them...

TrustpilotUnprofessional liars who try to take your money before an offer is even accepted
A very unprofessional company with very unprofessional staff, Nicholas impartcular. I asked to put an offer on a flat. An email was sent immediately telling to make an offer and to transfer £500 deposit. Of course I was not going to give them my money until and offer was accepted. I never got a response from the email so emailed him to confirm he had received it. Still nothing. After not hearing from him at all for two days I called the office and spoke to A colleague who said it was pending and Nicholas would call me. 2 days later my boyfriend called up to chase the offer again. Nicholas then lied to my boyfriend and said he had already called me to tell me our offer hadnt been accepted. He then spoke to me very rudely still saying he had called me to tell me that. Such a liar and totally rubbish at his job. Stay clear of these and I’m now really glad that I didn’t get the flat as having this company as your estate agent would be a nightmare.

TrustpilotProfessional thieves!!! Beware of them.
Guys, please don't go near them. They took my £250 pounds . Told me they are checking my preference for over a month. They tell lies, unprofessional, raised their voice when talking to you. Push you around themselves. They are fraudsters, posing under letting disguise. I promise them I'll get my money back. They wasted our time chasing refrence. We spent one month and some days trying to rent from them. Not knowing, thru have already given the house to someone else, while they made us chase after nothing. They work together with FCC paragon. Doing nothing, but rip people off their had earned money. I wish there's no star to describe them.

TrustpilotI am following up to my prior review to…
I am following up to my prior review to let everyone know that Acorn continues to drop the ball. After the last episode - where they managed somehow to 'forget' about an ongoing lease renewal I had asked them to take care of, letting the matter slip well into the renewal period and then failing to address with me or my tenant any of my tenants comments on the terms of the lease - I now find myself having to apologise to my tenant for their incompetence. I have now returned from a business trip to find a letter dated February 26, indicating that they still had not received my instruction to complete the legally mandated gas inspection. In fact, I had instructed them, in an email dated Feb 18, which I have since forwarded to them.To their credit, the manager did contact me following my last review to apologise and offer a very small discount off their renewal fee (which was very high considering it's simply some paperwork for a renewal). And he was able to do something to ensure the agent in charge of my account sprung into action. But this was only because of his intervention. At the end of the day, Acorn can't keep tabs on anything they touch. I would strongly caution against using them. My only reservation is that the entire estate/rental agency industry is rife with incompetence, so I don't know if other agencies will be better. I do believe the industry is in need of greater regulation and oversight.

TrustpilotNot professional, lie, threatening, unskilled
Not professional, threatening, doesn't give out the right information, lie to tenant and lie to landlord just for their own benefit so bad for both side really. I got told off, threaten and accused of not being grateful because they believe that THEY CALLED to give me a good suggestion as they believe they were doings me a favor as a result of me asking questions on some sensitive issue which i'd like to know more information on before making decision. Inventory check is not accurate and use a twist in wording to charge you. Property manager is amateur and poorly trained and bad communication. Threatening, charge twice for fee by mistake and didn't even realise or check until I raised the issue , rude and raise their voice when being challenge with some questions and facts and threatening you that you will be charged a lot of amount if you don't listen or so things their way .. but can't answer any of your questions
