I have lived aboard from the last ten years and since leaving the UK, my house has been rented out through Linley & Simpson. Their overall customer service is excellent. They have been expedient in communicating the tenants needs; work closely with third party contactors when things need repairing or fixing and keep me up to date with changes in legislation or obligations for landlords. I would highly recommend.

I rent a property through this company in York. Their good points are, they are quick to find tenants and so far they appear to be keeping us legally compliant- but that’s where the positives end. They let both tenant and landlord down in so many ways. They’re too hasty to move tenants in, resulting in poor service for the tenant and embarrassment for the landlord. There’s bad communication between departments. Never available to speak to and don’t return calls. Their service includes property inspections which miss the most basic of things you’d expect a letting agent to check between tenants. For instance- do the taps work? does the heating work? can the windows be secured? What state was this property in when we started managing it- what state is it in now? I wouldn’t recommend this company to landlords or tenants because they’re too focused on financial turn around over quality of service.

Linley & Simpson is a very good agency to work with. Their staff are technically sound, efficient and very friendly. I have been dealing with Emily Abbott on the lettings, who has the ability to plough through all the challenges and come up with the greatest of results.On all the occasions I used them, they delivered, and I never had issues with the tenants, given their vetting procedure is exceptional.

Requested valuation from Ripon branch on 29th September. Agent visited and assessed property, gave advice and told me Email with details would be sent within 24 hours. I allowed a couple of days, Nothing…called the office and was told I was next on the list of the agent, that was on Wednesday 6th October. One week later nothing. Does not bode well for future service.Will use another agent.Selection of Estate Agent is best done by word of mouth and reviews.

Arranged to view a few flats across Leeds with Amina, who was very easy to chat and walk bout with. Answered any and all questions and didn't make us feel rushed at all. Daniela expedited the application process which was a breeze, and set out in very clear terms. All in all a pleasant experience, which I find is often a rarity in flat-hunting!

Being my first time renting, I had plenty of questions about the process. Spencer showed me around a great apartment and made sure to explain every detail of the application process, including plenty of extra information I hadn’t even thought about! Couldn’t have been smoother to receive my first offer from a landlord and I’m looking forward to working with Linley & Simpson throughout my tenancy.

Unfortunately have had no other option but to resort to writing and online truthful evaluation of this firm, a) this is the second time this has happened. As a Landlord they hold a tenants deposit and do no release in a legal and timely manner. If this was not enough whilst my property being managed by this company the have failed to manage and allowed the tenant to trash the place and hammer nails into walls and leave the trash outside of front garden.I like other landlords pay such people a fee to manage, this is NOT managing a property, they had left it to the tenants free reign to do what they wished.Whislt their own colleague agreed and confirmed that the tenant will accept fault and allow the deposit to be used for the clean up and works another colleague has since chanhed this stance and advised the deposit is no for use and needs to go through an adjudicator.This company is absolutely awful and lack intergity, honesty, negligence and when money is imvolved 'fraudulent' behaviour comes to mind.They should b3 investigated by the FCA and the Financial Ombudseman.I warn all Landlords to look how your portfolios are being managed.
