Friend & I enquired about a property with L&S, which didn’t work out, but Mark was so on-it, he suggested other, alternative ones and we ended up going with one he suggested that was perfect for us. He answered what ended up being 20+ emails of questions, all with the loveliest demeanour, and made us feel certain we understood what we were going into/ our options. Truly a lovely man.

Bradley was brilliant

Bradley showed me around 3 properties in the city centre. He had clearly read my initial brief and understood what my requirements were for a property. It saved time not seeing properties that I wasn't interested in! Also, I felt very comfortable viewing properties with him, something that you don't always get with letting agents. After the viewings, he followed up with emails and even got colleagues to get in touch when he went on annual leave. These were the first viewings I had, so my requirements ended up changing upon seeing what Bradley showed me. I didn't end up going with any of the ones I saw with Linley & Simpson, but I would recommend them to other people looking for properties.

Jonathan Richardson from the Pudsey branch is the maintenance officer assigned to the care and upkeep of my property in Leeds, and to claim his efforts are anything less then exceptional would be a lie.To be frank, I have struggled with Linley and Simpson in the past. The unfortunate byproduct of the company's wider turnover rate issue meant I've had I think 4 different employees assigned to my property over the past couple of years with varying degrees of efficiency.One of the main challenges faced from both sides is it seems repair ticket details and information get lost when responsibilities are transferred to other staff members, and with former repair officers, there has been lost time in going over the same details of a repair ticket, sometimes delaying the solution by months.Jonathan is the only employee that has been assigned to my property that has found a way to skip the awkward transitional phase of reestablishing repair tickets, and get straight back to working on solutions with outstanding repairs needed.His communication is consistent and transparency of information strong. The day he is no longer assigned to help with my property is a day I do not look forward to.

A thoughtful and sincere team

When I was looking for houses, not only did Linley and Simpson tend to have all the better options, but they also had the better staff to help me through it. It's common for those who have to rent to get used to apathetic and at times greedy landlords and letting agents, but my time with Linley and Simpson surprised me that they've displayed the opposite of what I'd come to expect from a letting agency.Akeel helped me when I was searching for places on rightmove and took on board my need to email as I'm not available for calls during working hours - something other agencies ignored making it hard to plan bookings. Declan was a great help in giving me the information for the flat without being pushy. He was genuine and sincere and when a flat I had booked to view got taken the day before, him and Emma picked out a different place for me to view and had taken into consideration my price range, my location needs, and showed me a really nice property without me even being aware it was available. I can't overstate how positive that was as it was the house I ended up taking a tenancy in, so they'd picked very well and their consideration of my needs without prompt showed care for their jobs and their customers.Once I'd viewed the place I was eager to get everything sorted so I could get it off the market and know my next place to live was secure and Luke was very useful in helping with that, answering my emails and questions quickly and making the process streamlined and as minimal stress as possible.The whole Linely and Simpson team, especially the ones named, have surpassed any letting agency I've ever interacted with in my time as a renter.

Positive viewings

We went for some viewings with Bradley recently and throughout the process he was great. Bradley was friendly and informative from the offset, when we had questions he made sure that if he didn’t have the answer ready, he would find out for us. The flats that he showed us around all met our criteria and we decided to sign for one of them, which we are now moved into! The process of finding a flat is usually stressful and time consuming but thanks to Bradley, who set aside an hour in one evening to show us around multiple places, it was much more positive and efficient. Thank you for being super easy to talk to, resourceful in terms of background information on properties and generally lovely Bradley, you are great at your job!

Great Team

Really pleased with the service I've had reletting my apartment in town. Spencer was on hand at all times to talk through things fully and never kept me waiting for return calls. More importantly did a great job in finding me what seem to be great new tenants at a decent price point with the flat only empty for a couple of weeks. Thanks also to the rest of the team for sorting out all the other bits and pieces (and new carpet) so efficiently.

I have had the good fortune to deal with Linley and Simpson as a landlord and tenant for over 14 years now. They only source the best properties and provide excellent support for their tenants and landlords. The properties are always a cut above the rest, the crème de la crème and service provided is outstanding. In particular Ella Hodson who has meticulous attention to detail, is extremely professional, courteous, polite, efficient and helpful. Such wonderful and prompt staff

Over the mood with our experience with the help we got from Amina and Luke. We was shown around the property we booked in for a viewing for and an additional 2 other properties Amina thought we would like. Amina was able to answer the 1000 questions we had to answer and was such a wonderful person, she made us feel so comfortable with it being our first ever time viewing a property. Flat Viewing with Aiden on Friday 14th June 2024

Aiden was there just before time and accommodated both me and another flat viewer with ease. I needed to have my son on a WhatsApp call to show him the flat. Resolving flat issues, exceptional customer care!

Usually, I don't leave any reviews, but as usual, there's exceptions!I've been renting a flat for about 2 months now and there has been a few issues with the flat and some repairs were needed. This caused me some frustration. However, I'd like to give a really big shout out to Kate (Kathryn) Miller!She's been really helpful and she's helped me tons trying to sort things out for me. She has all the attributes I would expect someone to have:- Friendly tone- Responsive (I don't recall me having sent her a request and not getting a reply within 24 hours).- Effective (All of the issues/fixes have been gradually sorted out).- Proactive (chasing stuff for me and keep me posted).Honestly, this is what I would actually call customer care and Kate has been brilliant!I know that if there's any other issues with the flat, I would definitely ask for Kate! Flexible, went out of their way to help me find a flat

Process of booking in viewings when travelling from a long distance with very restricted availability was great. Tom is always really helpful anytime something unfortunately goes wrong and needs fixing. A previous leak has reoccurred meaning I’ve had to turn the water to the property off, and within 30 minutes of reporting it Tom had arranged for the plumbers to reattend today to rectify this. I really appreciate Tom trying to sort this as quickly as possible for me, it’s stressful enough dealing with having a leak and no water when on your own, but throw a young child into the mix and this is a really urgent issue for me. We cannot fault the service we have had so far with Linley & Simpson - Horsforth.Our previous estate agents were absolutely appalling and we have really worried about renting again with another agents.
