I have rented my property for over 20 yrs but only fairly recently have Linley and Simpson become my landlords. I had my first property inspection last year and I was unsure of what to expect but it went really well and any issues I pointed out to them were dealt with promptly. I recently inquired about the possibility of them putting up a back garden fence on the property for my own privacy and security for myself and the house. Even though there wasn’t a fence when I first moved in, they listened to what I had to say and within a few weeks I’ve got my garden fence! It looks really nice, Graham who put it up, did a great job. All the staff at Linley and Simpson who I’ve dealt with have been great and Will ( the property manager) has always been approachable, understanding and professional and makes sure any issues are dealt with promptly.

My experience has been a very good one and i'm delighted and impressed with the service i've been receiving. The email responses from my Agent , Gary Wilkinson , has been prompt , courteous and friendly. I feel confident that i can ask him any questions and i will receive an honest and helpful reply. I am very much looking forward to being supported by Gary over the coming months and years , knowing that i will be very satisfied with the service i will receive from Gary or another member of the team in his absence. It goes without saying , that i will highly recommend all of my family and friends who wish to rent of purchase a property , that their first port of call , should be Linley & Simpson. We arranged an appointment to view a property. Ben Holmes, the agent, phoned us before the meeting to check on our arrival time and then met us outside the entrance. He was properly prepared and able to answer all of our questions. He also introduced some information which we hadn’t considered relating to parking and access which was most helpful. Since the meeting he has followed up all administrative aspects in a swift and timely fashion. We have been impressed with the level of service provided and intend proceeding with Linley & Simpson as a result.

So far, so brilliant. We are accidental landlords and have been lucky enough to have Kelly help us through the process. She’s organized getting our dad’s house in order by finding and managing many different trades. Something we were dreading. Prices seem perfectly reasonable.She’s always responded quickly (and often out of hours) to any questions we’ve had. She found a tenant within a few days of the house going on the market. The tenant has only just moved in but I’m sure she will look after him with the same care and attention that she has given us.

I have now found a new flat to rent with Linley and Simpson. I was dealing with Jade, who could not have been more helpful and cheery. I had lots of information from her over email about suitable properties, and even though I was not able to attend some of the viewings, she was able to meet a colleague of mine who went to the viewing in my place, and was able to secure the flat for me. In shared houses all tenants are responsible for the cleanliness of the communal arears however we do ensure inspections are done every 6 months to ensure they are maintained to a certain standard. As first time Landlords, we were really unsure as to what we needed to do. Fiona at the Wakefield branch talked me through everything, from giving me a fair and accurate rental value, to going through all the documents and certifications we needed to have. I phoned a couple of times to ask extra questions and it never felt I was an inconvenience. The company have literally done everything for us and it was so much easier than we thought. I would definitely recommend to anyone.

L&S City branch took over our property in Leeds and things instantly took a turn. They are only interested in protecting the landlords earnings and see you as £££. They (Luke) offered us no support when we had a dispute over overcharges with the landlord and kept telling us to just pay (luckily the TDS rightfully sided with us). They didn’t fix our boiler for months, meaning we’d have to manually fire it up every time we wanted water, giving us a £700+ electricity bill which they refused to help us with. L&S are only interested in profiteering from the housing crisis and not being fair or transparent with tenants. Please look to avoid them if you want a less stressful life.
