Could not be worse

I rented a house in Barnsley after a video viewing which is very common in London and that was my horrible mistake. The property was extremely dirty, smelly and the front garden was simply full of garbage in addition to broken fence. I couldn't tolerate couple of hours and contacted the agency asking to leave by any cost. The agreement was to pay the rent until they find another tenant which I did. The agency didn't repair anything at all during that period and I had to servive somehow with no hot water in shower for 3 weeks. What were really hard to tolerate were rude answers full of disrespect and unprofessional behaviour. I had to send more than 20 emails to chase the rest of rent to be refunded plus the extra amount paid for a fridge which didn't happen. After more than 45 days I received a refund less than that agreed by the branch manger, after many exhausting explanations and delays.

Sale of a rental property

The property was a rental for a few years before we had to sell. L&S we’re the rental agent so we used them to as the agent to sell as we hoped communication between the two departments would make it easier. In fact communication was not good either between their own departments or with us. There was an error made which resulted in the sale being completed a month later than it could have been, with the potential risk of losing our buyer.

Sale & purchase - double experienced

I've recently used Linley & Simpson Bingley branch to both sell and buy a property. Both the sale and purchase encountered a number of challenges along the way however the team at Linley & Simpson kept me informed, offered proactive guidance and support and dealt with everything swiftly. A special mention to Ruby who is an absolute super star. Her customer service is impeccable. Ruby ensured she checked in regularly, supported with solicitor follow ups and kept on top of viewings and feedback.Thank you again to all the team at L&S for guiding us through what was a pretty challenging and stressful couple of transactions. If I ever sell again I'll definitely be back

DO NOT RENT IF YOU ARE BAME INDIVIDUAL OR VISA HOLDER

Linley and Simpson Leeds is the most unprofessional letting agency I have rented from. Not only did they let me a flat that was not liveable but also they left me to fix the repairs myself. When I requested to be reimbursed they told me that the landlord would not be willing to pay me for the cost of reimbursement because the value of the repairs is over £60. Laughable right? What’s more laughable is that the agent did not contact the maintenance person to fix the repairs in the flat until I was hiring someone privately. After waiting for so long. Therefore, I was expected to reside in a flat that was against environmental health policy and pay them full month’s rent. However, when I deducted that money from my rent, they threatened to take me to Court for rent arrears. Furthermore, their complaints procedure is an utter joke. You can email all the evidence you have but no one acknowledges your email. A generic email will be sent though stating, we are conducting an investigation. You are not updated on who is conducting the investigation or how far they are during the investigation. But what’s even more concerning, there are other flats in the building that were let and weren’t in a decent state of repair, I learnt this through conversations from the other tenants. The tenants also stated that they were given incorrect information from the agents prior to moving in. Upon, moving in, when they realised that they were given false hope and tried to hold the agent accountable, they (the tenants) were ignored. These flats are mainly occupied by BAME individuals or Visa holders. Now let that sink in.

Appreciation of service.

In both letting management and property sales we have found the service exemplary. The staff are always courteous and helpful and it is refreshing to encounter an office environment where harmony and enthusiasm is always in evidence.One thing that singles out Linley and Simpson’s superiority over other companies , retailers and manufacturers is their feedback - if they promise to ‘get back to you ‘ they always do and without delay.Overall the Company and staff seem to appreciate the apprehensions and stresses that can so often accompany house sales and purchases, and they go out of their way to reduce these anxieties to a minimum.

Great Agency for those moving into the City

Im moving to Leeds for a new job and so it’s been tricky trying to book flat viewings when Im not currently living in the city. But Linley & Simpson have been great - scheduling me in to see 3-4 properties in a hour. Declan especially has been very helpful and I have now found the perfect flat. Luke and Brad as well have been very polite when speaking to them on the phone. They are very careful to take in your requests in terms of what you’re looking for and what area. From a Tennant: From start to finish, Linley and Simpson in YORK has been great. fromStart with Chloe and Rebecca from York, to the maintenance team, Chris and Roxanne to the end of the tenancy, Maja Gierwatowska. They have all been great. Yes there’s been hiccups along the way, most recently a little dispute with the deposit, but Maja went above and beyond negotiating for us, responding quickly and effectively via written and verbal communication. Maja has been outstanding during the difficult situation (even when I was annoyed! - She still proceeded with great professionalism). I’m extremely happy and I would rent through Linley and Simpson again, this is probably because of the way Maja handled things towards the end, as this could have turned a different way very quickly.
