Booked in for a viewing of a Flat in Leeds and had a great experience, Amina was incredibly friendly and very helpful answering all questions I had and ensuring an easy signing on process. Would definitely recommend as has taken a lot of stress off finding a flat

Would rate less if I could. I rented a flat through their Chapel Allerton, Leeds branch. When I was moving-in, I was provided a inventory list with comments professionally cleaned. Property was not cleaned at all. There were cob webs and personal belongings from the previous tenants. I raised the issue with them with the photos. And paid myself for the cleaner. They tried to blame the landlord for not cleaning the property. As they provided me with the info, they should be validated the info provided by the landlord - why they charge fee both from landlords and tenants for? It was escalated to their directors and got an apology.Last week, I moved-out and left the property in much better state than I received it. I provided the photo. I was informed that my deposit will be deducted for deep cleaning and personal belongings left at the property. I raised the my perspective that I left it in a good state than I received it. Whole thing was handled very unprofessionally. I am going to raise dispute with TDS.Linley & Simpson should be banned to provide any letting services. They should be avoided at all cost. Notice from last time, now have hired someone to reply to complaints on here (Trustpilot). Just a lip service with no actions.Please let me know if anyone taking Linley & Simpson to court for stop operating. Happy to share my evidences and can support with money as well.
Thanks for your feedback Mr Uddin, We respectfully disagree that the property was left in a better condition. I am still awaiting some proof of cleaning so we can look at some reimbursement. I've been looking for a place rather quickly as my situation had changed. I asked Linley and Simpson for a studio flat that had a bit of space so I could have my home bar. Their great employee: Kerry, was a huge help and found me a great place in the city centre of Leeds. Took me to multiple places to view and even got me a reduction of rent in the place I chose. Definitely recommend Linley and Simpson as a letting agency, they're a huge help. Thanks so much Kerry

We came across so many unexpected obstacles finding a house before viewing a property with Rik from linley and Simpson, we'd almost given up! Rik was friendly and took a lot of the stress away from us even though we hadn't got a lot of time left before the end of our current tenancy. Even though the first property didn't work out, Rik sourced a range of properties for us to view, and maintained excellent communication with us throughout our search, he kept us updated on the process and was honest and approachable when it came to any problems. When landlords wasted our time and we were becoming disheartened, Rik found us an ideal property and helped us with the application process. We're really happy with our new house and with the service Rik has provided us with.

Very poor service to prospective tenants. Lackadaisical attitude. Agent was late showing up to viewing. Once i viewed the property, i said i wanted to take it. Not really interested. Just told to register on website. Chased application but told it was down to the landlord to make a choice on who they preferred. When i said i wanted to withdraw, the attitude of the agent was "i dont give a toss". Obviously this company do not need new business. Avoid at all costs
