F5 Property Limited, originally established as Intralet in 1996, is a family-run estate agency business specialising in residential property lettings, management and sales. We are highly experienced and we use professional photography and local web portals to optimise marketing, resulting in almost always achieving long-term continuous occupancy for our clients. We provide landlords with comprehensive monthly financial and management reports and at the end of the financial year, can also furnish our clients with Land and Property reports in standard HMRC format. Prospective tenants can submit their tenancy applications online and sign tenancy agreements digitally, greatly simplifying and reducing the time taken to secure a tenancy. Once a tenancy has begun, tenants can log maintenance and repair issues on-line and our dedicated maintenance manager ensures work is prioritised and completed without delay.

I've been renting under F5 Property for 2 years now, their service is fantastic and I cannot find any fault with them. They are a pleasure to deal with and are very much "hands off" unless you need their help which is perfect. They leave you be to live in the property with no disruptions and are super prompt at coming to repair anything that breaks down. They have a really handy maintenance system online where you log tickets of repair work needing done and they then send out a repair person asap to remediate the issue. They have always been so polite and friendly to deal with and even recently have replaced some chairs in our place that were a bit wobbly and have arranged for one of the rooms to be painted upon our request as it needed freshened up. They were more than happy to sort this out for us, making it even more of a pleasure to live here. I can't recommend F5 Property enough, they are easily the best I have dealt with in my years of renting!

We have been with F5 Property now for over 3 years and I have yet to encounter any issue with their service. I have rented in Belfast for over 10 years with multiple companies and it is the first time I have been comfortable knowing that we are not being taken for 'a ride'. They have an excellent online maintenance system, 2 dedicated team members for our rented accommodation (one for maintenance and one for rent/account) and they have never once been rude, unhelpful or unkind. Would definitely recommend.

I have been using Intralet to rent my property for over ten years.In this time it has been rented continuously. I have hardly had one moments thought about this house in ten years and that says everything I think. I have always found Intralets service extremely professional. I recieve my rent money promptly every month without fail. They provide comprehensive statements keeping me informed of all issues with the tenancy. They provide me a useful annual accounts report available in HMRC format. All repair and maintenance bills are passed on at cost,which gives me peace of mind that I won't be ripped off. Copies of invoices were available on request for works done over the years and they were happy for me to speak to their tradesmen if I need any clarification in respect of work carried out. All work carried out on my house house was completed promptly and to a very high standard.

I became a landlord by accident when I had to move abroad for work. At the time I couldn’t find an agent in Northern Ireland to manage my house, so I did my best from a distance, but it really took its toll on the place. When I found out about Intralet and they agreed to manage the place for me, they went to a huge effort to bring the property up to standard again, to maximise the rent for me of course, but also to enhance the rental experience for the tenants. And that’s the key point I’d like to make about Intralet, they look after tenants whilst doing the right thing by their clients. Anyone who has ever rented a property will know what a difficult balancing act that can be, but happy tenants and happy landlords make for enduring relationships and therefore make sound business sense. Their payment and reporting systems are top class, with any maintenance issues dealt with swiftly and smoothly.

We found them via a recommendation from business colleagues who rightly cited their professionalism, friendliness, approachability, efficiency and thoroughness as strong selling points. Not only do they market and manage our properties efficiently, but they deal fairly and compassionately with tenants so that a good relationship is maintained. They deal quickly with maintenance issues and problems and only present matters to us once they have a recommended and considered solution. This makes life very easy for us.
