GoogleProfessionalism, compassion and value personified! It is a common belief that moving house is one of life's most stressful experiences. However as recent vendors my husband and I know that need not be the case as we proved to ourselves by placing our instructions with Latcham Dowling Estate Agents of Wyboston. As a relatively new company (established in 2021) we had not even heard of them until they sold in a matter of days two properties in the road to which we were moving. From our first meeting with Gary Latcham (one of the two Directors) we knew we were dealing with a professional company with a different, but extremely successful, approach to sales. At the start Gary was made aware of the difficult personal circumstances which were instrumental in our need to move and he took this to heart. He never failed in his promise to guide us through the whole process and nothing proved to be too much trouble for him even outside normal working hours. Within five days of marketing we had no less than three offers on the house with two above the asking price. Through his and his team's constant hard work on our case the sale was completed in 122 days, some 28 days quicker than the national average of 150 days! Not only did we sell our house and move to a place more suitable for our needs but we feel we gained a friend along the line. Hence it is our pleasure to recommend Gary and his company to anyone planning on moving. Look no further than Latcham Dowling - you want the best and that's what you'll get. GoogleAs first time buyers, we purchased a property listed by Latcham Dowling. Everything was smooth sailing up until the point of the property being cleared of all personal items. We visited the VACANT property multiple times after being told ‘it’s been cleared’, when in fact it hadn’t. We were then told ‘If they haven’t cleared it, which won’t be the case anyway, then you can charge them for a skip or removal company’. The property was not fully cleared on completion date and we were left to move in with items in the house we had specifically requested multiple times to be removed. We emailed LD giving the sellers the opportunity to collect the items, but as to no surprise, they’ve not got back to us, so we will now be left to take their personal belongings to the dump! Not something you want to be doing when you’ve just bought your first home. This may seem like a harsh review on LD but it was made very clear to us that they will get the sellers to clear the property after exchanging contracts. …As soon as they’ve got their commission they don’t want to know. On to the next house sale for their cut.
Hi Jake, As an independent business who are desperately proud of the reputation we've built and how hard we work to maintain that reputation, we always dreaded a negative review from someone, so to read yours is particularly disappointing when it's not even about about us specifically or the level of service you received!?! There's no mention of the three months hard work and constant communication between us to get this exchanged for you, or of the extra efforts we made to try and make the move in as smooth as possible for you (driving a 40 minute round trip to meet you at the property, at the time you specified to hand over the keys personally and even present you with a 'Welcome Home' gift to mark the occasion)!? And then to say that 'we've not got back to you' when we replied back to your last email the very next morning explaining that we would pass on your comments about the garden ornaments, garden pots and hose reel to the sellers and we would then let you know as soon as if/ when we heard from them, (which we still haven't and i did pre-empt that this might happen) is harsh to say the least. The sellers were asked on multiple occasions to ensure the property was completely cleared, but as you'll appreciate, we can't 'make' them do that, particularly when they were selling their late parents home and which was obviously an extremely emotive time for them and each visit would have been full of memories. We are sorry that you felt the need to broach this publically and we do genuinely hope that you're completely happy in your new home, as it's a fantastic property and in a lovely village location. In addition he always went above and beyond and even took the stress out of moving day by delivering the keys to us at our new house, together with a lovely moving gift which was greatly appreciated. GoogleWhat a dedicated team. Having worked alongside many estate agents over many years, I have to say that Latcham Dowling are the most proactive team I have ever seen. Most people outside of the industry think that estate agents are there to get an offer on your house. That is true, but you only know the value of your estate agent by the way they progress your sale through to exchange of contracts. The dedication of Gary and his team was excellent and if you are looking to sell in their area (and they cover a large area), you can't go far wrong. Great team, great service.

GoogleMy husband and I bought a house through Latcham Dowling Estate Agents earlier this year and they were extremely helpful through the whole process from looking for a house to completing. James was a brilliant estate agent, he listened to exactly what we wanted and tried to find a house that matched that for us. He was not pushy in the slightest and allowed us plenty of time to look around the houses by ourselves which we really appreciated and answered our many questions. After having an offer accepted Gary took us through the rest of the process and he too was brilliant. I was able to reach out to Gary whenever I had questions or concerns, and he always prompt and sincere in his replies. He was very thorough with his communications as we neared the stamp duty holiday which made a stressful time slightly more bearable. I’d like to thank Latcham Dowling for their excellent treatment of us and I’d highly recommend them.

GoogleI had dealt with Gary a couple of times before in buying and selling properties so I knew I could trust him to do a good job, but I was also really impressed with the rest of the team at Latcham Dowling who were always so friendly and helpful. Gary is always easy to get hold of and quick to respond to any questions. He’s great at chasing the parties involved to keep the sale moving, and he makes the process of buying/selling a house smooth and stress-free. Gary always goes above and beyond, he even offered to pick up my signed contract and drop them off at the solicitors for me as I was struggling to find time with a 6 month old baby! I really can’t recommend Latcham Dowling enough and I would definitely use them again.
