I would have given 0 stars if I could. Their employee Joanne, told us to park in the visitors parking and then she dissappeared without being able to find her or the apartment. When we found her in her car, she told us that we couldn't do the viewing because there was a dispute with the tenants. Meanwhile, no one was picking up the phone back in the office. What a rubbish estate agency. AVOID AT ANY COST, STAY AWAY

Is it legal for Property Letting Agents to take commissions from Contractors when the source of the problem is the Agent themselves?The last 2 years renting my property with Andrews Property Group Bear Flat Bath Branch have been an nightmare. I have been left with over £10,000 of damages to my and my neighbours property due to a leak that Andrews didn't resolve. In fact, over the last 2 years I've been charged continuous fees to unblock pipes at extremely high prices.I now know why.I have recently learnt that Andrews has been taking introductory commission / referral fees from Contractors it uses. Not only have I paid Andrews over £9000 since working with them to manage my property etc, it seems they are benefiting financially every time they use a contractor to fix a problem of their own making.What's the problem?The agent is not incentivised to get the best contractor for the job; rather they are incentivised to use the most expensive. Further, they are rewarded financially for not rectifying problems and hiring the most expensive contractors.Is this common knowledge? Is this legal?I'm now in dispute with the Andrews and the Property Ombudsman, which if still unresolved will be going to court and to the media. I don't want other unsuspecting landlords falling foul from this.Andrews left a waste pipe running 100% horizontally under my floor boards - of course (physics) it got blocked and leaked through to the apartment below (photos attached). I was invoiced for this pipe to be replaced over two years ago, it wasn't. Now Andrews won't take responsibility.Fellow landlords, please ask your agents if they are taking commissions from your contractors. Fellow landlords, please don't use Andrews if you want your property to be in safe and responsible hands.3 weeks since my solicitors got in touch with Andrews to pursue an insurance claim and still there's been no response from Andrews. Disgusting behaviour. Very disappointing.

Keli showed me one flat which I didn’t end up buying but I was struck by her knowledge of the market- Keli doesn’t dish out usual cliches which is refreshing and she understands property. Beware of using Andrew's to buy/sell!Due to the poor standard of service and lack of communication we were not told of 2 unresolved boundary disputes that affected the sale of a property we had made an offer on. This caused a delay of nearly 7 months before we were forced to withdraw from the purchase due to the behaviour of Andrew's staff and management as well as the sellers attitude as they were constantly told it was not an issue by andrews. Andrew's later admitted to being aware of the boundary disputes when the property had been originally listed.You cannot complete and have the deeds transferred to your name or even get a mortgage on a property with unresolved boundary disputes - Andrew's you should know better! Being repeatedly lied to is not an appropriate form of service! We would not have proceeded to order surveys and searches and instruct solicitors had we known when we made our offer. This entire debacle has cost us nearly £1k in fees. We were offered a mere £250 as compensation for 7 wasted months and £1k of wasted money. We were constantly told it was not an issue and it was repeatedly minimised which dragged the process out.Despite making a complaint to management and escalating through the complaints process to head office we have had no appropriate resolution.

I have found Andrews extremely difficult to deal with from the start of my tenancy to the end. I am in a joint tenancy and Andrews put all of the onus on the members of the household to find new tenants and organise new contracts without taking any responsibility for themselves. I joined as an individual, with another individual dropping out before i signed the contract. Andrews immediately tried to charge me their rent as well which i refused (i hadnt signed the contract) and was only resolved when the landlord got involved.As i am leaving the property, Andrews are retaining the same contract but changing the name of the tenants and i have had to state a number of times that my joint tenancy ends on my leaving date and i have no responsibility for their future tenant agreements. I would avoid using Andrews if at all possible in future as they try to force all responsibility for changing of tenancys onto the incumbent residents.
