Me and my roommates have had a good experience with SH Properties. they have been great at communicating with us and have been able to answer any questions we have had about the property. communication has continued to be good throughout our first month and a half of living in out student property.

Since they are taking down my review as a paragraph, I will attempt to have my voice heard in bullet points. - Do not use as they are money greedy people who could care less about you when the tenancy begins and the money exchanges hands. - They pretend to give you a good deal but then there has been a case where the price they gave was higher than one that was posted on one of the advertising websites they use. - Do not carry out works within a reasonable timeframe. - Go to any other estate agency that is more professional and actually deliver on what they say. - They try to play mind games with you and could care less about your situation and just care about money. - The only good thing is that they give you candy when they first meet you and such for a viewing etc. but that is about it to be honest. - Leave before you are stuck in a tenancy that you will regret before it is too late. - Proof of this can be heard from many other people who have left the tenancies and dropped out because they realised what they are getting themselves into.

They treat tenants awfully. They insist on taking a guarantor for being able to rent. However, they never rely on the guarantor and just let landlords take deposit money from tenants if they're living with someone who decides to stop paying rent. They also harass people that leave bad reviews.

Having looked through our database we cannot see any name where you have rented a property through our agency and would urge you to please contact us as soon as possible to explain more details the issues you experienced. However ,If you were are a student or a professional where your salary cannot meet the affordability to rent then it would be normal practice on behalf of all landlords to ask for a guarantor.

The people who work in the agency are very police and in term if you need help they do the best for you! To have a good flat they help us alot and I'm really happy, people there will resolve any problem you have really quick !! Very good team

Was thinking about renting a room in an apartment two of my friends already stayed in. First I heard from the agency was when they called me up asking for a holding deposit asap (which other agencies don't request). I didn't get any information on the property I was interested in unless I requested it. I asked if we could set up a meeting so they could give me more details and actually show me the room, but again I had to have my questions ready because all they take initiative to is asking for money. They also requested I have a guardian they could call up and request money from as an assurance in case I couldn't pay them. It's not good enough if you're a legal adult with a steady income. My friends did not have a good experience from the agency either, and are going to move out. The agency will request money for "additional expenses" that they are unclear about. They also call you up whenever they like, if they don't get hold of you they will call your flatmates and ask for you. They don't answer their emails, yet goes to great length getting hold of you when they feel the need to. They want deposits and signatures long before it's normal to pay or sign anything. In other words, they want assurance that they will get payed, but in return they make you feel unsafe and taken advantage of. They are not service oriented at all. This is all about the money for them. Find another agency. This one will not do you any good. Update: Dear SH Properties, You have my phone number and email in your system and records. I even signed a form in your office and spoke to one of your workers directly.

Poor communication, had to chase them up with documents and progression. They have also a good skill to ripp you off the money, finding explanation for everything.

Dear Mr Pawel, We take all reviews very seriously, however in this instance we have tried to contact you several times to discuss this with you before replying to your review, however all calls and emails have been ignored. You rented a property through our agency in 2020 and remained there over the course of the last few years. We are only the introducing agents and have never managed this property which means we have very little to do with this property after you initially have moved in. We will always be on hand to try and resolve any issues which tenants may have occurred should your landlord not deal with it in the manner that they should and to the best of our knowledge the only time we have been in touch with you is when your contract comes up for renewal each year. We really would like a further explanation as to why you feel we have ripped you off and why there has been poor communication between us. After signing your last contract which was for a further years tenancy you contacted us to ask if there would be any penalties if you were to vacate the property prior to the end of the contract in which you were clearly told that as you would be in breach there would be a small penalty, as the landlord would incur further costs in replacing you. The only poor communication that you may be referring to can only be due to the fact that it took a while for new references to be obtained from the new tenant that was replacing you, which was no fault of our own, however we kept you informed as often as we could bearing in mind we had to keep to data protection. Due to the fact of you being in breach of your contract there was a small penalty that you had to incur, to cover the landlord for his costs which you were explained when you first asked if you could move out early. We have not taken any money from you and cannot understand why you feel we have ripped you off, we do believe that you have written this review as you were very upset at having to pay a small penalty, this was also outlined in your contract. We have always acted in a very professional and more than fair way and find the comments you have made are both unfair and unfounded and we still would be more than happy for you to contact us to discuss this further.

A very frustrating and upsetting experience. SH Properties rejected my renting application because I asked about their referencing agencies, and about the need to use such external companies. I repeatedly asked what referencing agency they were using, but they did not want to say, and Mr Sunny told me that he believes the property I had a viewing appointment for was not for me. Afterwards, I was told that I need to call them, in order for them to explain to me verbally ( as apparently they weren' t capable of doing so in a short email) how come they need to use referencing agencies. By the looks of it, SH Properties can't be bothered to know their customer, and so they put everybody in the same pot, assuming by default that you are going to not pay your rent. Apparently," in today' s market", the landlord has to have the 5 weeks deposit, and a rent guarantee insurance policy from the same tenant, just in case the tenant might not be able to pay the rent, get evicted, and the costs of eviction could be paid by the rent guarantee insurance. Again, not my case, but that is how SH Properties chose to work, by default. ( Total insanity, considering someone that could cover all the rent for more than one year). Apart from this, SH Properties refused to say if the flat belonged to any of their employees. Land Registry can confirm any such details though. NB: Referencing Agencies are registered with the Financial Conduct Authority as insurance brokers. So, their main interest is to sell insurance - not exactly to make sure the tenant works where they said they work, as part of the referencing. I don' t think it is good practice to force or blackmail someone to register with a 3rd party / external company, such as a referencing agency. I find it very suspicious the referencing agency mainly considers salaried tenants - they don' t seem to consider self employed , and also they don' t consider tenants with other sources of income ( ie : savings). I also don' t exclude the fact that lettings agents might receive money comission for providing new insurance clients to the referencing agency, at tenant's expense - thus improvising themselves as insurance brokers, since they decline rent applications, unless the tenant agrees to sign off their details to a referencing agency with only an online office. Apart from this, the referencing agency might also sell, as needed, any of the tenant's personal details for statistics,research, etc, since they need to keep the personal details for 5-10 years for audit purposes. With this being said, I will avoid becomming SH Properties customer, since they don' t even follow the Property Ombudsman ' Lettings Agents Code of Practice ( for those interested, PDF available on website). PS: As lettings agent, to impose to a tennant to decide if in 12months they will continue to rent the same property is exagerated; yet, apparently this is another point used by SH Properties justify the use of referencing agencies, in order to get rent guarantee insurance, as the same tenant might not be renting the same property in 12months' time, when there is a fixed term 12 months contract.

SH have provided me with tenants for over 10yrs. They are efficient, trust worthy and protect the interests of their clients, both tenants and landlords. The advice and knowledge around the latest developments in letting property is also invaluable. Very impressed with the work ethic of the owner he has provided advice outside normal working hours. I have used other agents in Hendon and they don't compare.

SH properties is negligent at best, straight up scam artist at worst. Nearly everyone I know who has rented from SH Properties in the past few years has had a bad experience. Some worse than others, but it's not worth the risk. They are very pressuring, they will find any tiny thing to get your deposit, properties always have big problems, sometimes even doing illegal things to get through tax loopholes. You can never have a normal conversation with Steve, he never listens to you. I recommend finding anyone else to rent from.
