GoogleHad the displeasure of renting from this company from 2021-2022. As landlords do, he emotionally manipulates you with love bombing to make it seem like he is a genuine nice person. We had issues with housemates in a shared house breaking things in communal areas. He has referred to the one causing trouble as “that black girl”. She has a name. He doesn’t want to do ANY work and wants save as many costs as possible. He didn’t send out anyone to fix our boiler, and he KNOWINGLY sold us the house with a rat infestation. We complained all year about our shower being dodgy to no avail. On top of that, one of my friends was in the shower, and Steven Harris came LATE to a viewing and WALKED IN ON MY FRIEND IN THE SHOWER. With two people accompanying him. This is disgusting. We have partners in our house (which he knew) and he could have walked in on a young lady showering. I have video evidence of a CLEAN room after moving out, and he has replied with a video of artificial mess I believe he had made. And through all of this, he was letting a housemate threaten us by “getting her boyfriend” to come in the house. Do not rent from this man.
Dear Wesley Thank you for your review which we take extremely seriously. You moved out of this property in September 2022, and I am somewhat confused as to why it has taken 15 months to write a review. You caused constant disruptions with your housemates, and we would constantly receive calls from your friend between the hours of 3am and 8am in the morning leaving numerous messages rambling on about information that was irrelevant to the property. There were many complaints from the neighbours and the property was left in a diabolical condition leading to the majority of your deposit having to be retained. I would like to bring to the attention of any landlord reading this review, to never offer any tenancy to the above person, and be very cautious in letting your property to this person.

Google‘If you don’t want mould, keep the heating on’ Myself and 3 of my friends have recently moved out of our flat in Hendon, we constantly struggled with black mould as a result of poor insulation, whilst the repairs team were quick to respond to this they were being called every other month as it was a recurring problem that left some of us with respiratory issues and ongoing coughs. During the winter we could see our breath in our bedrooms, we had to walk around in two tracksuits and a blanket, whilst we’re not frugal when it comes to putting the heating on, none of us could’ve afforded to keep it running 24/7. This shouldn’t be a question we had to discuss. We had uninhabitable conditions. I would wake up with my bed soaking wet down one side from the condensation from the window. These flats are overpriced for the poor conditions, once again students being taken advantage of.
Dear Jodie, Further to your review, we take all reviews whether negative or positive very seriously. May I bring to your attention as we did with your flatmate Alex, that we did make you aware when you moved in to the property that we were employed as a let only agent and had no involvement whatsoever with managing this property. We have been renting 2 properties out for this landlord above the tyre shop for several years, and you are the first group to have notified us after you have moved out of the problems that you have experienced. I feel strongly that the review you have written should be addressed with the landlord and not our agency especially as, throughout the time you were living in the property we had never been advised of any of the problems that you have raised in your review, and even though we would have told you had you had notified us, that we were not managing the property, we certainly would have contacted the landlord on your behalf to come to an acceptable resolution. We do make all our students aware that the majority of our properties we do not manage and therefore there is little we can do to help, however whenever we do receive an email we will always try our best to contact the landlord and put pressure on them to deal with any issues. I do not believe in any way that the rents you paid for the property was overpriced as this is a huge 5 bedroom property very close to the uni, and is one of the cheapest student accommodations in the vicinity available at the price you paid. I would also like to draw to your attention, that the landlord of this property has a direct property management in which you were given the telephone numbers prior to you moving in.

They have always succeeded in finding tenants for me, some of them long term, and the property has hardly been empty in between tenancies. Stephen is always on call to respond to any property issues or emergencies which may arise from time to time. Stephen is always there at the end of the phone to offer advice, and his experience in the rental business has been invaluable to me.

GoogleI had mostly a good experience with SH Properties, the staff were always easy to approach and the agency is really helpful for students that are renting for the first time. However we had some issues while renting with the agency that were difficult to work out and the communication between them and the landlord was not the best so led to some difficulties. Overall though, I think it's a good option for students

GoogleWe rented off S.H Properties but thankfully they weren’t our Landlord. We had a separate landlord who was great so we didn’t have much contact with S.H properties while we were renting for 3 years. When we decided to move, Stephen insisted on showing people round the house without 24 hours notice even though I’d asked for 24 hours which I’m entitled to as a tenant. I felt unsafe and that he would barge in at any moment. Thankfully my landlord sorted it out and it was fine. Would I recommend S.H Properties? If you have a separate landlord and don’t have much to do with them then yes but if it’s one of Stephen’s properties then no (especially as they target students)

GoogleScam artists. Contracts were all signed to move in to a property and 2 weeks before the AGREED move in date we were told that we would no longer be allowed to move in. S.H. then proceeded to take 2 months to give our holding deposit back after numerous emails, text messages and phone calls.

GoogleThe team at SH properties have been very efficient in setting up our tenancy. Stephen has allowed us to view the property on multiple occasions to help us make our decision and the transition towards the move in date has been great. They have also made sure all our requirements have been met to begin our tenancy. Would definitely recommend to all.

GoogleI am tenant of this current property…NW9 I am tenant of this current property since Sep/2016 ,S H Properties customer care is amazing ,as well as caring to tenant since get the contract form this agency, Mr. Stephen Harris is a real gentleman as a manager of this estate Agency, he never doing his job because of just the money for the tenants where they need any help regarding to the property where they live ,Mr. Stephen is very charismatic positive man who is doing their job as an estate Agent manager like a old friend ,in this estate few people working , for example; Mr. Sunny is doing as well his job 100% with passion and always try his best for tenant satisfaction . I have been with this state agency since Sep /2016 over 3 years which is amazing and I have never been in any problem; there are no issues at all, because of perfect management of Mr. Stephen. You will Never ever able to feel any discrimination, in fact they are doing their jobs in fully equal opportunities to anyone. As a higher educated man who has a lots of experiences in his life also been with this agency over 3 years I am fully happy with their attitude ,manner customer care etc, I trust that this is the right estate agency for those people either are tenant or landlords.

Googleas a student, looking for accommodation is stressful and a new experience. steven and the team at sh properties made this experience a lot easier and were extremely reliable when people canceled on us. they helped us remain calm and eventually found the perfect place. when i had a couple of questions they answered them over an easy phone call. i highly recommend sh properties to anyone :)

GoogleI chose SH properties to fill and manage my 5 properties and have been very happy with the service provided. Everyone on the team that I've spoken to is polite and always on hand to help or answer questions. Jordy in particular has been great from day one. Steven the owner is contactable via email, phone or text; and has been helpful, friendly and positive throughout. I have felt supported and informed since I first called to make inquiries, and all my flats have been successfully tenanted relatively quickly. Steven sends text messages every time a viewing was booked in, informing me of who and what time my property was being viewed, and I feel confident leaving my flats in their capable hands. GoogleGreat service but the constant calling was ok at the beginning but when it regular and even 10mins after when they sent an email. It becomes a nuisance. I wonder if it is because I am a student and the stigma of being young student might be holding a bit of an influence in the decision making to do constant calls.

I have known Steve for almost 3 years now, after moving to London for university in 2017 I needed a place within 2 weeks, they went out of their way to search for a place urgently and found somewhere suitable. When we had problems with the landlord they were very accommodating and supportive and helped us move promptly and again found somewhere perfect for us. We recently moved again and have nothing but amazing recommendation for Steve, he helped us immensely and stayed calm and professional and went to lengths that we didn't expect. He couldn't help enough so we are so grateful for his help!
