GoogleI recently got my new room with the help of SH Properties, and I’d especially like to thank Alishba for all her support throughout the process. I had so many questions (even some small or silly ones!), but she was always patient, kind, and quick to respond. Her professionalism and friendly approach made the whole experience smooth and stress-free. I really appreciate her excellent service so far and would highly recommend her and SH Properties to anyone looking for a new place.

GoogleI was fortunate to speak with SH properties after purchasing a BTL. The team went above and beyond, taking a video of the property electrics out of hours (Stephen), assisting with the house clearance (Laura), and introducing contractors when the unexpected happened. This made a crazy process bearable and restored my faith in the industry. Sunny even revived my lease agreement to ensure we met the requirements after locating a management company suitable. I could honestly say I wouldn't have got this sorted without them, and would heartedly recommend SH properties. I would use them again without question, and trust their advice and resources at their disposal. For the next project they will be my first call , especially Stephen, for his experience and advice and guidance.

GoogleDodgy company. Hate them with all my heart. Edit: Left us freezing all winter because Stevie is too cheap to get a engineer and only when we started calling to complain at unreasonable hours did they finally fix it but by then it wasn't even cold. Deposit was returned fine as the property was left in perfect condition, so thats a lie. To the attention of any tenants, do not rent from this company, just look at the negative reviews they all say similar if not the same things. Stevie boy and his company are liars and scammers.
Dear Maksym, Thank you for your review which we take extremely seriously. You moved out of this property in September 2022, and I am somewhat confused as to why it has taken 15 months to write a review. You caused constant disruptions with your housemates, and we would constantly receive calls between the hours of 3am and 8am in the morning leaving numerous messages rambling on about information that was irrelevant to the property. There were many complaints from the neighbours and the property was left in a diabolical condition leading to the majority of your deposit having to be retained. I would like to bring to the attention of any landlord reading this review, to never offer any tenancy to the above person, and be very cautious in letting your property to this person.

GoogleMyself and three others rented a student property at 22a Parson Street in Hendon. Our living experience was mediocre at best. We dealt with black mould and dampness all year round in the living room and three bedrooms, that returned again and again despite it being dealt with numerous times. Multiple workers tore out an entire wall to "fix" the situation over the course of 3 or 4 days but it returned once more. Our rental property had poor insulation which resulted in the flat feeling unhabitable in the wintertime. This property is situated on top of a car tyre repair shop which resulted in the loudest 24/7 noise from 8 am to 6/7 pm which we were never warned about by the estate agent. Aside from this, the flat was very spacious and our landlord James was always very nice and lenient when it came to letting us pay our rent later than agreed.
Dear alex, Thank you for your review which we take very seriously, We feel very disappointed that you have raised this review against our company, however unfortunately as we do not manage this property, we have never been informed of any problems you have raised. We have been renting out 2 properties above the tyre shop, for many years and you are the first group to have complained after moving out with regards to any noise coming from the shop below. With regards to any dampness, black mould, condensation or any repairs that need to be done to the property, we had made it very clear prior to you moving in and once again after you have made this review, that we are an introduction let only on this property and therefore do not manage it. It was explained to you that all repair work or anything associated with the property, is the responsibility of the landlord you were given the landlords details prior to moving in along with a pack with all details of landlords maintenance team and certificates.. However even after this being explained to you, having asked for you to remove this review as we cannot be held responsible for what the landlord does, you have refused to remove it as there was no direct place for you to raise your concerns with any future students that may decide to rent this property. We contacted the landlord who has tried to contact you to discuss your review, however has confirmed that you have not returned any of his calls. Once again we elaborate this property is not a managed property and even more so we did not receive any complaints of any problems from any of the tenants during the term should we have done so even if we do not manage the property would have most definitely raised any issues with your landlord who is responsible.

GoogleI honestly had a good experience with S H properties. I first saw the property on spareroom but i was told it was being rented out through the agency. I contacted them and they arranged a viewing on the same day as i needed the property asap. Paperwork was smooth and communication was prompt. I wasn’t changed any hiden fees, everything was straight forward and i moved into the house 2 days after. The land lord is perfect and its been 4 months now.

GoogleUsed Sunny from SH properties to sell a flat. They had 2 viewing in 6-7 weeks. In contrast I had 3 viewing in 1 week with another agent and 2 in the following. It shows you how bad their management is of the property. There was little feedback and I had go constantly chase on a weekly basis. I wouldn't get call backs. They don't advertise on Rightmove. Photographs were poor. It just wasn't very professional at all. It was not a good experience.

GoogleRUN AWAY!!! Do not be fooled by their smiling faces. (like me!) I had to give them 1-5. They are zero. I rented a flat through this agency and signed a contract in May 2019, and paid all their dues that year. In 2020, they issued me a £408 admin fee invoice to renew the contract and forced me to sign all documents ASAP. I signed and told them that charging as an admin fee after 2019 is illegal. So I ignored that matter, and they left for the time being. They sent me that invoice again in Dec 2021 and threatened to sue me. I asked them why I should pay an admin fee for renewing a contract in 2020 when it's illegal since 2019. They said because the first contract was executed in May 2019!!! I asked them: In that case, I must pay an admin fee every single year if I stayed in that bloody flat while charging the admin fee is illegal since June 2019!!! They said NO!!! Just this time. There is no logic in their speech. I paid that amount because I don't have time for court and stuff, and I could not access Citizen Advice or a legal lawyer. Believe me! Wherever you were and see the name of this agency, just RUN away immediately so may you ain't have my experience in any other way.

Obviously we are very disappointed that you feel your experience with our company does not meet up to your satisfaction, however having read your review and looked through the file I would like to make the following points. At the time of paying to secure this property it was explained to you that there would be an administration fee per person per tenancy for drafting a legal document or extension contract, administration charges and for providing a helpline throughout each tenancy. You renewed the contract for a further year and as per the terms of the contract that had been signed, we sent an invoice for the works carried out. At no time did we force either of you to sign or did we ever ask for any money which you had not agreed to pay. We chased this outstanding invoice for many months which was totally ignored. We reminded you again that the invoice was outstanding, which again was ignored therefore sending you a seven day letter to pay which at last instigated a response from you which our director explained again as to why the fee was due. He recommended before paying that you got advice from either the citizen advice bureau or and independent solicitor to confirm that the charge was genuine and was happy to put things on hold whilst you were doing this . In response to this accusation of illegally charging for a tenant fee. I would like to point out that this has never been done as the tenants fee ban on all new business started on 1.06.2019 and on renewal business the 01.06.2020. I would like to confirm that the renewal contract was signed on 03.05.2020 and as per our terms of business an invoice was sent. We have been running this business for 35 years and pride ourselves on recommendation and professionalism and would never act in a way that would be either illegal or unprofessional. We are very disappointed to receive a review of this nature.

GoogleSunny and the team were incredible helping me and some friends secure housing for our next year at university. Even with a short-notice change on our side, we were able to work everything out quickly. Finding a house and doing all the paperwork was very comfortable. I had no idea renting a house could be so easy! Would absolutely go straight back to SH if I ever need to find a new place in the area.

GoogleBefore they even try to reply with their usual “We checked our records and cannot see that we ever rented a property to you” excuse, save it. It’s their standard response to every negative review, as if that somehow erases their track record of dishonesty, neglect, and terrible service. SH Properties is the worst letting agency I’ve ever dealt with. They mislead tenants into signing contracts for properties that are riddled with issues, broken appliances, leaking toilets, mould, and non-functional showers. Once you’ve signed, they vanish and refuse to carry out repairs, gaslighting tenants into thinking the problems don’t exist. They’re all smiles when taking your money but turn rude and dismissive the second you need help. The glowing 5-star reviews? Clearly fake. No real tenant could possibly have a good experience with this agency. Their landlords get away with horrific negligence, and if you complain, they’ll just deny responsibility and leave you trapped. If you value your time, money, and mental well-being, stay as far away as possible. The only thing SH Properties cares about is taking your cash and running.

this place is horrible,asked them a few questions about the local properties and they couldn’t give me straightforward answers, as if they were uneducated about the properties they have ,not to mention I’ve visited there office and I must say there was a lack of diversity which sort of shocked me as it made me feel really uncomfortable.

GoogleSH Properties have a proactive and dynamic approach to property management. Our relationship with Stephen Harris goes back over 10 years and during this time our property has never been vacant. Stephen is not one of those agents who talks over you and pushes you into decisions you're not really happy with. Instead, he is keenly aware of your expectations and presents a selection of constructive possibilities in return, responding with unbiased advice, reflecting all sides of the Tenant and Landlord relationship. This is intelligent estate agency! From the tenant's point of view, we find that he is diligent and genuinely concerned about their needs and comfort. Whenever our current tenant - who's occupied our property for 4 years now - has a problem or something that needs attending to, Stephen is always quick to respond efficiently. He is also very careful in his choice of outside professionals whom he may need to call in occasionally, e.g. plumbers, gas engineers, electricians, builders etc. Although a popular estate agent in the area with nearly 30 years experience and therefore with many properties on their books, Stephen and his polite and competent team are always keen and helpful, ready to solve those nitty-gritty problems. They are accessible, straightforward, honest and transparent people whom you can trust and rely upon as a landlord as well as a tenant. The most important thing of all is that during all those years we have built a relationship of trust and faith with Stephen and SH Properties. We would highly recommend SH Properties to anyone - landlords and tenants alike.

GoogleAs a landlord, I have been with SH Properties for over 10 years and couldn't recommend them more. Owner Stephen is highly knowledgeable of the area and throughly experienced of letting with a professional and approachable manner. Property matters are resolved calmly, early before they grow into an actual problem and in a common sense, down to earth manner that has resulted in no disputes to date with the same tenants renewing over the years. I am highly pleased with their service and will continue working with Stephen and his staff!
