We had the pleasure of working with Megan and Katie on the sale of our home, and switching from our previous estate agent to GuildHall was the best decision we made. Both Megan and Katie consistently kept us informed every step of the way, ensuring we felt supported and satisfied throughout the entire process. Their professionalism and dedication made all the difference. Highly recommend!

Cancelled a viewing twice on a property I showed ultimate interest in as a 1st time buyer with no chain and didn’t even give chance for a competitive offer. Do not engage unless you enjoy having your time wasted. Disorganised. Disinterested. Disrespectful.

The best group of people to have dealing with our sale!! Tom, Becky and Abbie have been exceptional in their work throughout the whole process for us. Nothing was too much trouble and they always had an answer to our questions. 100% recommend and if the opportunity arose we would not hesitate to use them again. Thank you guys for being brilliant!!

I agree with persons comment above we received 70% of our bond back when promised more especially having to put with the house having raw sewage running under the kitchen floor in the early days kitchen cabinet coming away from the wall which could have seriously injured my 3 year old at the time. All I can say is becareful who the landlord is and don't be taken in by conspicuous letting agencies. I may not be the named lease holder but I lived with one. Really poor service I'm not going to name people though. Not fake it's a reality very poor letting agency.NegativeQuality

I contacted Guildhall Lettings after a horrible experience with my previous landlord that left me feeling very unsafe at my old flat. I explained to them why my safety was now compromised and that I needed to move into a new flat ASAP. Guildhall Lettings processed all the paperwork for the new flat very quickly in order to help get me safe. All the staff were all so empathetic and compassionate to my situation and ensured me that I would feel safe at the new flat they are leasing to me. They ensured that the alarm system and video security intercom in the flat was working to ensure I would feel safe in my new flat. They were all so friendly and always made sure to make me laugh as they understood that I was very stressed because of my previous landlord. The new flat is amazing and they have given me a complete written guide as to how to maintain the property to a good standard. Their leasing contract is very professional in order to protect both the landlord and the tenant. Additionally, their pricing for the flat is more than fair and is in a very good condition. I would definitely recommend that if you are looking to buy or rent, Guildhall Lettings should be your go to people! I really cannot fault them at all as they helped turn such a horrible situation into a really positive new safe beginning for me. It really is true when they say "Not all heroes wear capes". Thank you so much to Guildhall Lettings for everything, I would recommend them over and over again!PositiveResponsiveness, Quality, Professionalism, Value

I can't thank the team enough for how they expertly handled the sale of my house. Honourable mentions go out to Tom and Becky, who, from the initial valuation, to the finalisation of the sale, were extremely thorough, and kept me up to date throughout. Would recommend this company to anyone looking to buy or sell in the area. Sterling work!

Disgusted with the way I was treated. Would never try use them again. We applied for a property, I was willing to put 6 months rent upfront. Sent in application form. Then got told we needed a Guarantor being unemployed, my father said he would, but doesn't own his own house, Guildhall said they would over look it. We sent that paperwork back, then get told father has has to fill tenancy agreement aswell, so sent that back. After nearly 2 weeks and all that, got told someone else has put in an application. I phoned up numerous times to find out what was going on, and got told "Because we didn't fit their criteria, being unemployed and had pets, the other application has got the property."

Good afternoon Mr Dey. We are disappointed to see that you felt the need to leave a bad review due to you being unsuccessful in an application for one of our properties. As you have stated, you did apply for a property but as you are unemployed you required a Guarantor. Unfortunately your Guarantor did not meet the criteria to pass as Guarantor and this was explained to you. The ability to pay 6 months rent in advance doesn't guaranteed you a property and a more suitable application came in which the landlord accepted.

AVOID AVOID AVOID. I'm really disappointed with this company. I thought they were all really nice. But when you move out, that's when they start rubbing their hands together... "We didn't get your notice, we want another month" "The paint WE gave you doesn't match the walls, so we're going to have it re-painted and charge YOU!" "We're going to get our contractor in to move an oven shelf"!!!?!? (I said I'd do it, but NO, it needs a contractor) What an awful way to treat tenants who actually helped with some of the new house settlement problems that can happen (like caulking the stairs etc). The house was immaculate My solicitor is going to have a field day with this!

We are disappointed that you are dissatisfied with our service. The paint was actually supplied by the Landlord NOT ourselves and it was to repair the damage you caused with your bicycle. Also your FULL deposit was returned back to you within 4 days of you leaving the property.

Liars! Never return phone calls! These guys just never return phone calls unless you give them 15 phone calls chasing them up. Example: 12pm - phone call to guild hall Me: Can i speak to Gillian Chris (Guidhall): She's just having her lunch, she said she'll call you back in an hour. 5pm - no phonecall Me: Can I speak to Gillian? Chris: she's gone home. What?? And they lie so much. Me: can I speak to Lauren? Chris: Let me see if she's in. *places me on hold*. Where do you need to look to see if she's in Chris, you all sit in one office. You can see if she's in. what he means to say is 'let me see if she wants to talk to you'. Terrible service. Liars. Ignorant people.

In response to this negative rating, we assume that all these five reviews emanate for the same property and same tenant, relating to an apartment on Lord Nelson Wharf. That is to say Garrett Taylor, K Davies, Lukman Umarji, Simon Taylor, EFAL worldwide, Limited addition who are either non de plume or associates of the complaining tenant who is trying to generate a wave of adverse publicity against our company. Only one name in the list is genuine and has had any dealing with our company. He threatened to do this if he didn’t get his own way. This is actually tantamount to blackmail. The tenant wishes to bring this dispute into the public domain and ‘air their dirty laundry’ in public then we are obliged to respond. The issue in question is very simple. This tenant checked out of this property on 26/09/2017 after 4 years of tenancy, and a number of issued were raised. Amongst these issues were:- 1. the towel rail in the bathroom had been pulled from wall and lay on the floor 2. There was a large stain on the bath roll 3. The bath sealant was black 4. The carpet in the lounge was damaged For which a deduction of £150 from their deposit was proposed. The remaining balance of their security deposit was returned to them on 10/10/2017 which will have been in their bank on 12/10/2017. We explained on many occasions that this is a very simple procedure, and if the tenant did not agree with our figures, there is a dispute system in place for them to pursue which is totally impartial which to date they have not taken up. We cannot see anything unreasonable in any of the above. Perhaps the tenant would have been better served by ourselves had he addressed all of the staff in Guildhall Lettings both correctly and politely, instead of numerous calls and emails which were tantamount to harassment over what is a very simple procedure. The while process of renting houses is very procedural and simple. We have inventories and photographs which are dated and timed at the start and end of the tenancy. Our contractors who attend any property take before and after photographs of any work carried out to eliminate any discrepancies in the condition of the property, and therefore there is no reason for this vicious attack on ourselves. The tenant still has the right to take this to the formal and impartial dispute service and thence onto the Property Ombudsman if he still feels aggrieved, which we will welcome. We are a successful and regulated agent who manage in excess of 300 properties and have never had a dispute such as this in our 12 year history and would refute any accusation of tampering with photographs or changing evidence as this is tantamount to forgery. The tenant for whatever reason is trying to get his own way by blackmail, harassment, threats and accusations, all for £150 when he has a very simple solution in front of him, if only he would open his eyes.

If you're a tenant with Guildhall Lettings then I feel sorry for you. Genuinely. Truly. Let me start by saying I have never left a bad review for anyone before. I am not a complainer but with this agency, I am left absolutely shocked and infuriated. My wife and I let a property for over 4 years. We are good honest people, paid on time, didn't give grief, solved problems ourselves. Paid over £30,000 to guildhall, which helped cover their wages. Now they are withholding our deposit because there is some mould on the bath sealant and want £45 for it. They are saying it's 'disgusting and a cleanliness issue'. Can you believe that?? Attached are some photos of the bath sealant on the day we vacated. The long part is nice and white. And the shorter part has some mould on it, which I believe has spread from the mouldy bath panel you can also see. Now this mouldy bath panel fell off last year due to rot. Guildhalls contractor came to screw it back in. The contractor stated 'you really need a new bath panel. As the water from the shower is making it rot, and it's not drying as there are no windows or ventilation in the bathroom.' Did guildhall replace it at his recommendation? No. They didn't. So we continued to live with this rotting bathroom. It is also the general view, that should bath sealant need changing, if it is over a year old (which in this case it is) then it's a fair wear and tear issue for the landlord to put right. It is also common knowledge that bath mould builds due to damp and poorly ventilated conditions. Such as this bathroom with no windows and an extractor fan built in the 1950's that's past it's retirement age. It is also to be noted, that when we moved in, the bath sealant had blobs of mould on it (guildhalls photos on the day of check in prove this), but apparently it is ok for tenants to move into mouldy bath sealant properties but it is not ok for the landlord when she wants to move back in (in this case the landlord is moving back in). Do you see who guildhall have a preference towards...? So 4 reasons why I refuse to pay £45 for this bath sealant. 1) the mould has spread from the rotting wood 2) there is poor ventilation in the bathroom 3) the bath sealant is over a year old and a landlord issue 4) they put us in a property that had mouldy bath sealant in in the first place. I said no to paying. And the staff have been unbelievably RUDE and CONDESCENDING. Lauren King, Gillian Connolly, AND ROBERT SHIELDING have called us 'unclean'. Robert shielding, when I spoke to him was actually quite abusive and shouted 'I can't believe you left the property in such a disgusting state!' If you ever wondered where the staff get their rudeness and arrogance from then look no further. Attached are the photos I took when we left the property on 26 th September, Excuse the mouldy bathroom - there's nothing we can do about rotting wood panels and stuffy bathrooms - but please tell me, is that flat left in a (I quote) 'disgusting state' as stated by the owner Robert Shields? My wife spring cleaned the whole flat every week. Looks like they are exaggerating and dramatising the whole situation. But little did they know that I took photos before I left the property. Robert and his staff don't seem to understand that tenants are the ones that pay their wages. Whilst they are sucking up to landlords, they forget that it's OUR £30,000 that they've been taking a cut out of. They treat tenants with such disrespect. Look at the other reviews people have left. This is no longer about the money. It's about the principle of it all. It boils down to this letting agent treating tenants like scum and thinking they can get away with it. It's about making sure they change their ways and start talking with respect and be FAIR to those that pay their wages. Ps we're taking them to court. UPDATE: reading the response below- the issue is the bath sealant. Guildhall are still saying it's black. No it's not. See photos attached. Chasing up the return of OUR money is not harassment. All facts I stated are 100% true

From September to February, water leaked from the ceiling in the bathroom twice, each time over a week without a break. Finally, the ceiling has fallen to the floor, there is no light in the whole apartment and the bathroom is unusable. I called the Guildhall many times, wrote emails, sent pictures, nobody came to help us, advise us etc. It has all been going on for over 2 months. 5 days ago, a gas worker forbade the use of a boiler, no heating or hot water, Guildhall believes that it is still a high standard apartment!

Awful from start to finish. - gave me flat completely full of dust, clutter and stained dark brown with nicotine. Landlord painted over all the windows sealing them shut. - boiler broke, took 6 months to repair correctly. Mirian did not chase contractors so i had to. - got stolen from, then the night after my window lock just fell out of the window like dropping a used ammo clip. So the window wouldnt lock, right next to where the guy rooting through my stuff was crouching the night before. Took Gillian a week to get it sorted, yet again not checking or chasing pending maintenance work. - property got horrific structural damp, wet walls etc, we were told by contractors that the front door nor back door were fitted to the property correctly so this will happen every winter despite ventilating. Gillian blamed us for not ventilating & having a closed lid fish tank 🤦‍♂️. She assured us the damp would be rectified before putting the property on the market then bam, its right back on the market a week after we leave. - we wanted to leave because the flat and our agent was a total mess and gave our notice. - Gillian advised us that it needs to be a full month from our payday “. I countered that the property want suitable for habitation. I gave them a full 3wks notice to vacate. Gillain came and did a pre checkout on that date so SHE KNEW that was our last date. I handed the keys to her in hand which reliquishes responsibility of the property then she charged us for an additional 1.5 weeks rent and council tax because “thats not how it works” which shows these guys are likely not ARLA trained so dont know the actual way it works. We requested on 18/01/23 under freedom of information for all system notes and comms regarding our tenancy be released to is for evidence. Gillain advised “we dont have system notes etc” youre an estate agent. How do you not have system notes and function at all. Blatant lies. Said she would sent them too is and ignored us ever since. Incompetent, shady, snakey do not care about tenants only their landlords and their money because of the “assured rent scheme” I highly request the new MD’s contact me about this as i have no way to contact them. I was nothing but easy going and open the whole time and still got shafted. Should have used my rights and squatted without paying rent. Awful team. The sales team are absolutely lovely to talk to though.

I rented a property through Guildhall previously and they were always great at dealing with any issues, fast action and no fuss. Currently going through the process of renting another property with them at the moment and they've been really good to deal with every step of the way. They've acted quickly to arrange the initial viewing, were very helpful in explaining the process at every stage, and I'm now looking forward to moving in (again) next week! The whole team are always so friendly, it makes what can be a stressful time much easier.
