FacebookClaudia at First Step has been fantastic throughout the purchase process. She kept all parties up to date, and has been the most proactive person involved. She chased solicitors on both sides routinely, especially during the crunch time, ensuring that everything happens in a timely manner. She is an absolute star and very friendly. I am very grateful for all her help and thoroughly delighted to move in to my new home.

GoogleThe team at First Step go above and beyond to offer you a first class service. They take the stress out of moving house and they collectively work together from the moment you say you want to sell your house to when you complete. They chase the whole chain and keep you regularly updated on the progress. They have in-depth knowledge of the local area and also have an excellent ability to know which potential buyers could be a right fit for the property you are selling. The attention to detail is unprecedented and you feel like you are dealing with family rather than an estate agent. We only have great feedback for First Step and would highly recommend them over any other estate agent.

FacebookFirst step provided us with a very low valuation for our property. We sold the house for £50,000 more than what they recommended we put it on for and within two weeks! Really glad we didn’t listen and went with another agent.

Thank you for your feedback, we remember coming to value your home back in December 2020 as you mentioned First Step had been recommended to you by a friend or colleague. Firstly we are delighted to hear that you have achieved such a good price for your home that is really great news for both you and other property owners in Arlesey who are selling or wishing to sell their homes too. In answer to your comments regarding our valuation, we would always encourage vendors to get a minimum of 3 valuations. On all properties, and certainly those over £500k as is yours, it is our experience that it is not unusual for agents valuations to vary by circa 10% as in this case. We are always very honest and transparent when valuing properties and we provided you with a list of SOLD comparable properties for the 3 months leading up to December (which would be used by a RIC Surveyor for any mortgaged buyers). We also take into consideration the condition and location of each property very carefully. Your property was not marketed until February 2021 and as you know due to the stamp duty reduction, prices were increasing almost daily in the local area. So from December until February 2021 your property would have certainly increased in value plus we would have then had more SOLD comparable properties to reflect that. We always provide a realistic valuation at the time of initially valuing a property and explain that we are also very happy to challenge a marketing price. Also part of our presentation is that we always revalue the property in the days leading up to the property going live, so that we can take into account any change in price since the initial valuation especially in a super-fast moving market. If you felt our valuation was incorrect we would have been very happy to have discussed this with you at the time or once you had had other valuations some 9 months ago, we are very approachable and always happy to have open conversations.

Hi Sam, I am really very sorry to hear of your disappointment. With shared ownership properties, the package offered differs depending on the Housing Association (HA). The package you agreed to, was our basic package to “find a buyer”, which includes the vendor doing their own viewings outside of working hours. We have extensively researched commission rates charged by other local agents for selling shared ownership properties and we believe our affordable home fee is one of the lowest in the local area. Two buyers were found for your property within the first few weeks of marketing, both of whom were qualified, approved and fitted the HCA affordability calculator. It was hugely unfortunate that due to personal reasons out of their control, relating to the Covid-19 pandemic, that they could not proceed. We are very pleased that you have secured a new buyer for your property and we wish you every success that this proceeds to completion.

Ian, Emma & Kerry assisted us to relocate from Northamptonshire to Brington, Huntingdon. They were always attentive & responsive - and assisted my wife and I greatly, to 'tailor' our new home to our precise specification. No request was too small or 'inconvenient'. They are a credit to their profession & I have no hesitation in recommending them as truly the 'First Step' when considering the often stressful decision to move home.

GoogleWe used First Step for the sale of our old house and they were also the agent for the purchase of our new place. To say they go the extra mile is an understatement. We had to deal with a lot of problems along the way and First Step were amazingly helpful. They took charge and sorted things out, and they moved mountains to get my family into our new house before our requested deadline. People don't always hold estate agents in high regard, but none of the old jokes apply here. First Step were an absolute pleasure to deal with. Very glad we chose them.

GoogleUseless, contacted about possible part exchange on a home on release and was told was not accepted. A few months down the line and they reappeared for less money and part exchange considered. When approach they stated they would come back to us at the beginning of the next week. Then only contacted us at the end of the following week to say that they expected to complete with someone else. Obviously not prepared for part exchange... very poor professionals.

Even though they represent the seller, the courtesy and service they extend to the buyer is second to none. We never have to chase them because they constantly keep us up to date with the transaction. This firm really knows how to do business the right way - first class service.
