I found them unprofessional and had to take time out of our day in order to chase up small requests. Dear Darya, Thank you for your time on the phone just now, I am disappointed to see this review as your partner has already left his review below and we spent a long conversation discussing the issues faced, and accepting responsibilities for communication errors. After all, even for the worst of crimes, you only get sent to the gallows once! I will leave the same response below for you; "As discussed, the blown double glazing units had been agreed with the landlord prior to your occupancy and we did our best to get these carried out in a timely manner. Unfortunately after getting multiple quotes for your landlord the contractor who was given the go ahead for the works was shortly after hospitalised and couldn’t carry the work out for some time. Once he was back fully operational the glazing units where replaced. I appreciate that this was an inconvenience for you, and that it took around 4 months longer than any of us had anticipated from the start. Our communication throughout this period could have been 100% better and we have learnt from this and implemented numerous different processes in our office in order to address this issue, which is why we have been receiving much more positive reviews of late when it comes to the speed maintenance is being dealt with. Whether by phone, in person or by email we provided you with honest information throughout your tenancy and didn’t once attempt to mislead you, admitting several times that the delay was not acceptable but that without it being an emergency, or an item associated with the health and safety of a tenant or property we are unable to force the landlord to act quicker. At this point it was suggested that the agreement surrounding the windows should have been put in writing. From our conversation today I understand you took this to mean that you should have had it writing from us, however for clarification, my colleague meant that had it become part of the heads of terms agreed between you the tenant and the landlord via us, it would have given us agreement in writing from the landlord within the parameters of your agreed let that the windows needed to be done prior to move in, this would have given us much more strength to force the landlords hand to swap contractors or otherwise. Again, we have addressed this issue internally now with our new heads of terms system. To summarise, we fully appreciate there was issues which took longer than expected to resolve, and we completely accept that at times communication was not to the standard expected of ourselves, we have done our best to address these issues moving forward, but can only try to reassure you that your issues were met with honesty and integrity throughout, even if mistakes were made. You finished our call by explaining that “you are only as good as your last service” which I fully appreciate, however I also honestly believe that where improvements can be made, they should be made and this is what we have done in the months that have followed the end of your tenancy. We hope that just as in your line of work, when issues have been addressed and improved upon everyone deserves a second opportunity to prove themselves. Should you ever be looking for a property in our area again we would happily accept you as a tenant. All the best Orchards"

The completion process was incredibly challenging due to last minute problems further down the sales chain but Orchards stayed focused on making it happen when others might have given up and we were provided regular feedback by Abigail and the sales progression team - thank you!

I’m sorry to read your review Jack. To be clear and underscore what my colleague Sam explained today. We have to submit all offers to the vendor for their consideration - taken directly from the government website - “Estate agents are also legally obliged to pass on any other offers for the property right up to when contracts are exchanged” - https://www.gov.uk/buy-sell-your-home/estate-agents Unfortunately for you on this occasion the vendor decided to proceed with the other offer. You were made aware that your offer was below others received. You also reduced your offer by £10,000 from what you had previously offered. You also stated that our seller can “shove it you know where”if our client didn’t accept your offer within the next hour. Again I must stress that the offer the vendor decided to proceed with was with the original buyer, who was legally ready to complete before loosing their buyer. As such they were more progressed as buyers, offering more money, and not forcing ultimatums. We had the unfortunate job of breaking the news to you, which Sam did politely and apologetically trying to explain as best he could our situation. We have not in anyway acted unprofessionally nor unethical, we have acted at all times with full transparency, honesty and integrity and I would ask you kindly to remove this baseless review. As Sam explained we would be all too happy to continue our search for you and support you in the purchase of any property we can.
