Recently my current property manager although she started off fantastic; has become quite unresponsive, and impossible to get hold of via all channels of communication. My numerous voice mails fell on deaf ears. This was all to do with informing the tenant of critical fire safety and vital utilities updates, which i as the owner is legally liable to relay onto the tenant via TG. Also i have had Fix-flo issues where i was not getting the notifications. I eventually got a call from the manager after my emails of complaint. She apologized and stated that she had a back log of work since summer and also apologized for the noise in the office as they have fun & games on Fridays. If she has time for fun and games maybe clear the back log instead. There is however a bright light at the end of the tunnel though, i did speak to the team leader Emma, who along with Michelle sorted all the issues out with regarding a replacement Washer Dryer issues. Michelle although new to the business has been very helpful friendly and reachable and tried her best to resolve issues.Emma Baxter has re-injected a renewed confidence in TG's services with her friendly approachable, and let's fix the issue now attitude and i am very happy to learn that she has arranged a replacement property manager for me. I'm glad Emma reached out to me, because i was in the process of choosing another lettings agent even though i have been a TG customer since 2018. Now i will stay. The 5 stars is for Emma and Michelle.By the way the FIXFLO system needs reviewing by TG as it is not fit for purpose if landlords don't get notification of reported issues. Tenants will think the landlords don't care.

I am a landlord of properties which are fully managed by years by Thornley Groves.I considered leaving them on several occasions as they became too corporate and detached from the needs of the landlord. Dealing with two offices was also creating unnecessary confusion. This year I made a decision to re-let with them only on the strength of their property manager Amanda O’Harte based at their Altrincham office. Amanda is very pro-active and helped me to re-instate one of the properties to a re-lettable stage and actually acted as a Project Manager when the tenants terminated earlier leaving the property dilapidated. Amanda understands the needs of the landlord and gives practical advice, remaining impartial towards the tenants. She finds practical cost-effective solutions to the landlord’s challenges. I am glad to have her as my point of contact now and I’m sure she feels valued by her company. I personally rate her services as 5 star. She sets a high standard of property management. I can’t praise her enough.

The 4 stars are based soley on my dealings with Emma Slabbert, Thornley Groves as a company would graciously recieve a 1 star, as trustpilot does not allow for a zero star review.I have been a tenant via Thornley Groves for the past 8 years. Generally, I would not recommend as they are a completely unorganised, incompetent, dumpster fire of a company. However, Emma has been a fantastic contact over the last year or so that she has been my property manager. I have found her to be polite, knowledgable, quick to respond, helpful and diligent. I am not hesitant to state that Thornley Groves is the worst letting agents in Manchester. Their ability to avoid every single communication should be considered for a world record at this point...."World Record For Company To Ignore The Most Correspondence".Here I will outline specifically why they are such an unbearable estate agents and should be avoided at all costs:- Leak in Bathroom ceiling dangerously coming through light fixture took far too long to repair and we were offered £100 as compensation (which is laughable)- Toilet cistern broken for a considerable part of our tenancy and guess what? No further communications- Fridge was broken for 2 weeks upon starting our tenancy during a hot summer, no consideration or (you guessed it) communications for the costs we had to bare having no way of storing food- Potentially harmful leak in living room was ignored for days- Boiler issue causing heating problem raising electric bill IGNOREDAnd finally, more than 3 weeks after handing our keys back we have made several attempts to contact our letting agent Saga Moayeri who has made no attempt to respond to us and has left us completely in the dark about our deposit.I have taken it to TDS to sort out.I would not recommend this agent to my worst enemy

TrustpilotGlossy sales pitch masks negligence and incompetence....AVOID!
As a landlord Thornley Groves cost me stress, money, and good tenants. For my tenants they caused unnecessary stress by literally not responding to their issues and causing them to live in unsafe conditions due to their negligence. The summary is - avoid Thornley Groves at all costs; their glossy sales pitch hides shockingly poor service levels once on contract, and a disregard for the issues their ineffectiveness causes to people's lives.More details below if you need further evidence…I decided to let my house out when leaving Manchester, and chose Thornley groves because their sales person was able to answer all my queries, and put my mind at ease with the service they offered. The issues started within the first few weeks of the property being let. The tenants asked for 3 skylights in the kitchen to be cleaned. Thornley Groves quoted me £1,750 to clean them (CLEAN….not replace). After several conversations where they insisted this was the market rate, I was forced to find and book my own window cleaner for £100 for the whole house.The problems then followed when a storm hit Manchester, affecting the roof. The tenants (who had a newborn baby) reported a leak and Thornley Groves asked how I wanted it dealt. I said repair as soon as possible and gave permission to spend what was required. 2 MONTHS later they called back and asked me to approve the repair, for which I thought they had already dealt with. Unnecessary damage caused, and stress for the tenant, who had called them repeatedly about the issue and Thornley Groves had resorted to putting the phone down on them.A few months later and the tenant reported a pinhole pipe leak. Thornley Groves sent round 2 contractors to the same job and I was double charged. When I challenged why I'd paid for the same job twice they had no solution other than to chase the contractor that didn't do the work for a refund. That refund took nearly a year to be paid back to me, long after I'd terminated my relationship with TG, and I only received 50%. I had to chase them constantly to get anywhere.There was then a mould issue in one of the bedrooms. The tenants had a young family and were using the 2nd bedroom far more than I used to. A mould issue grew and they reported it. TG didn't do anything about it. The tenants repeatedly called the TG and they simply put the phone down on them, and closed their online requests without resolution. I found out about the issue because after months of their children sleeping in the same bedroom as them (to avoid the bedroom with mould) they talked to the neighbour, who contacted me. I was then able to communicate with the tenant directly, and get the issue sorted in a matter of days. The contractor I used had also worked with TG, and he said they always have to quote more when working with TG due to the uncertainty they bring to the job.The real icing on the cake came when I took back control of the property. I went in myself to inspect it, and arranged for my own boiler service, using my neighbours friend who had looked after their boiler for 20 years. He reported that someone had broken an internal boiler clip, rendering the boiler unsafe. This was a 1 year old boiler, and the only person who had accessed the inside of it since installation was the boilerman from Thornley Groves. The poor tenants were living in an unsafe environment due to their negligence, and weren't even aware of it.It disgusts me how the lettings team treated the tenants. They were a young family who were so worn down by the experience they vacated as soon as their contract ended. From a landlords perspective I spent more time chasing their incompetent actions or inactions than I would have if I had just managed it all myself.AVOID AT ALL COSTS

I have rented with Thornley Groves for 5 months. I am a vulnerable tennant and a 58-year-old female, living alone. I reported several issues when I first moved in. I had to live with no hot water and ridiculously low water pressure for 4 months. Thornley Groves asked me to contact the water company - the water is included in the service charge that the landlord pays. When I told them this, they denied it, even though that's what the building managment compnay told me. Thornley Groves should have known this. I'm a busy professional who does not have time to go on wild goose chases because Thornley Groves doesn't know about the properties it manages and lets. When the landlord refused to pay for necessary work on the boiler, Thornley Groves didn't do it and tried to make me pay half, despite the issue being present and reported, as soon as I moved in.The situation was eventually resolved, but only after I involved the compliance department at Manchester City Council. I should not have had to do this.The door from the living room to the balcony does not lock, this was reported to Thornley Groves when I moved in, 5 months ago. Due to cladding work taking place on the building, despite being on the second floor, it is not secure. There are no dividers between the apartment balconies and my neighbours smoke weed all day; they have unlimited access to my balcony. There is a scaffold staircase outside my apartment, to facilitate the cladding work, that gives easy access to my balcony. There are 150 operatives working on site and I cannot lock my balcony door. I do not feel safe in the home that I pay £1,200pcm to rent. There was no key for any of the balcony doors, when I moved in, and all were unlocked. I first received the key, after repeatedly requesting them from the letting manager, at the end of July. Thornley Groves deemed this issue to not be urgent, as I live on the second floor, despite my explaining why it wasn’t safe. Only when I had the key and the living room door still would not lock, was it apparent that the issue was the door itself. It has been suggested by Thornley Groves that no one can get into the flat from outside, as there is no handle. However, the insurance that Thornley Groves made me take out, as part of the rental agreement is invalid because the door will not lock. As the insurance agent observed, ‘ If the door were secure without a lock, if wouldn’t require a lock.’ The door was tampered with from outside and the police were called this week. Only then, did Thornley Groves deem it to be urgent. The first contractor that Thornley Groves arranged only fixes front doors, not balcony doors. I stayed in all day waiting for him. The second contractor has just left. The issue is the handle is broken and the findings were snapped before I moved in. They are difficult to find and will need to be ordered. He said it will 'take time'. I'm the victim of stalking and the letting manager is aware of this. This situation is unacceptable. I have just had to send another email and copy Manchester City Council compliance department in. Despite being off work for 6 weeks, when the work could have been done, due to their inaction, Thornley Grovers expect me to let contractors that I don't know in, when I'm at work. They have had ample time to resolve this issue, but refused to act until the police were involved. I will never rent from Thornley Groves again. I was living in Surrey and they were the only agents to let on the basis of remote viewings; now I understand why - I would never have rented this apartment, had I seen it in person. They underplayed the huge impact of the cladding work - no access to the canal or green areas. I've lost count of the number of operatives who have been working with loud machinery on my balcony during my time off work. The noise has been horrendous and I can't even open my doors for ventialation during the day, due to the noise and dust. Thornley Groves make a big deal about their maintenance service - this is the reality of how it works. The pre-tenancy checks that Thornley Groves insisted on carrying out before I moved up from Surrey, said the water pressure was good, but it was not - when I eventually got the agent to ocome out, nearly 4 months after I moved in, he said,'Wow, that's really bad' - it was a dribble. The issue was the boiler and parts needed to be replaced - this did not happen in the 2 days that the flat was unoccupied, between the pre-tenancy checks and my moving in. As none of the balcony doors werre locked and no keys were provided, the flat was unfit to be let, particularly to a single older woman, living alone, when the cladding work removed all of the other security factors. Please think twice before renting from Thornley Grovers; I would hate any other vulnerable tenant to be stuck in inadequate and unsecured accomodation.

We want to especially thank Thomas Baker, the property manager, who has gone above and beyond to assist our son.From day one, Thomas has been an invaluable resource, whether it was helping with something as simple as turning on the boiler or making sure they understood how everything in the apartment works.
