GoogleIn my experience, this has been one of the worst estate-agent experiences I have had locally. I would strongly advise landlords to do their own research before entering into a “guaranteed rent” arrangement with this agent
My main concern was the lack of flexibility around rent reviews. Despite the apparent changes in rental values and the circumstances of the property, I found it extremely difficult to get the rent reviewed or increased. When I pushed the issue, matters escalated into formal correspondence involving notices, potential court proceedings and bailiff action. I found the whole process extremely stressful and disproportionate.
Communication was also a major problem. I found Gohir particularly difficult to communicate with, and I was very disappointed with the way my concerns were handled.
When we eventually regained possession of the property, its condition was extremely poor. In my view, the property had not been adequately inspected or maintained during the tenancy. We had to carry out substantial renovation work, and the amount of rubbish left behind was so significant that we needed two skips to clear it. Overall, the experience cost us around £20,000 in repairs, clearance and renovation.
I was also frustrated by the way requests for information were handled. In my experience, references to data protection/GDPR were repeatedly used when I was seeking information about my own property and the management of the tenancy. I found this process unnecessarily obstructive.
My experience has left me with serious concerns about this type of guaranteed-rent arrangement. I would strongly recommend that any landlord considering it carefully examines the contract, rent-review provisions, inspection arrangements, termination clauses and exactly what happens when the tenancy ends.
The fact that they have been fined by courts and council for poor services and its quite baffling the local councils are still using them particularly Hackney Walthamforest and Redbridge . I wonder what the connection here. Housing dept should look at this.
This review reflects my personal experience of dealing with the company and the condition in which my property was returned. I would not use them again EVER!
Based on my experience, I wouldn’t touch this estate agent with a barge pole and would strongly advise other landlords to think very carefully before dealing with them.

GoogleWoodland Agency: ‘Zero Star’.
Not worthy of 1 star
I rarely leave reviews, but my experience with this agency has been extremely disappointing and needs to be shared.
Their customer service is poor, communication is unreliable, and their overall approach is unprofessional. Most concerning is their complete lack of access to emergency repairs. I was left without a working boiler for 3 days over a weekend, despite having children in the house. No one was available on Saturday or Sunday, and I had to wait until Monday (30th March) just to chase them for an update, only to be told via WhatsApp, “we’ll speak to the engineer and let you know.” No one got back to me. An engineer was finally sent on Tuesday.
When I initially reported a leak from the boiler, they sent someone who openly admitted he didn’t know why he was there or what he was supposed to do. He was clearly not qualified to deal with boilers or leaks. I reported this immediately, only to be told the issue had been “fixed.” It hadn’t. Four days later, another contractor attended and instantly identified the ongoing leak, even pointing out that the cupboard and wall were soaking wet. I provided video evidence to show that nothing had been resolved by the first visit.
In addition to this, there are multiple unresolved issues in the property:
- Peeling paint across the ceilings
- Broken and missing external drainage
- A blocked drain outside my front door, causing water to build up whenever it rains, which is a serious concern for potential flooding
All of these issues have been reported multiple times, with photo and video evidence sent via their WhatsApp maintenance line. Still, no action has been taken.
The lack of accountability is shocking. It genuinely makes you feel like you’re not being heard or taken seriously. Tenants should not be left in these conditions, especially when the issues are beyond their control.
I provided evidence that my boiler has come up with a fault, someone replied back sending me a YouTube video on how I can fix it myself; absolute madness. I’m so sorry but I should not have to find myself constantly touching the boiler in order for it to function efficiently.
Honestly… I would strongly advise others to think carefully before dealing with this agency.

GoogleEverytime I enquire about a property for sell this agent is advertising. The first question they ask is 'Do you have a property for sell'. They take all your personal details and at the end don't give a date for viewing. This happened on several occasions, I have now stopped enquiring.
I believe this is a fishing tactic to get peoples information and if they can find a person who is looking to sell. I would not ever buy or sell a property through them.

TrustpilotEvasive, Deceitful and Greedy!
I am a landlord and bought the property with a temporary social resident in situ.
Having decided to vacate the property, I found Woodlands to be evasive, deceitful and generally very untrustworthy. Santosh in particular is very evasive.
Woodlands mistreat tenants and don't attend to the property so I would advise all potential landlord to avoid!

GoogleWe had an amazing service from Vic at Woodlands from start to finish. From the regular viewings for our property all the way to completion of the sale. He was friendly and helpful and kept us up to date with the progress of the sale all the way through, we had lots of problems with a solicitor but he helped us with this as much as he could and went over and above to ensure he relieved our anxieties as much as possible. I would recommend Vic and Woodlands to anyone who is selling their property, absolutely a great experience for a very stressful time!

Agent replied · 16 April 2026
Hi Zainab,
Firstly we apologise to you about what you have encountered. It is important to highlight that the terms of of the original lease when you purchased your property from our landlord had to remain the same. Woodland have not in any way declined not to increase your rent but the local authority have to agree with this. You were fully made aware under what terms of lettings you were purchasing this property and were never told that an increase would take place. Woodland as per your instructions have tried to get a rent increase through the local authority which ha not been agreed and we have advised that we will attempt to approach the council again once this tax year comes to an end. Please accept our apology as this has not happened in the timeframe that you wanted but it is fair to say you were fully aware of the arrangement when the property was purchased.

GoogleThere appear to be serious failures in professional diligence, misleading information about legal compliance, and poor coordination of basic property management. In my view, this amounts to maladministration and falls well below the standards expected of a regulated estate agency. Quick to take money, zero commitment to maintaining the property. Communication is poor - tenants are not informed about changes to contact details or office locations. They rely on WhatsApp, have no proper business email, and respond only when it suits them or when they need something, they are putting tenants under durress that if not you will be reported, when they should be reported to National Trading standards. Rude over the phone, yet when you try to arrange a visit to their office, they refuse to meet. As a tenant you are disrespected, as contractor you are not paid, paid less or with severe delay. One star is generous.

GoogleNightmare experience! Stay away from these guys. They are not honest. They sold a property to me which had major issues including health and safety issues. They knew about the issues, yet they failed to disclose to me because they are greedy/selfish and only interested in making profit by selling properties for their clients. No duty of care. No honesty. I trusted them, now it is costing me several thousands to repair the hidden issues. The electrics were unsafe and cables/sockets were burnt/fried. Yet they claimed electrics was upgraded. Avoid them like the plague

Hi Rafiq,
Firstly, we are genuinely sorry to hear that you have encountered issues with the property you purchased. We understand how frustrating this must be for you.
We would like to clarify that an independent valuation was carried out, and Woodland is unable to take responsibility for matters not identified in that process. At no point were any issues raised by your surveyor, and you also had the opportunity to visit the property prior to exchanging contracts, after which you instructed your solicitors to proceed.
Please be assured that Woodland has acted with honesty and transparency throughout the process. While concerns arose after completion, we supported you in every way we could during your journey, and our team was always available to assist you.
We sincerely regret that your experience did not meet your expectations and appreciate you sharing your feedback with us.

TrustpilotNightmare traumatic experience!
Nightmare traumatic experience!! Dishonest agents!! Sold a property to me claiming that all electrics wiring throughout the property was upgraded! What a lie!! After completion, my electrician warned me that there is no earth bonding in the whole pro, electric sockets and switches!!! And that the house is dangerous and we would get electric shocks!! Woodlands misold the property, now it's costing me 5k to make the property safe and liveable!! My young children experienced electric shocks from the dangerous plug sockets, which had cables fried and burnt out!! Woodlands took the full asking price, yet they lied to me! These agents have no duty of care for their buyers! On completion day, seller left several furnitures and rubbish/clutter and used condoms after they left!! Including dog poop everywhere, and drugs scales hidden behind wardrobe! Agents were responsible to ensure seller leaves property in a decent clean condition and empty, this was not the case!! The seller left the house in a absolutely filthy state, worse than the gutter! To make things worse, my removals guys had to wait until 5pm as seller was still removing her belongings, even though woodlands, knights&Co and sellers solicitor emailed me claiming keys released at 1pm!!! This cost me more money at hourly rate! Do not buy from this agents, unless you want a heart attack or you want to throw away thousands of pounds!! Woodlands also did not disclose several issues and repairs to the property, as well as the mouse/rats infestation

GoogleEven giving 1 star is too much! I would avoid this company like the plague. They were managing my property but didn’t check not once in the time they were managing. Avoided all my calls. Placed a criminal tenant in my property without checking references. Property trashed and ruined. Now chasing this rogue management company to give back my property in the state it was handed to them in. SANTOSH. especially is untrustworthy and a story teller. Will be taking court proceedings with this rogue company. AVOID ON ALL COSTS. THAT IS YOUR WARNING. ‼️
