GoogleHonestly, I have no idea where to start with these vile people. We rented a property in Earlestown from THINK, and it started out well until my wife and I decided we wanted a dog. After several attempts speaking with staff, they kept avoiding the question, so I decided to go ahead and get the dog anyway. Soon after, THINK contacted me, saying we had to pay extra each month because we got a dog without permission. Then, we faced a burst boiler pipe and water coming through the ceiling, leaving us with a water-damaged and cracked ceiling and an unfinished room that was supposed to be repaired by THINK. Nearly four years living here, and hardly any repairs have been carried out. We also had a front door that leaked water during rain, pooling inside the living room, and this took over a year to replace with a cheap door. The front gate fell off and was left in the rear garden, waiting to be fixed, which never happened. We later discovered the property had significant rising damp throughout. After reporting this, THINK sent someone who confirmed the damp, but months passed before I received a report. Eventually, they had a so-called professional come to the property, drill through a wall in the front room’s skirting boards to do a DPC, then spray chemical and leave within an hour because the landlord refused the original quote, choosing a much cheaper, cash-involved fix to evade taxes. When I complained that the damp course was not done correctly, THINK then told us we had to leave the property, as neither they nor the landlord wanted to fix the issues. I reported this to Environmental Health, which issued a 28-day notice to everyone involved to carry out proper repairs. A second inspector from a different company confirmed the damp was still present. Both my wife and I work long hours and couldn’t always be there for repair visits; on the rare days we were home, no-one would show up. THINK knew my wife was pregnant and kept telling us the landlord wanted us out. With her being 38 weeks pregnant at the time, we finally found a new home. Due to the limited time, I moved out but couldn't hover floors or take some items from the loft, it would take a couple of hours, considering a tip was just 0.2 miles away. THINK then left us waiting over a month, holding onto our deposit, and later claimed £700, £300 for cleaning and £400 for a skip. If that’s what they claim, so be it, and they can pursue it. But honestly, I hope this serves to warn at least one family about these awful people. If anyone is looking to rent or buy from THINK I strongly advise staying clear because if they allow a pregnant woman to live in a severely damp house and refuse proper repairs, how would they treat you as a tenant? Anyone can verify this by contacting Environmental Health at St Helens Council.

Thank you for your review. We are sorry to read your comments, although we do not accept the version of events as described. As this relates to a tenancy, property maintenance history and deposit claim, we are limited in what we can discuss publicly. However, it is important to clarify that repair appointments were attempted on multiple occasions, and access was not always made available. We were also not permitted to access the property using management keys, which naturally limited how quickly certain works could be progressed. As managing agents, we are instructed by the landlord and can only arrange works that the landlord authorises. We do not own the property, and we cannot simply carry out and pay for repairs ourselves without the landlord’s agreement. In relation to the deposit, the property was not returned fully cleared. Items were left in the loft, along with multiple large items around the house, which required removal and disposal. Unfortunately, this comes at a cost, as contractors and waste disposal companies do not work free of charge. Any proposed deductions have been raised through the correct deposit process, where evidence can be reviewed properly. We appreciate that moving home can be stressful, particularly with a baby on the way, but we strongly refute the suggestion that THINK ignored issues or acted improperly. We have records of the communication, access attempts and actions taken throughout the tenancy. If you would like to discuss this further, please contact the office directly so it can be reviewed through the correct private channels.

GoogleAs Think estate agents would like to save face after my Husband has shown what they are like. We have multiple times where we have sst at home all day and nobody has shown up after we have arranged our work schedules which due to the jobs we both have is extremely difficult which they are aware of as my husband said we were also expecting our first baby. 2 years we were repirting rising damp which Think did not want us contacting the landlord over as they refused to give us their contact details. Which they legally don't have the right to do. They were fully aware that this is not a safe and habitable situation especially once I became pregnant putting not just us at risk but also our child. EHO followed up to which they called back a cowboy who claimed to do the work even though on 3 seperate occasions he had turned his ohone off and not shown up to the property, when he eventually came and did no actual work on the property, after we keot informing them of this they called him back set up a date and time and he turned his phone off and once again did not show up. Obviously this is what Think calls us not letting them into the property. The reason management where told not to enter the property without us therr is due to us having dogs because if one had escaped I can guarantee they wouldn't be roaming the streets to get our dog back. On that note Think estate agents is clearly full of people who love to ignore issues and tell lies about tenants after ripping up our skirting boards that had mushrooms on thrm and leaving the in the front garden and not bothering to sort them. Items in the loft left from previous tenantd that they were aware of yet now blame us. When we moved in half the kitchen tiles weren't down 4 years later, still no tiles put down in the kitchen. We moved in and as noted there were curry stsins everywhere, cat hair everywhere they had a nightmare with previous tenants leaving thr place a statr and had made no attempts themselves at 'deep cleaning' There are plenty of issues i can list we had with this property that we are covered by law to of had fixed and didn't as well as the communications in which we reported these and they were ignored. Pictures attatched of the state they left us living in all through mold and damp.

Thank you for your further review. We are sorry you feel this way, however we do not accept the comments made or the version of events described. As this relates to a tenancy, maintenance history and an ongoing deposit claim, we are limited in what we can discuss publicly. However, we do feel it is important to clarify that we hold check-in evidence and reports from the start of the tenancy showing the condition of the property when you moved in, including the loft being empty. This evidence will be provided to the DPS, who will independently assess the deposit claim and make a decision based on the information from both parties. Regarding maintenance, we arranged appointments and obtained multiple quotes for works where issues were reported. As managing agents, we do not own the property and we cannot instruct or pay for works ourselves without the landlord’s authorisation. Ultimately, the landlord decides which contractors are instructed and what works are approved, while our role is to communicate, arrange access and manage the process on their behalf. We also have records showing that access was attempted on multiple occasions, and that we were not permitted to use management keys to enter the property. We appreciate there may have been reasons for this, however it does naturally limit how easily appointments and works can be completed. In relation to the kitchen floor, we are unsure what is being referred to, as the flooring is in place. We strongly refute any suggestion that THINK has lied about tenants, ignored issues, or acted improperly. Where concerns were reported, these were logged, raised and dealt with through the appropriate channels. As the deposit matter is now being handled through the DPS, this is the correct place for both parties to submit their evidence and allow an independent decision to be made. We will not be entering into further public discussion about the tenancy, but we remain happy to respond through the proper formal channels.
