The old adage of buyer beware couldn’t be truer. The Miller’s Place Apartments in Liverpool L1, are an off plan investment planned for completion in 2024 or later. Keep in mind, that you must pay a reservation deposit of £5k to secure a unit and then get to review the legal documents. The developer secured the land cheap, and buyers subsidize the development costs by paying 40% up front. Furthermore the contract documents allow the developer to increase service charges and delay completion for another two years (Long date - March 2026). As a buyer you could tie up a minimum of £60k with zero return for up to 4 years- not a great return!In the current financial climate, I could not justify tying up so much money with the risk of delays and potential for increased fees. I hope others will read this prior to putting down any money. I have to walk away from a £5k deposit because the actual details and risks were not disclosed until after the reservation. Note that RWInvest is a third party promoting this development. It is your money, so exercise caution. Tellingly, my “assigned” buyer’s solicitor actually acknowledged the risks that I called out to her after reading the lengthy documents myself. RW Invest was made aware of my concerns but the reservation deposit is non refundable- seems like a nice bait &… model for them.UPDATE: July 18, 2022 - multiple attempts to try and use the hard earned deposit against an existing (not off plan) development is being ignored by RW Invest - Sam Norkett. A clear sign they are not interested in customer value only their own. A total disappointment and loss of money. I am surprised an ombudsman is not looking into these practices

Dear Ravi,Thank you for your feedback.When reserving a property through an off-plan property sales agent it is standard practice to place a reservation deposit to secure a unit in your name and to take the unit off the market. The terms of the reservation agreement that you sign when doing so clearly breaks down your payment structure and the amount required at each deposit stage during your purchase. It also clearly states that the reservation deposit is non-refundable and transferred to the developer within 2 working days of signature of the reservation agreement to go towards your total purchase price and used towards the construction of the property.With regards to the development Miller’s Place in Liverpool, this project is being built by the developer Legacie, who have a proven track record and has completed a number of developments including Reliance House, Ropemaker Place and Parliament Square Phase 1&2 to name a few in Liverpool.Whilst it is unfortunate that you were unhappy with the terms of your contract, RWinvest also has a dedicated Client Care team who assist you in the process of exchanging contracts and can answer any questions that you may have about your purchase, or your contracts. If you have any concerns with the information included in your contracts, our client care team are always available to liaise with you and your solicitors in order to offer their support and deal with any enquiries that you may have.RWinvest

I’ve been investing with RW invest in 2018 in Liverpool in the Fabric district project and it has been my worst investment to date. They promised top developers and I end up with a bankrupt project. While I was started to be suspicious well before the bankruptcy, they well still backing the developer while everything was collapsing. Please be extra careful before dealing with them

The sales agent is a really lovely and helpful guy; however I must be the most unlucky investor. I signed for two properties between 3-4 years ago and paid around £100k in total.As of now, one has gone bankrupt leaving me unsecured and having lost my full 50% deposit, the other one is delayed and delayed endlessly and I doubt it will ever complete.What are my options?I am angry, really frustrated by poor communication leaving me very upset and I do blame RW Invest.I want to assign these contracts and retrieve my money but am not getting any help in achieving this.Therefore I cannot rate this company or recommend them to anyone else.

Had to write a second review as I continue to be impressed by RW invest. The client relations manager Lewis worked tirelessly with the solicitors / developers chasing down signed contracts that were delayed slightly. It really felt I had someone in my corner supporting me and was receiving updates every few days on what the status was. It’s easier for companies like rw invest after purchase to just ignore you because the sale has been completed, but that’s not the ethos of the company and I commend their approach to ongoing relationship management
