I've invested with various various companies and tried to diversify - Rwinvest are by far the safest and most professional in their field and most importantly keep their promises - the final product meets expectations, which I cannot say for others I have used - If I had known, I would have bought all the properties through Rwinvest. A thumbs up for Rwinvest. Daniel Chapman was our point of reference , so rest assured , they meet their clients full way.

During the purchase process in June 2018, I had an excellent service from RWinvest . However, I don't recommend at all to purchase! You might end up like me and the other investors who saw themselves frustrated and not even worth trying to have our money back because the invested amount is small considering the exorbitant price of legal fees and the chances to get your rights back because of the way the contract exchange has happened. Below is the story and you will know in the conclusion who their target audience to sell for. - First Promise Failure: Deadline of the completion date.After having the contract exchange processed, I was in continuous follow up as I could see that the completion date is impossible to be met which was April 2019. The excuses were many and my reply to them used to be "you promised to provide us trusted and well reputed developer" the answer used to come in a mean that the developer will anticipate....Of course the deadline delay was covered legally... therefore, we have been informed that definitely by September 2019 it will be finalized and they provided us at a later stage with a partial certificate of completion so we can pay the required amount to complete the 75% of the full value. However, the second deadline failed and they again promised us by March 2020. The reality is that the third promise was surely not going to happen but they collected the amount as per the contract and generated a completion certificate...- The First Shocking News!During March 2020 Covid-19 started to hit hard and they used this reason to buy more time. However, we understood later that the building can't be completed due to issues with the city council as it doesn't meet the regulation requirements!!!! We explored this reason after administration announcement done by the developer! - The Second Shocking News!After knowing that, we, as apartments' buyers, will get some of our invested amount returned as creditors (way less than 50%). I explored that the same project had issues and was bought by the developer and my apartment was registered under someone else's name and RWinvest didn't inform me about that! I leave it to you to imagine what kind of company is this!!!!- The Third Shocking News!The appointed solicitor didn't register my contract in the land registry!!! I leave it to you to imagine as well why this has happened?- The Fourth Shocking News!I will get 0% back from what I have invested because of the above reasons. My wife will write her review about the same experience in the same project (Fabric District) and about the second project called Hamilton Hub that we did invest in during summer 2018 as well ad we got 0 return to this moment...... and it has shocking news too...Majority of the investors that I got connected with were foreigners not living and residing in the UK and this might be a strategy and I let you imagine why RWinvest has done this....Note: I only highlighted some of the issues and there are more facts that I will be publishing.Watch out!Charly
Dear Charly,Whilst the developer for both projects did everything possible to mitigate the issues that Covid-19 presented, they were ultimately unable to continue with the projects, leading the first, Fabric District Residence, to be placed in to administration as a direct result of the impacts of the pandemic.RWinvest has been working on behalf of all investors in both developments to assist in facilitating the best possible solution.With regards to Fabric District Residence, RWinvest spoke at length with the administrators to find a solution and to broker the best possible outcome for all of our clients who have purchased in this development.RWinvest wrote to all investors to offer a proposed buyer-led purchase of the development. If the proposal was accepted RWinvest had agreed to work with investors to appoint the relevant Quantity Surveyors, Lawyers and Construction Managers who were professionally qualified to deliver the project and see it through to completion. Unfortunately, only around 50% of investors responded to the proposal and of those that did respond, not all gave their acceptance.In order for the proposal to move forward it would have required all investors to be in agreement. As such, the administrators remained the primary point of contact to facilitate a solution for the investors.With regards to Hamilton Hub, the developer with RWinvest’s assistance, secured a new buyer to purchase the development in its entirety, which will facilitate the return of all of the original investors deposited funds. Our understanding is that this sale is still in process and we are awaiting further updates from the developer.We understand that it is unfortunate that the developer for both developments, YPG, has gone into administration which no one could have foreseen prior to the Covid-19 pandemic.We are working tirelessly on all fronts to resolve these outstanding issues and will always do what we can to assist our clients.RWinvest has a dedicated post sales team to assist all of our clients once they have purchased a property through us. Being new to this whole process I received a lot of support from Adam and Hamid throughout every step, they made sure to check up on me daily to make sure I didn’t need any help and were quick to reply to any queries I had. Overall a very smooth process, big creds to them.

Never get into trap of RW invest..1. Before selling they will mention unrealistic date for completion.. once you hv reserved then they will share actual contract copies by which u may already hv paid there non refundable deposit.2. They will nearly force you to use their con-team of lawyers with unrealistic timeline who will never respond or hardly treat as your solicitors, every clause or conditions will be forced upon you. 3. Again, regarding delays they won't pay or entertain anything saying tht we mention estimated handover date. If you ask them to cancel or resale back, there will be hefty charges again to con you.4. Before completion the lease documents will be another trap which will be forced upon you so that you cannot manage property by yourself and you have to accept their managed services. 5. Lots of unrealistic clauses will be disclosed only at last minute. Obviously their recoommended con lawyers wont mention to you tht u r falling in a trap. They will mention if you won't sign then all deposits will be confiscated along with hefty fines.

I purchased an apartment in Element the Quarter. RW were excellent until final stage when approaching completion.It was agreed that I will have a snagging report prepared by a specialized company before completion, and it was my only way to have inspection of the apartment being a foreign investor. The company who was supposed to prepare the snagging report contacted RW agent and was supposed to have a viewing, but then suddenly the snagging report was delayed to after final payment, due to a possibility of "a tenant in situ" which I was not aware of.I immediately contacted RW and asked for explanations, and also asked to have a "check in" report at least, just to evaluate the apartment's condition before completing, but didn't get and response for the last 5 days. I sent a reminder yesterday but no response yet. This really shook my confidence as an investor.It is really unfortunate, since RW were top notch throughout the process until now, and I was really considering further investments through them.

Very smooth process throughout the initial stages of purchase and helped at every step, even escalating matters that were not RW Invest matters to be dealt with.One point of feedback would be for RW invest in general is to seek alternate law firms on the documentation process as the experience with the one appointed was one I wouldn't recommend.
