So far so good.

So far so good, since reserving the house to exchanging, we used our own solicitor which didn’t go to plan and we nearly lost the house. Then we decided to changed to rowlands recommended with the help from Kiera, the mortgage team and PLS solicitors we got it exchanged in 7 days. Kiera has been amazing from the start really helpful with letting us know what’s going on with the build and in general. Fingers cross it will be done by completion on the 5th of Mach before 31st of March so the help to buy doesn’t run out!

My dealings with Rowland has been great with the help of Stephen

My dealings with Rowland have been with Stephen at Thorn Meadows. Although I was putting my home as part exchange I still had to complete on the sale of my other house. This put it back a short while but Stephen kept in touch regularly and was a great help. My move is finally set for Monday 7/12/20 and he has been a great help in keeping me sane whilst updating me with the progress of my property.

From start to finish with this buy…

From start to finish with this buy Rowland homes was fantastic in many ways. Specially Stephen from sales. Stephen went above and beyond to help me and my partner out. Making sure everything we needed or asked was quickly sorted out. Any information we asked for Stephen went out of his way to help us. The actual build of the house is perfection. After me working on building sites for most of my career I no how houses are quickly built to a rubbish standard. I can honestly say Rowland homes are a totally different builder. Spec and build of there homes are 100%, I really can’t fault them. I would like to thank Rowland homes but most of all I would like to thank Stephen for a smooth buy. Still to this day he’s helping us out. Thank you Stephen

Living in the dark ages!

After Service is terrible. No fibre broadband available as promised and when we found community funded or charity funding to bring fibre the the estate Rowland Homes blocked this at every opportunity, seems they like to mis sell their customers and keep them in the dark ages!

Thanks for your comment, unfortunately because this site has been in development for over 5 years now, Fibre broadband was not available in this area when the site first commenced. The standard speeds reported on the development are higher than in a lot of locations, but it seems that lockdown slowed/created issues with most people working from home. Many thanks, Rowland Homes

Thorne meadows phase 2

Had a very good experience with rowland when buying our first home, Stephen and Matthew had lots of time and information for us and made it an easy and stress free experience, and now we are in, our 7 day snag list was looked into and completed very quickly and any other issues after that have been resolved by the site manager Andy quickly and efficiently. We were the first to move into phase 2 of Thorne meadows and we love it!

Don't bother we early bird a plot under help to buy at leyland and they basically said on the day the polit was released after waiting all year that we can't have it cos there not doing help to buy because they want cash buyers with full deposits for more money up front.. We planned our lives all year around this.. Saving.. Planning school... Getting flooring quotes ect ect u can imagin what work we be building towards this move... For our dreams to be shattered because Rowland are greedy and turning good business away for there short sited view on wanting cash buyers with bigger deposits... I don't trust them now and will be going to another developer who still offering help to buy for genuine first time buyers under 220k even after the new rules come in march 2021....they care about money not peoples lives

Re: Thorne Meadows, Please read all the reviews as the…

Please read all the reviews as the recent 5stars are from people who haven’t brought a house (the reviews are misleading as they have no idea of the overall service provided after you’ve handed over your money) Customer service is lacking, roads flood in areas due to drains being full of building material and concrete. We are still waiting for roads on phase one to be finished even though they are now well into the second estate. This estate is 3 years old and sold up. Rowland when contacted by multiple people have stated it’s going to be resolved shortly but the months and years drag on, some delay recently was understandable due to covid, however it has not impacted progress or sales on the second phase, strange that? Don’t pay management fees as no one maintains the estate or public areas.Seriously it is a real shame that poor communication, lack of feedback and finishing touches can tarnished dramatically some of the great aspects of this estate. On the plus side, we love the area and the house is good and people here are lovely. Rowland let themselves down through poor customer care and lethargy on the overall estate. Seriously if you are considering phase two, walk around phase one.... and see how unfinished the estate looks.

We’re sorry to hear about your disappointment, as we have just completed building Phase 1 we will start the process of road adoption, unfortunately this does take time and can only be started once build has finished. Since the initial management fees, which are held in a fund for residents, no further fees have been collected. All the landscaping costs are currently being covered by ourselves until we hand over to the managing agent. Many thanks for your feedback, Rowland Homes

Thorne Meadows

I do not write reviews often, but felt the gentleman I spoke to went above and beyond in the circumstances. We have just just started looking around at houses even though we are not up for sale yet. We have been in touch with a few big builders recently and to say there was a lack of interest was startling and sometimes upsetting. Then we called Rowland Homes and had the pleasure of speaking to Stephen at Thorne Meadows he was amazing he took the time to go through everything with us, he was kind, considerate answered all our questions and was fountain of knowledge, we came away from the phone call extremely positive and although we didn't want leave any details just yet (complicated) we both felt that we would definitely go back to Rowland.. Thank you Stephen for spending the time with us...

As a first-time buyer

As a first-time buyer, I was a little apprehensive of the process and how much stress it was going to cause. I had already had a bad experience going into other developments but from stepping into the sales office, both Steven and Kiera made me feel at ease and I felt like I was in good hands. Nothing was too much trouble which made the whole process easier. Kiera was with me every step of the way, answering questions and chasing others when needed, making it less stressful. Since moving in, I have had a few minor issues, but they were promptly sorted after speaking with Andy and emailing customer care, which were incredibly prompt considering these issues happened throughout lockdown! I would definitely buy again through Rowland!

Do not buy a Rowland home !

Bought last year , had to pay extra for turf £850 which i was told was grade A stadium turf, turns out it is the worst turf ever it is just thatch which you would cut your feet if you walked on it! just lied to at point of sale , i was even charged extra £130 for an outside tap which was already there as the site manager Simon fitted them as we was watering turf at neighboring plots ...............then i find out that my house has not been fitted with lead flashing as we were told the site was broken in to and some stolen , so they put on flash-band which looks terrible and will not last any time at all.....just a cheap botch up job...the finish in the house is shocking as well no attention to detail whatsoever !the brick work is shocking as well just a horrible finish and no need for it really its just a operation that tells you lies at point of sale ....i was missed sold ...............when you ask Rowland anything you are wasting your time !!if i could turn back time i would not buy a Rowland home , and i would not recommend anyone who is thinking of doing so ......i dont mind mistakes but when your lied to and they are not willing to fix things then its to big a risk!

Terrible customer care

Terrible customer careI wouldn't use them if I could avoid it. I love the layout of my house and the estate that we are on. However the information we were given when buying constantly changed which made for a stressful buying experience. When we first moved in we had a list of issues that were very slowly resolved. As we were living in the house we also noticed other issues. When we reported them, the customer service team were vile. They put the phone down on me and were very difficult to deal with, having no regard for the fact that we had just had a small baby. In fact one of their plumbers tipped baby items out of a washing up bowl that was just for her stuff and emptied the ubend into it. We had to go through the NHBC to get some things done as Rowland were just refusing to fix issues. We eventually got a letter from Rowland that basically said sorry you are upset, not sorry that we messed up. We eventually got money back to repurchase the washing up bowl and baby items, but the bigger issue was that I had to rush out to buy new stuff before she was next due a feed. Very stressful. We are now 3 years in, finally all the issues are sorted, but now we are seeing that the house isn't ageing well. Edgings from tiles are starting to come away, poppers in the ceilings, paint on the back door is coming off. Just things I wouldn't expect from a pretty new house.

No better than most house-builders…

No better than most house-builders today.Poorly constructed houses, squeaky/unstable floor in our spare rooms. Rowland refusing to accept responsibility (house is 3 years old).Half our development is Leasehold and the other freehold. We are Leasehold and were not told of the effects of this during buying the property. Now we are caught up in the leasehold scandal. We were pushed to use "Rowland's recommended solicitors", we now know why. Rowland still own the leasehold and we hope they will do the right thing and simply make them all freehold like the rest of the development. If they do, I will amend the review and sing their praises as they will be the 1st housebuilder to do the right thing (to my knowledge).

Where has common decency and customer…

Where has common decency and customer care gone in today’s market??? The morals and ethics that your staff and management demonstrate say a great deal about the way a business operates. I would hope that when you are building something as important as someone’s home that these good principles would be a fundamental part of a decent company. Clearly Rowland Homes aren’t a decent company and looking at the reviews here I am now not surprised by our experience.Tried to take advantage of the good nature of my retired parents-absolutely disgusted. Poor service across various levels including a Sales Manager! If thinking of buying Rowland-don’t bother, there will always be other builders and other houses, hopefully one that might value your custom!!

Rowland Homes: Not Recommended

In short, I would avoid Rowland Homes if I was buying again because their customer care is appalling.Moved in in around July 2017. The house is alright, but the customer care and site safety is absolutely garbage. The original sales lady was an appallingly coarse hard selling-type character who appeared to take us for mugs. The only thing that made is persevere with the purchase was that we liked the look of the house (on paper). We still have unresolved issues now, well past the two-year warranty period (we’re also not that picky when maybe we should have actually applied more pressure on Rowland Homes to sort things out. It appears to be a game of whoever shouts loudest gets at least a modicum of better customer care. You just shouldn’t have to though!). We got the NHBC to help with one issue. The NHBC found the problem and agreed that it was a problem....but then teamed up with the Rowland representative to ask if they could write up their report and say that the claim is actually invalid, as long as Rowland Homes promised to fix the issue (which they verbally did). This was despite the NHBC explaining that it was indeed a valid claim, but that they wanted to avoid Rowland Homes being charged for an invalid claim. I have no idea if this is above board or not and this was not made clear during the resolution meeting. The private joiner required to address this issue, as promised by Rowland Homes, is uncontactable and nowhere to be seen (months later). There are many other issues which I won’t bore you with, other than one fundamental issue which involves the incompetent roadworks which have gone on for over two years and are still not finished. My pregnant wife actually fell over on the churned up pavement outside our house and damaged her knee. Nothing has been done to make it safe since then. After more than two years, the drains are still not suitable and the road is not up to standard to be adopted as a public road (I believe the council/local authority/whoever adopts the road has been rejecting the site until it is fixed). There is no tarmac and the road and pavements have continuously been re-dug up (including my front garden). They destroyed all my border and plants and left a giant hole in the lawn (which I filled in myself after a month). Still waiting for the lawn to be repaired, but winter is coming! When these issues are raised with the so called customer care department (we are now in contact with some kind of head of customer care), they do not properly resolve them. If we are lucky enough to receive a response, it is usually an appeasement email which results in no physical progress.Could go on forever, but you get the idea. Not happy customers and we hear similar comments from all the neighbours we talk to!

Pear Tree Grange: Poor quality homes with poor quality staff

From start to finish dealing with Rowland Homes has been nothing but hassle. Through mis-information during the sales process to the absolute disregards of snags prior to completion from the site, no wonder this builder doesn’t allow you to snag after build complete. Really poor levels of finish. From leaky gutters (cut 2 inches too long for the clips) to paint over all the chrome fitting they love to talk about in the promo videos. The ‘plumber’ they use is really poor. The bathroom towel rail has been drilled through the tiles in the wrong place so I now have a piece of sliver plastic covering the copper pipe as it comes out of the wall to the fitting on the rail. All the fittings for the dishwasher and washing machine were all pointing the wrong way and had to be changed, neighbours had the hot and cold the wrong way around as well as multiple leaks. All the houses that moved in at a similar time to us, all said in the surveys how dirty the houses were on completion, but no sort of apology from Rowland.Vents in the roof were put in on top of the solar electrical equipment in the loft. Scratches on multiple windows, that will only be changed if they can see from 2 metres back. Which on completion day the sun was shining and the assistant site manager could see them, but on the 6-day snag inspection all that was said, was ‘there’s a tolerance’ and it wasn’t put on the snag list. The floors upstairs are creaking already after 3 months, all the woodwork on the bannisters has gaps in it, which they say they won’t do anything about unless they can fit a ‘pound coin in’.The Tarmac on the drive bridges the damp course as all the ground works at the front are a couple of inches too high. Most if not all wall straps in the loft are not screwed into the timber on top of the wall, I don’t know how these houses passed building regs. Manhole covers left under dividing fences against NHBC guidelines. Loads of litter left in the soffits from the roofers I don’t think anyone inspects theses houses until the person that buys it does.We were told by the sales rep how well sound proofed these houses are, apart from the windows there is little if any sound insulation. The Show homes give the impression that these houses are built to a higher standard than they actually areThe kitchens are by Kam Design and are very basic, very little work top space, sharp edges on the unit doors that I have never had with a fitted kitchen and the appliances are cheap looking. The cooker hood has been faulty from when we moved in and after four visits from Zanussi its still not fixed. Rowland should have just replaced it rather than giving us the hassle off arranging repairs on new appliance supplied with the house. All in all, I’m really disappointed with quality of this house. There is a reason why the only testimonials on the Rowland Homes website are from people who have just signed up and not after they have moved in.Rowland Homes also discriminates against customers, as they allow certain customers to pay for the installation of network cable into the house and refused me when I asked before the extra’s deadline (when the roof goes on). Why can they sell to one customer and not to others. Also, it was stated on our extras price sheet that we could not have a power socket put in the loft as under building regulations they could not promote access to the loft area, but they have done this for other plots on the site.If you are looking to buy on Pear Tree Grange, my advice would be to knock on a few doors to get a good idea of what you are buying.

Avoid Rowland

After spending the largest amount of money I ever spent, here we go. To be fair the house was built to a fairly good standard, luckily for me I’m a senior site manager (old school joiner) so I went over it with a fine tooth comb, to be fair it was always going to have snags, this I understood. On to aftercare, what an absolute joke of a company, they rush to finish to give you the house & say find your faults & we will deal with them, rubbish, nobody ever returns call or emails, the sub contractors that they use are clueless, there site manager doesn’t manage anything. My partner came home from work last week to find all our lights & garden ornaments smashed by no doubt there we don’t care about you workforce, because they were rushing to finish of the property next to us. Best thing I can say is if your a diy-er or in the trade deal with all your own issues then you don’t have to let them in the house, if not don’t buy as you will get yourself so worked up you will feel like exploding. Would I buy again NO NEVER.

Built without pride

The problem with Rowland homes is they are built on the cheap using the cheapest building materials possible..the workforce are mostly made up from sub contractors who usually only stay around for a few months if not weeks then disappear and just replaced, so basically there are doing the work quickly and without any pride in the job, get paid and leave.this is evident in the build quality. Snagging lists usually are pages long and it takes months for them to fix anything that has broken. This is again down to passing the problem on to the sub contractors who then take months to come and fix things however they turn up without the correct tools or equipment. So back to square one.On reflection I would never buy a Rowland home again knowing what I do now. Even though I feel the house designs are very good and use the maximum space available which is credit to the architects. However due to the above quality the overall feeling is disappointment . My advice is just ignore the show homes ask people who live on the estate what they think! Then you will have your answer.

Customer Care Can be an Issue

In many ways I have been quite happy with our purchase in 2017 and the company offers quite a good customer care package (well on paper anyway). However that has been marred by more recent requests for after sales care, more in terms of the way snagging is now handled. I am glad that we do not have a serious problem as with relatively minor problems, customer care is now proving difficult.
