***SERIOUSLY AVOID*** Bought a new build from Robertson Homes in July 2024. Within 6 months, storm damage caused roof tiles to fall off, same issue happened across multiple neighbouring properties on the same development. Robertson repaired it, and the same thing happened again twice after, this time causing damage to my car. Clear evidence shows it's a failing on Robertson's part as exact same section of roof, the subcontractor even agreed and admitted liability. Robertson market themselves as Scotland's best housebuilder and boast about customer satisfaction scores. My experience tells a very different story. If you are considering buying a Robertson home, make sure you document absolutely everything from day one, i would never buy a Robertson home again.

We moved into what we hoped would be our dream home in October 2024. We had previously purchased a Robertson home in Calderwood in 2021 and, although we liked the product, the overall experience was poor and made it difficult to settle. A few years later, we found a location and plot we loved. Despite our reservations about buying from Robertson again, the setting and the garden room ultimately persuaded us. Initial signs were positive, with only a few snags identified during the 7‑day inspection. However, the longer we lived in the property, the more issues emerged, culminating in a major incident in December 2025. Two days before Christmas, we experienced a leak from the water tank caused by a damaged pipe during construction. We were fortunate to be at home when the ceiling began to give way and water started running down the walls. Three months later, the damage is still being addressed, including areas of flooring that require replacement. This was the fifth leak we have experienced since taking ownership. Most of the windows have been replaced due to scratched glass, and although some remain marked, we no longer feel it is worth the ongoing battle with customer services. Senior management visited the property in January 2026 to discuss our concerns regarding the handling of snags, the lack of coordination among contractors, and the inconsistent quality of work. While the meeting initially seemed promising, further issues have since arisen. After replacing the kitchen worktops due to previous damage, another poor repair was carried out, and we now require a full replacement of the worktops and cabinetry following the fitters’ assessment. Purchasing a Robertson home appears to require constant effort simply to secure what you are legally entitled to. Information provided is often inaccurate, contradictory, or dismissive, depending on who you speak to. On several occasions, contractors have entered our home, caused damage to personal items, and shown little respect for the property while attempting to address snags. We continue to experience temperature issues in the garden room, which remain under investigation. Most recently, missing insulation was discovered behind sections of plasterboard in that part of the house. Heat Pump Fuse incorrectly installed despite raising concerns after several others on the developement had voice their issues. There are genuinely some excellent individuals working for Robertson, Jason and John in particular, but our overall experience has been extremely challenging. I am undoubtedly a disgruntled customer, but I believe my view is balanced. Some customers may have a positive experience; unfortunately, we have not been among them. If you are considering purchasing from Robertson Homes, I would strongly recommend doing thorough research and exploring alternatives. Based on our experiences at both Calderwood and St Margaret’s, the company does not demonstrate the level of care or respect that customers deserve. I have requested a call back from the Head of Customer Services several times since the damage caused on 11 March, yet no direct contact has been made. That, in itself, speaks volumes.

UPDATED November 30th 2021 7 months after moving in, and a month after 2 Directors came to visit and promised everything would be fixed, we still have a broken central heating system, no hot water/heating every few days, pipes that spin, foul odors from radiators, broken/faulty pressure vales. We have missing broken vents on windows that allow wind to blow into the home. All three open/tilt windows at the front of the hose are bowed, and have gaps down each side between hinges, they all allow a "gale" to blow in and at least one of them allows rain water to come into the house. Toilets that are incorrectly fit, toilets with sticking/broken fittings. Toilets that do not flush. The front door is not water tight and rain comes into the hall. Stairs crack and move when you walk on them. Walls cracked and broken, including some for the second time after already being repaired. Gutters and drains not correctly fit, causing rain water to pour down the house that has stained the walls and rendering. There is now a local residents group, I am not surprised to know there ate MANY other families who have the same or WORSE issues that have not been resolved after 9 months. Multiple families now contacting NHBC. On Trust Pilot, a massive 52% of all reviews for this company are ONE STAR. It seems that the 42% who gave 5 stars (as I did) where for the sales experience prior to or just at move in. However once you are in a home, you have little or no hope of getting any repairs made. Robertsons do not reply or respond to emails, their contractors flat out LIE and say they have been to repair issues when they have not. The so called 5 star reviews for this development do not appear to be from real Robertsons home owners on this development, and appear to have been placed by contractors, friends and family or paid reviews. DO NOT BUY A ROBERTSONS HOME ON THE WYNYARD DEVELOPMENT

Taken two years to get snags fixed, customer care team are either massively overworked or just don't reply through choice. Lots of residents in the area still waiting for fixes to leaks, windows, doors, fencing etc. We had assurances from management team it would be fixed a year ago - now through a complaint to NHBC we are seeing some progress. Homes are nice but aftercare is the worst ive ever experienced.
