Not a valued customer

Used reeds rains to rent a flat in manchester. after deciding on the flat and paying my admin fees communication was sparse. Everytime i phoned them to try and clarify issues / move in dates it felt like i had to repeat myself 2 days later. As a new renter, i never got hald the questions answered and received little to no help other than "pay this" and to just trust them. It seemed to me that unless i was paying the deposit or admin fees they didnt give a crap about anything else and would not return emails / phonecalls.

friendly hassle free service

We used Reeds Rains in Bangor to let our property several times and have always received a good service. Sarah has been great and always found us excellent tennents. Some cheaper letting agents have opened in Bangor, but decided not to chance it as we have to date received a quality hassle free service. Would recommend.

Reeds Rains have been representing me for over a year now and I have found them to be helpful and attentive. They keep me well informed about everything regarding my property and promptly sort out any issues that may arise. Whenever I've had to drop into the Office the staff are always friendly and efficient and I look forward to continuing this working relationship.I would have no hesitation in recommending them. Reeds Rains Ashton Nightmare

Reeds Rains Ashton - the most miserable Estate Agency I've ever dealt with! Thoroughly incompetent and unprofessional. They got everything wrong every time I had to deal with them. The worst was all the hidden nasty surprises in the rental agreement like a phrase giving Spark Energy the right to take over my utilities - despite the law which gives the person who pays the bills the right to choose their own utility company. Spark and Reeds Rains work together to prevent you from leaving and gouging you month on month with ludicrously high bills and refusing to release your account no matter how often you demand and threaten. Pure hell. Had to file complaints with the Energy Ombudsman. Can't tell you how many times Reeds Rains lost paperwork, gave me the wrong information, changed things without telling me. If you ever have to deal with them - KEEP EVERYTHING! In the end I'm so glad I did. My choice is never to use them again ever. No house is worth the hassle of dealing with them.

Landlords BEWARE OF REEDS RAINS

I had the misfortune to employ Reeds Rains to manage my rental property, They charge 10 percent!!. Well not quite, if you add on the VAT and the ridiculous cost of renewing the lease and other add ons that they deem fit it’s nearer to 15 %. As far as managing the property, all they did was to employ their own contractors for an unbelievable fee to do any simple jobs. In the end I dealt with the tenant myself and everything went well as I wasn’t ripped off by journeymen builders, I did this for four years and then decided enough was enough. I waited until the lease was up and told them I was managing it myself as they served no purpose. You would think that would be that but no, they then dig out the small print and charged ME one months rent plus VAT (which I can’t claim back ) £1080 calling it a withdrawal fee. I reluctantly paid it as I was threatened with court. Please do not have any dealings with them they are useless and dishonestOh yes while I remember it takes them 12 days to pay the rent, money which is in their account earning free cash for them. My tennant pays me instantly on the day. BEWARE OF REEDS RAINS

Purchasing made easy

I recently purchased a property through reed rains. I wasnt in a hurry to purchase and the staff didn’t rush me, let me view the property when I wanted to (several times ) and guided me through the purchasing process at my pace. Overall the staff were experienced, professional and very friendly throughout. Special thanks to manager Sue. Ben and Grace. You are all a credit to the company and thank you all. Keep up the good work.

All staff were very professional and persistent to close issues which occurred as a result of inadequate communications from my solicitor. REEDS RAINS PUT MY FAMILY IN DANGER…

I am reviewing this on behalf on my niece, a tenant of Reeds Rains Hebburn office. She is a tenant who has recently terminated her tenancy agreement with them. She is unaware of the legal rights and obligations the tenancy agreement affords her until I had a conversation with her 2 nights ago. In a nutshell she was asked by the Hebburn office if she would agree to showing prospective tenants around her flat - doubtlessly saving the agents a job. She agreed to do this in order to find a new tenant as quickly as possible (she had to move out asap due to losing her job) When I found out about this I was immediately concerned - an agent was prepared to let unaccompanied people look around a single females home? Alarm bells rang so I messaged via Twitter and got a very nice reply from their social media team offering to look into it. This they did and within 24 hours I had a response - copy of an email from the branch manager Carole. As regards the safety issues I had raised she stated "the viewings were all made at the convenience of "E" and we are strict on security and so not send anyone to any property without first knowing exactly who they are" E also received an email from the branch but surprisingly no mention of safety aspects were mentioned in that, purely financial matters I have spoken to my niece tonight. She told me one viewing was a single unaccompanied male, who told her he wasn't wanting to move into the flat himself but was looking at it on behalf of a friend who is living in Turkey. There was no follow up from the Reeds Rains office, no phone call to my niece to see make sure she was ok immediately after their arranged viewing, she could have been attacked in her home and they couldn't have given a flying f***. Luckily she is ok and now aware she didnt need to do this in 1st place but shamefull because she wasn't aware of her legal rights under the tenancy agreement and felt obliged to agree to the agents request. the tragic case of Suzy Lamplugh resulted in stringent safety measures for estate agents/lettings agents being implemented for agent employees. Shameful that Reeds Rains cant apply even basic safeguards to tenants who do their jobs for them. E was lucky, but certainly the lack of regard by the manager of this branch is breathtaking. On this basis I would definitely definitely not recommend using this particular branch of the agency.

The staff at the Bridlington branch…

The staff at the Bridlington branch were fantastic and made the whole process of buying a house and selling so easy.We were let down with the first sale of our house due to the parties involved backing out, Jemma Hawden at the branch was all over it and tried exceptionally hard to find a new buyer, which she did.We are really happy in our new home and that’s thanks to the whole team at the Bridlington branch, for having that never say never attitude..Many thanks from a very happy Tillman familyRegardsMartin

Absolutely awful company overall - avoid if possible.

Absolutely awful company overall. Some of the local staff are ok, but lettings management in Manchester are just ridiculously slow, arrogant, and nobody seems to care. I am speaking as an ex-tenant. We rented for 12 months and paid all the relevant fees. Then extended for 3 months via the landlord - RR charged £120 to photocopy and resend the lease. When we left they took an age to do the leaving report and longer to send the report out and return the deposit (nearly 3 weeks), but also deducted an extra £120 for the 'check out fee'. This is in the small print apparently, so my fault for not reading that properly, but just trying to make others aware. They are happy to help landlords arrange maintenance (very slowly) but apparently ask quotes to include an element for them, which they take on top of the monthly charge to the landlord. I'm pleased to say we have bought a house again now, but if I ever needed to rent again, would do whatever I could to not go near Reeds Rains.

I'm sorry that you have not been happy. If you want to tell us more about your experience, you can find our complaints procedure here: https://www.reedsrains.co.uk/contact-us/lettings-complaint-branchIn response to the points you have raised above:Our tenant fees are outlined in our Tenant Fee Declaration form which is issued with our contracts and signed by all tenants. Fees are also listed alongside every property listing online, in our branch and on our website. Our Renewal Fee is a contribution towards preparing a new Tenancy Agreement and negotiating with your landlord for a further fixed term tenancy. Extending your tenancy, if agreed by your landlord, gives an assurance of staying in the property for a further fixed period, at an agreed rent and avoids the uncertainty of a landlord serving notice at any given time. Our Check Out Fee is the charge for an inventory company to carry out an inspection at the end of the tenancy. The check out report forms an important part of how the return of your security deposit is arranged. We do include a contractor commission. This is outlined in our Terms Of Business and helps us ensure that our contractors are fully insured and competent together with being correctly accredited to carry out any works needed.Reeds Rains

Great company

We used Reed's Rains in Rhyl to buy a property which took ages to go though as one solicitor in the chain was useless.Sally from Reed's Rains was very helpful all the way though. We then decided to purchase a property to rent out,and used Reed's Rains again Joe was extremely helpful with guiding us though the process,we were able to rent it out straight away.Would recommend using this estate agent as they understand your needs. And also they are friendly and easy to get along with.

Awful

Awful! Turned up to view the property, couldn't gain access. No one from the company got back about rebooking. Now told the property is under offer so there's no point in viewing it. An absolute joke of customer service. Do not use! H.F.Garratt

Fay · 21 September 2018 · Reeds Rains

Agent replied · 15 June 2024

Hi Fay,We apologise for your cancelled viewing. This was due to a contractor changing the locks and supplying us with incorrect keys. The house did receive an offer but as we explained on the phone, this is a repossession sale, so you were still able to reschedule the viewing and possibly place an offer yourself. Sorry for the mix up and any confusion.Reeds Rains

Very very painful renting experience so…

Very very painful renting experience so far and still not moved. There's always something else that needs to be done. They never call back when they promise to. They withhold important information. I just don't trust them anymore. Not even sure I can ever move my family into their new home. Now looking elsewhere. My stress levels are sky high due to Reeds Rains. After the reply from Stuart: thank you, thank you. This is the first time in 4 weeks of pain and frustration that someone has actually said SORRY! Such a simple word with so much meaning. You guys are experts with your processes, but to the detriment of the human element. Your customers are all human. Don't ever forget that !I haven't received a sorry from the agent yet for not returning calls and lying, and withholding information though but this is a good start. Thank you Stuart.

Paul · 21 September 2018 · Reeds Rains

Agent replied · 15 June 2024

Hi Paul,Sorry you're unhappy with the time it's taken, but we do need to make sure everything is properly processed at the beginning of the tenancy to try and prevent difficulties further down the line.In this case, we received two tenant applications on the same day and the landlord took a few days to decide which to proceed with. You had a change of employment during the reference checks and, unfortunately, this meant we needed a little more time to conduct our tenant checks. We have now fixed the move-in day, and contacted you to confirm this.Stuart

Lazy and very untrustworthy...

Lazy and very untrustworthy...We moved out of a property on 18th August and still waiting for a report or any word about our bond returning or not...landlord doesnt know either. We have been lied to about mix ups etc since. They even lied to the landlords about things. I would rather be homeless than go through this company again.Myself and my partner are getting married in October and had to use our honeymoon money on a new flats bond and moving vans etc. The bond would give us our honeymon back but Im not holding my breath. Absolutely shockino customer service...I got called rude for complaining but I think we had a right to complain when they are clearly messing us about. Caught them out a few times because I'm texting the landlord who isn't happy about their services either.Thinking about complaining to a higher source if need be...shame I have all their emails to show the top bosses of the company or ombudsman!Named and shamed!!Like the title suggests....Lazy and very untrustworthy!!

We had a very negative experience…

We had a very negative experience letting a property from Reeds Rains. Communication is a lost concept on this agency. We paid a lot of fees before moving in to the property and were charged 'admin fees' at every opportunity throughout. At the end of the tenancy, a report was produced which specified that the lounge was poorly cleaned due to the carpets being discolored. We were prepared to contest this as the agent doing the inventory when we moved in (from a different agency which did the check out report) noted this. The landlord requested a cleaning of the lounge and requested a deduction from the deposit. When questioning this with the agent, I was responded to with one sentence replies. A lot of the issues we had could have been sorted through better communication, and I think its the agent who is responsible for this.I asked to see the invoice, it transpired that the work had not been done, and the new tennants check in report did not have this red mark on it. This looked like foul play to me as I don't think they would have sent cleaners round to do the work, had we agreed to the deductions, as new tennants were already in the property.
