Rented from this estate agents for 1 and a half years. They were consistently unprofessional, uncommunicative and made numerous errors including not cleaning the house before we moved in. There was food under our bed and dog hair everywhere. The flat was still full of the previous tenants belongings, the bin was mouldy and the flat was still furnished despite being let as an unfurnished flat. Estate agent staff did refund us our fees for this error. Would not use again.

Great if you are a landlord, not so great as a tenant. As part of our tenancy agreement deal, Pedder had negotiated with the landlord to get several issues at the property fixed (a £2250-a-month-house in very poor condition), however once the contract was signed, Pedder didn't follow up on "Part of our deal is...." for they couldn't have cared less whether the agreed issues were resolved and whether the landlord acted on the promises made by them. Insurance-based TDS without interest for the tenant Pedder supports an insurance-based Tenancy Deposit Schemes where the gained interest of the held deposit (which they look after on behalf of the landlord) does not go to the tenant but to the landlord. Great if you are a landlord, not so good if you are the person who officially owns the money and who should be the rightful recipient of the deposit. Biased check-out report Pedder have advised us that they prefer for us not to be present at the time of the check-out and inventory being conducted. This goes against good practice e.g. the Homelet website states "Your landlord is obliged to give you the opportunity to be present at the checkout stage of your tenancy, and it’s strongly recommended that you do attend." We trusted Pedder and that they acted acted in good faith. What we have found was a highly biased check-out report. A check-out report with lots of close-up shots (as opposed to wide-angle shots as in the check-in report that listed very few details). Needless to say that the report was written with the goal in mind to keep some of our deposit. We are disappointed but the superficiality and hypocrisy of Pedder's service to tenants. After being homeowners ourselves, we could clearly feel the difference between being tenants. We've been made felt like second class citizens in a society that seems protects the interests of the landlord first of all. Especially with properties being located in secondary school catchment areas, people are expected to put up with undignifying living conditions. However, nothing excuses for people to have to put up with rotting window frames, black mould on bathroom ceilings where the paint flakes off, soiled carpets, dirty walls. Pedder is clearly an estate agent who silently looks on instead of proactively representing the interests of both sides, not only those of the landlord (in our case they have only made empty promises). Pedder, as an agency, is most happy when they have to manage a property as little as possible, or in our case not manage it at all (as agreed with the landlord) as all they Pedder to be interested in is the money.
