Bromsgrove Oulsnams sold a deceased estate property. I have used them previously and once again they exceeded expectations with professionalism, courtesy, approachability and expertise. It is good to see the staff there do not keep changing so other than the addition of an administrator it was the same team as two years ago.

Not even worth one star! I’m writing this on behalf of my sister who I have had to physically hold to stop her having a nervous breakdown after the completion of the sale of her house by Oulsnam failed to go through. Removal van had taken the furniture, solicitors informed us the money was being transferred, so we went to the new property and awaited confirmation that the money was in my sister’s account. And waited; and waited. Solicitors finally told us that the Contract Completion had not gone through! Removal van took the furniture away; the seller of her new property was furious and Oulsnams response -“why hadn’t she dropped the keys off”. WHY would anyone relinquish the keys to their property when the sale had not gone through. Completion did go through the following day - the reason for the delay was the bank undertaking a spot check - the only reason we can think of for this was because the buyer had informed Oulsnam that he was making a significant cash deposit towards the purchase. So knowing that; and knowing that the banks scrutinise cash transactions closely, why was there no contingency in place to accommodate a potential hold up and subsequent failure to complete on the due date. No apology has been given. But they were very quick to tell her she had to release the keys as she was breaking the law by not doing so!
We are sorry to hear that the circumstances surrounding the completion of the sale caused distress. However, we do feel it is important to clarify the role of the estate agent in the completion process, as several points raised in this review are outside the control of Oulsnam. The transfer of purchase funds is entirely a matter between the purchaser’s bank and the solicitors acting on the transaction. Estate agents have no control over when funds are released, how long a bank takes to process a payment, or whether a bank carries out additional security checks. We are therefore unable to put contingency arrangements in place for potential banking delays, as these are matters outside our control. Our role on the day of completion is to facilitate the handover of the keys once we have been advised that legal completion has taken place. We are not involved in transferring the funds or confirming that money has reached the seller’s personal bank account. It is also important to clarify the position regarding the keys. Once legal completion has taken place, ownership of the property passes to the purchaser. At that point, the estate agent is legally obliged to release the keys to the new owner. We cannot retain keys because a seller has not yet completed on their onward purchase, nor can we make the handover conditional upon funds subsequently reaching the seller’s personal bank account. We appreciate that moving home can be extremely stressful, particularly when an onward purchase is involved. However, the delay described in this review was caused by the banking process and was outside the control of Oulsnam. We are disappointed that the review suggests otherwise, as our team acted in accordance with the legal completion process and the instructions received from the solicitors.

Excellent right from the start with Tom's valuation visit back in March, through to completion of our sale in September. It has been quite a journey with many ups and downs for us, but the Bromsgrove team, and Pete in particular, have been there for us, giving valuable advice and support throughout, for both sale and purchase. Always a friendly response to calls and a lovely welcome on our frequent visits to the easily accessible Bromsgrove office. Fantastic local estate agent, the staff have been great from viewing properties to finally collecting the keys to our new home last week. The staff were always professional, polite and helpful with any questions or assistance I needed throughout the purchasing process. All staff were personable and very friendly, special mention to Alison who really did make a stressful process manageable and who generally seemed to care. House sale went very smoothly, probably helped by the fact that there wasn't a complicated chain. I approached Oulsnams, who had done a previous house valuation for me. Victoria and the team were very helpful and efficient in dealing with the sale. Marketing of the property was done quickly to get the property out there. The second viewing provided an acceptable offer which I took. Oulsnam's suggested a company called Breezemove, who provide information on a selection of conveyancing solicitors with cost details. This was very useful, as these solicitors were geared to getting the completion done quickly. If I had chosen a local solicitor I don't think it would have completed anywhere near as quick. From accepting the offer to completion was two months. Thanks to Vicki, Debbie, Elisha and team for a job well done. Would definitely recommend Oulsnams
